Mortgage Fraud in Canada - an Article by CMHC that must be shared. - 11/27/10 10:10 PM
I just read a great article by Canada Mortgage Housing Corporation that should be circulated among all the channels.  Here we go:
The promise of "easy money" in real estate can be hard to resist. But consumers who misrepresent information when buying or refinancing a home could end up holding the bag for any shortfall when the property is sold. If the misrepresentation is intentional, they could also be held criminally responsible as accomplices to mortgage fraud.
The most common form of mortgage fraud, called straw buying, occurs when a con artist convinces someone with good credit to put their name … (2 comments)

Facebook Updates and Their Repercussions - 11/26/10 08:55 PM
I'd like to get all of your opinions about this.  The online giant Facebook recently announced and will unveil a messaging service called Messages, which combines (1) traditional e-mail, (2) instant messaging and (3) cell phone SMS text messages into one system - resulting in the routing of all messages to whichever service is best for each individual.  Facebook Messages, is goes without saying, is obviously esigned to draw more and mroe of their users' time to the social networking site itself, in an effort to build up appeal to advertisers, and so on.   Below are three features/results of this Messenger service.  … (1 comments)

Housing Affordability in Great Vancouver, BC - 11/26/10 02:44 AM
Here's one good argument for the present Real Estate pricing in Great Vancouver: Changes required to provide affordable market rental and ownership homes
In Metro Vancouver, 35% or 300,000 households are renters, the rental vacancy rate is low and 40,000 newcomers arrive each year looking for a place to call home.
To accommodate them, about 6,500 new rental units are needed annually, according to Metro Vancouver. These include:
· 5,000 units for households with annual incomes of less than $45,000; and
• 1,500 units for households with incomes about $45,000.
 But - and here's the catch - just 600 units are … (4 comments)

First-time Downtown Condo Investor FAQ - 11/26/10 12:44 AM

Investors and First-time buyers ask these questions all the time:
1. I'm buying a Condo in Downtown - where should I look?Since September, I've had an increasing number of inquiries for Coal Harbour.  My clients comment that proximity to the ocean cancels out the Georgia traffic noise, compared to the noise of Granville, Howe and Seymour, Nelson and Pacific street in Yaletown for example.  Most clients comment that most "leaky" condos were concentrated in the Yaletown area, with only a few in Coal Harbour/West End.
2. How easy is it to rent my Investment Condo in Coal Harbour VS Yaletown? Both … (0 comments)

MEETUP Groups - What I did last Wednesday :) - 11/14/10 03:07 AM
I could use my dear AR opinion on this.  I am taking to Meetup more and more these days.  I don't mean meeting people on a regular basis, which is inevitable and paramount to every Real Estate professional.  What I DO mean is institutionalizing it to a whole new level.  I put together this group (well, it's not the first, but this one is one great example).
"Bridgemakers: Bridging the Gap - Networking for Young Professionals"
Let's put young professionals into a room and throw away the key! The Bridgemakers are looking to form an organic group of professionals (yes, you can … (3 comments)

My favorite few articles on Active Rain over the last week or so.  I like to give credit where it's due:Where do you get Your News? Mirela, thanks for sharing the great links for news.  I appreciate the transparency this community offers.  It's great not just to share our opinions but share the sources of these opinions, and bounces ideas off in an open community like this one.   Doing these things, our professions gain credibility and trust from the communities around us.  I'm looking forward to reading more from you and everyone else in this great group and others.  Jark.

Hello, my name is Jark! I have been a real estate investor for the past 15 years, predominately in the Greater Vancouver area but also in the developing real-estate locales of Whistler as well as Revelstoke. I share my research and writing on a daily basis as an added service to my clients. It's important to realize that REALTORS are not only sales people but are also scholars of Real Estate in their own right. The hundreds of articles I've published serve to exemplify this point. In Vancouver specifically, I’ve bought and sold more than four businesses of my own – prior to licensing as a real estate licensee – and have bought three passive real-estate holdings. If you’re looking for an agent who’s not only thought about real estate but has also bought and sold his own properties, and taken his own calculated risks, give me a holler and we’ll discuss the market and your participation therein. For more than theory, speak to someone who’s empirically on the same page as an experienced real estate investor.
