Just wanted to provide a quick update on last month's SOLDS! Six homes SOLD in Pebble Creek for the month of June 2019. These homes ranged in price from $301,400 for a 3/2 with a study up to $585,000 for a 4/3 new construction home!
Highest sales price/sq. ft. = $183.25 for a beautiful patio home in the gated section.

For the third quarter of 2018, NINETEEN Pebble Creek homes SOLD to new owners!
Prices ranged from $293,800 up to $730,000 with the median price = $387,500.
Highest sales price/sq. ft. = $204 for a new-construction home. The highest SP/SF for a resale home was $196 for a 3 bedroom home built in 2012.

FIVE beautiful Pebble Creek homes SOLD during the month of June 2018
Prices ranged from $273,000 for a 3 bedroom 2 bathroom home up to $487,000 for a 5 bedroom 3.5 bath home. These five SOLDS were all re-sale homes (ie no new construction sales for the month of June), and the average sales price per sq. ft. equalled $130/sq. ft. with the highest sales price/sq. ft equal to $136.25.
Average number of days on the market was 106.

Prices ranged from $290,000 for a 4 bedroom, 2.5 bathroom home up to $716,900 for a 5 bedroom, 5.5 bath home built in 2015.
You will notice a huge variation in price/sq. ft. due to the vast differences in upgrades, condition, lot size, and floorplan. Price per sq. ft. varied from $120 up to $191/sq. ft! The homes that need some simple upgrading prove excellent investment opportunities!

Prices ranged from $455K up to $590K. Average number of days on the market was 90, however one of the homes sold in only 3 days! (The good ones go FAST!!)
Average sales price per sq. ft. = $160.34, higher than normal due to a new construction home closing for $202/sq. ft.!
Expect MANY more closings for April as NINETEEN homes are currently under contract as of today 4/5! These nineteen homes range in price from $295,000 up to 700,000! Buyers have quite a variety of homes from which to choose!

From 8 years old up to 25 years old, these homes won the hearts of their new owners!
Two homes were in serious need of some updates, so they took longer to sell--however, the two nicely updated homes sold within 49 days or less.
Prices ranged from $355K up to $499K. Highest SALES price/sq. ft. = $155.09, and yes, the home which received this honor was the oldest, smallest, yet most updated home of the four.

Average SALES price/sq. ft = $138.54 with the HIGHEST SALES PRICE/SQ. FT. = $152!

Prices ranged from $290,000 for a 4-bedroom one-story on a cul-de-sac all the way up to $1,180,000 for a 5-bedroom, 5 bathroom home on the golf course.
Highest price per sq. ft. = $206.19. As of this writing, 4/17/17, SIXTEEN homes have a "pending" status. So, I predict it will be a very busy summer real-estate-wise in PEBBLE CREEK!

The average price/sq. ft. varied greatly based on floorplan, age, and condition of the homes. The highest price/sq. ft. was $192/sq. ft. for a new construction home on Hawks' Ridge.
