The average sales price/square foot was $72.52
 
Adjusted average sales price/sq. ft. was $71.11 (this adjusted value takes into account the amount of $ given to the buyer for repairs and the seller’s contribution to the buyers’ closing costs, if any)

NINE, that's right 9 homes SOLD in Coles Crossing during the month of May.
 

 
There are currently, TWENTY-SEVEN homes in Coles Crossing that are PENDING.  So, we will be seeing many more closings in June and July!!
The average sales price/sq. foot for these 9 SOLDS was $80.62.  With the lowest price/sq. ft. being a relocation home that has been on the market over a year.  It's price/sq. ft. was $68.74.

A huge thank-you to all of you who have entrusted your real estate transactions to me this year!  It is a privilege to serve my clients, and I believe I have the BEST job in the world!!
 
Some interesting things I noticed during 2011! 
 
1.  Holding steady. The Houston market dodged the bullet of declining prices as compared to the rest of the nation.  Though many neighborhoods declined in prices overall, the homes that were well-maintained and staged nicely actually held or increased in value, obtaining above- average sales prices.

cypress: WHY NOW MAY NOT BE THE TIME TO SELL YOUR FAIRWOOD HOME. - 11/17/10 03:24 PM
The Fairwood subdivision, conveniently located off Spring Cypress between Telge and Grant, continues to draw plenty of "buyer" traffic.  This subdivision has excellent schools, nice ammenities, and a VERY affordable home owner's association fee.  I have SOLD several homes in this subdivision in the past.  I currently have a beautiful listing, however, that has had a difficult time selling.  We have had many lookers and even two offers, so WHY hasn't this particular home SOLD?

First, a look at the data for August, September and October. 
 1. How many homes have sold?  Only seven homes have sold in the past 3 months.

cypress: COLES CROSSING SOLDS for SEPTEMBER 2010 - 10/05/10 04:12 PM
TEN homes sold last month in the hugely popular Coles Crossing subdivision of Cypress, TX!  The average number of days on the market was only 45, which shows that even AFTER school has started, people are still buying and selling homes!! 
 

Homes sold for as low as 158,000 ($92/sq. ft.) all the way up to $387,500 ($92.81/sq. ft.).  The average price per square foot was $87/sq. ft.  Those Coles-Crossing homes with a pool tended to be in the higher price/sq. ft. range, HOWEVER, the home that sold for $158,000 ($92/sq. ft.) did not have a pool.  Thus, you may … (5 comments)

TEN homes have sold in the last six months in the Fairwood subdivision.  Fairwood is a wonderful subdivision located in Cypress, TX.  It is located off Spring-Cypress and has easy access to highways 290 and 249. 

With the down economic times, half of the homes sold were foreclosures.  Of the five that were NOT foreclosures, the average price per square foot was 62.54.  The highest price per square foot was $69.60 while the lowest price per square foot was $39.91.  One of the foreclosures even sold for $68.28/sq. ft. because of its good condition.  So, there are great deals to … (2 comments)

I showed homes to the nicest client the other day. This client came in to Houston from out of town hoping to find a steal of a deal on a home.  The client's family plans on living here for about three years and then they plan on selling.  I sent the email below, because I want her expectations to be realistic when it comes to buying a home and then selling again in 3 years or less.  Just because buyer comes off the list price $10, 000 or $15,000 does not guarantee buyers will make a profit in three years. I recently told someone, I have seen a pretty even split of financing lately.  One third conventional, one-third, FHA, and one third cash.  This past month in Coles Crossing, Cypress, TX was the same split.  SIX homes sold in Coles Crossing for the first month of 2010.  Of these 6, the two most expensive homes were conventional, the middle two were cash and FHA, and the lowest priced two were also CASH and FHA.

Nine homes sold this past month (December 2009) in the consistently popular Coles Crossing subdivision in Cypress, TX ! The prices ranged from $160,000 for a 3 bedroom/2 bath home up to $376,000 for a nearly 4000 sq. ft. home with a 3 car garage and pool!!  Highest price per square foot received was for a brand new, Darling home.  This home built in 2009 received $96.38/sq. ft. showing that despite the economy, Coles Crossing homes still command top-dollar prices when in great shape!!

I think that's WONDERFUL if you KNOW who you are selling to!!  If you have a family member or a friend that has had their eye on your home, then by all means, you can sell your own home without the assistance of a realtor.
On the other hand, if you don't have a ready buyer, why wouldn't you use a realtor?  A realtor is worth his/her weight in gold if you have a good one! 
**They can market your home on multiple websites reaching a MUCH greater audience than you ever could.  I market my listings on www.har.com, www.chron.com, www.remax.com, … (2 comments)
