THREE homes SOLD in Coles Crossing during the 1st month of 2018!
Prices ranged from $275,000 for a spacious 3-bedroom home with a HUGE gameroom up to $360,000 for a four-bedroom, three bath home with a gorgeous pool!
Average sales price/sq. ft. equaled $104, and the highest sales price/sq. ft. equaled $113.14! As of this writing (Feb. 5, 2018) there are FIVE homes in "pending" status with more expected to go under contract soon, so stay tuned for the February Coles Crossing report!

COLES CROSSING SALES CONTINUE TO PROVE STRONG IN 2017 with the average price/sq. ft. for the first quarter equal to $102.52 and the highest price/sq. ft. coming in at $121.34.
Prices ranged from $202,000 for a 3 bedroom patio home in section thirty up to $412,750 for a 5-bedroom home with sparkling pool and spa in section one.

For February 2017, drum-roll please.........
Five Coles Crossing homes SOLD with an average price /sq. ft. of $100.50, and the highest price/sq. ft. was $115!!
I have spoken with two Coles Crossing sellers who plan to list their home in March, and within the last week SEVEN Coles Crossing homes were newly listed!!
So, if you are thinking of listing your Coles Crossing home, call me! March is a great time to place your home on the market, because buyers are already looking and less inventory/competition exists now than in the busier months of May/June/July!

Prices ranged from $199,500 up to $396,700, and the average price/sq. ft. = $102. Highest price/sq. ft. = $111!
Number of days on the market ranged from 5 to 165 before receiving an agreed-upon offer. Average number of days on the market was 58, which is really quite low for this time of year! :)

Average price/sq. ft. for these sixteen solds comes to $106/sq. ft. with the sold price/sq. ft. ranging from $93-$119/sq. ft.

Prices ranged from $200,000 up to $525,000 and the average price/sq. ft. equalled ---
$103.35/sq. ft.for homes without a pool
$111.12/sq. ft. for homes which included a back-yard pool
$128/sq. ft. for ONE home with a most unusual lot-size (not in the gated section) of 59021 sq. ft. or 1.3 acres

September was another busy month for the COLES CROSSING market, and buyers continue to look as we approach fall! TEN homes SOLD in September and ranged in price from $225,000 up to $464,600!
Average price/Sq. Ft. equaled $106/Sq. ft. and the average number of days on the market before receiving an agreed-upon offer was 26.
Buyers utilized a variety of financing means as there were 6 conventional purchasers, 1 FHA, 1 VA, and 1 Cash purchaser. Interest rates remain incredibly low, and I am curious how much longer this will last.

Let's just skip to the amazing bottom line, shall we? The COLES CROSSING price/sq. ft. continues to climb with the average this month equal to $110/sq. ft. Highest price/sq. ft. was $127.47 for a one-story home in Section 29 (situated east of Telge, this home was built in 2009).
Of the eleven homes which sold this past month, SEVEN received an agreed-upon contract in 9 days or less. Pack some of those boxes before you list, because the average number of days for sellers to receive a contract was only 16 days!!

In spite of the busy holiday season, THIRTEEN homes SOLD during the month of December in COLES CROSSING!
Prices ranged from $170,000 for a lovely townhome in section 28 (east of Telge)- up to $755,000 for a spacious four-bedroom home in the gated section.
Average sold price/sq. ft. = a healthy $93 which has been the trend for several months!
Lowest sold price/sq. ft = $75.90 for a short sale, while the highest sold price/sq. ft. = $144.57 (gated)

I think this is a NEW record for homes sold during one month in our neighborhood.
The market has been absolutely ON FIRE since the beginning of 2013, and it does not appear to be slowing down anytime soon!
For COLES CROSSING SOLDS during the month of JULY 2013, the average price/sq. ft. was $96.26.
Highest price/sq. ft = $119.82
Lowest price/sq. ft. = $79.53
Average price/SF for homes with a pool was $102.79

Eight homes closed during the month of February 2013 in the highly-sought-after COLES CROSSING subdivision.
FIVE of the eight homes that closed had an offer in 15 days or less!
Average number of days on the market prior to receiving an offer was 32 days.
Average price/sq. ft. was a healthy $90.81.
Highest price/sq. ft = $116.82.
Lowest price/sq. ft = $74.65.
Prices ranged from $173,750 up to $397,900!

Nine is a good number... :)
I am happy to say that of these nine homes sold, NONE were foreclosures. We anticipate the day when foreclosures will be an archaic word, though when that will be, no one can predict with any certainty.
Average price per square foot for these nine Coles Crossing homes was $78.69, and the average number of days on the market was 70. Lowest price per sq. ft was $76.85. Highest price/sq. ft. was … (3 comments)

There were 13 homes SOLD in the COLES CROSSING subdivision for the month of September 2011, and many more are to come in October as there are currently 18 homes in PENDING status as of 10/2/11.
"So how are sales figures in COLES CROSSING?", you ask. Well, those homes which are selling are doing all right. Price per sq. ft. is down slightly from a year ago, however, those homes in the best condition and with numerous upgrades are still getting in the $90s /sq. ft.
