Have you considered to buy a house in the U.S.?  According to a recent survey, one in five Canadians are contemplating scooping up one of the almost four million "undervalued" properties that are now for sale in the United States.   Of course, there can be a chasm between contemplation and action.  But with the loonie at a three-year high and prices in some southern states down more than 50%, legions of Canadians are being tempted.   Canadians know that these prices are the equoivalent of 1950's prices in the US and they are not going to ignore it.  In the article "Buying … (1 comments)

What to make of assessed home values - 01/06/12 11:39 PM
As we recorded before, house prices in Vancouver, West Vancouver, North Vancouver, Burnaby and Richmond are high and still climbing.  However, declines in assessed values in the Sea to Sky region, including Whistler, which may have caught some by surprise.  People may wonder why this happened, and we think assessments are established by analyzing recent sales as well as age, size, condition, location and other characteristics of a property.  But the assessed value may - in fact, often does - vary from the market value when it's time to buy or sell.  The article " what to make of assessed home values" … (1 comments)

Home sales rise while prices ease - 01/06/12 11:35 PM
As we know, everything is related to globalization: economics of one nation affect the other.  The Canadian national average sale price in June  was $372,700, an increase of 8.7 per cent from 2011.  This figure continues to reflect sales in the "expensive" Vancouver relative to the rest of the country.   We maintain that the most likely outcome for Canada's housing market over the next few years is not an abrupt downward correction but rather a period of relatively flat sales and pricing that eventually restores a better affordability balance.  This notion is discussed well in the following article.  The article " Home sales … (0 comments)

Vancouver Home Selling & Moving Guide
If you have been thinking about selling your home but don't really know what to expect, here is a basic Vancouver home selling guide to look at. It outlines the basics of selling your home in Vancouver and what you need to do to get prepared for it.
1. Why are you selling?
Examine the reasons why you want to sell your Vancouver home. You should only put your home up for sale if you are firmly motivated to sell it. If you have any vague doubts lingering about buying a new home and leaving your existing … (1 comments)

Real estate | Metro Vancouver price growth cooled in 2011: report - 01/06/12 12:47 AM
Many Clients asked me what is the real estate market is going to be like  in 2012, is the price going to increase or decrease? I said it may slightly going up about two percent. Today's article "Real estate | Metro Vancouver price growth cooled in 2011: report" which is published in Vancouver Sun turned out I am right.  Prices started dropping in June, although nine municipalities still saw double-digit gains.   Robyn Adamache, senior market analyst, Metro Vancouver, Canada Mortgage and Housing Corp said "We're expecting much less price growth this year compared to 2011."  He added," We're expecting much less price growth this … (0 comments)

Fundamental Demands for Housing: Can't Argue with That! - 01/05/12 09:38 PM
Clients ask me how easy it is to rent their properties and how many new arrival we have here in Greater Vancouver.   I have read many statistics which remind me of about 800 new arrivals into the Province form other Provinces or outside of the Country.  But this article, titled "Condo rebound pushes new-home construction higher." located at http://bit.ly/ooMY3f - reminds me of the same once again.
In a nutshell: THERE IS A FUNDAMENTAL DEMAND FOR HOUSING, AND THIS CANNOT BE ARGUED WITH.

Useful Thinkbit from Jark: AVERAGE PRICES - 01/05/12 09:23 PM
I read an interesting tidbit 20110503 about the Housing Price Index: "There’s considerable variation in activity within the communities in our region. This is causing home price trends to differ depending on the area,” Setticasi said. “Your local REALTOR® is a valuable resource for obtaining the most accurate, up-to-date market evaluation.” The MLSLink® Housing Price Index (HPI) benchmark price for all residential properties in Greater Vancouver over the last 12 months has increased 5 per cent to $622,991 in April 2011 from $593,419 in April 2010." Vancouver Condos And Your Pets -A Winning Combination Or A Recipe For Disaster? - 01/05/12 09:05 PM
If you have been looking around at Vancouver condos and have decided that this is a lifestyle you'd like to pursue, you'll have to think about it from your pet’s point of view and from the condo association's viewpoint as well. Although you desperately love your furry little creature you're going to have to realize that not all others share in your love for animals. Some people have allergies while others just don't care to socialize with four-legged creatures.
If getting rid of your pet is not going to be a part of your move you're going to have to work … (0 comments)

Stocks vs. Real Estate - 01/05/12 07:38 PM
How stocks have performed relative to Real Estate prices in Canada at large.  Which one makes better long-term investment?  The article "Stocks vs. Real Estate"  give us some useful data for us to decide whether to  invest stocks or real estate.   Appreciating 12.4% annually between 2001 and 2006, according to the S&P/Case-Shiller U.S. Home Price index. That clobbered stock prices, which gained only 4.3% a year as measured by the S&P 500.   Although over the long run stocks win easily, it is also more risky.

It really needs to think twice before you invest. Want to earn more and … (1 comments)

Great US Investment Information & News - 01/05/12 07:24 PM
US Real Estate Investments I just received this from some dear friends in the US, which is also reported by MSN Real Estate, and wanted to share some great facts with you: "Real-Estate Winners and Losers of 2011"
Let's look back at what 2011 meant for US real estate players, Winners: Property InvestorsHere's one thing that almost everyone in the real-estate business seems to agree on: 2011 was the year of the investor. With a flood of bank-owned properties on the market and prices rolled back to 2003 levels, investors who had cash or access to credit were eagerly scooping up … (1 comments)

Hello, my name is Jark! I have been a real estate investor for the past 15 years, predominately in the Greater Vancouver area but also in the developing real-estate locales of Whistler as well as Revelstoke. I share my research and writing on a daily basis as an added service to my clients. It's important to realize that REALTORS are not only sales people but are also scholars of Real Estate in their own right. The hundreds of articles I've published serve to exemplify this point. In Vancouver specifically, I’ve bought and sold more than four businesses of my own – prior to licensing as a real estate licensee – and have bought three passive real-estate holdings. If you’re looking for an agent who’s not only thought about real estate but has also bought and sold his own properties, and taken his own calculated risks, give me a holler and we’ll discuss the market and your participation therein. For more than theory, speak to someone who’s empirically on the same page as an experienced real estate investor.
