New Listings: We have one new listing this week which is Nihilani 21A, a Makani townhouse listed for $469K. This short sale sold for $778,745 from the developer in 10/06.
Contingent: The developer’s Ka’iulani 2 went into escrow while priced at $1.25M. This unit reduced from $1.55M to $1.25M on 1/31. Ocean and Bali Hai view Pali Ke Kua 111 found a buyer after 321 days priced at $699K. This unit is not a short sale although it sold for $950K in 10/05.
Sales: Emmalani Court 323 sold for $345K while listed for $369K. This unit was purchased for $330K in 5/09. Two Nihilani units sold this week: Nihilani 17C sold for $530K cash while listed for $575K. This unit was purchased for $640K in 8/09. Nihilani 8A sold for $515K while listed for $579K. This Makani unit was purchased from the developer for $803,302 in 3/07. Neither of these were short sales.
Withdrawn: Short sale Nihilani 23B withdrew from the market. This unit sold from the developer in 11/06 for $685,160 and was priced at $425K.
Price Changes: Bank owned Cliffs 2203 reduced from $199,999 to $189,999. This unit was leasehold when purchased by the prior owner in 5/02 for $130K. The fee was purchased for $66,150 in 4/04 and the unit was subsequently foreclosed on in 10/11. Villas of Kamali’i 36, which sold for $799K in 5/07, reduced from $570K to $535K. New Listings: The developer’s Ka’iulani 70 is back at a new low price of $625K. This townhome has been as high as $995K. It was listed from 6/05 to 12/07 during which time it went up from $825K to $995K, from 2/08 to 9/09 when it was listed for $995K, and again from 10/09 to 9/11 when it went from $995K to $845K.
FNMA foreclosure Ali’i Kai 9G is on the market listed for $265K. This unit sold for $151K in 12/99 and first came on the market in 7/05 to 1/06 with a $615K list price. It was then listed from 2/06 to 9/09 starting at $619K and reducing all the way to $380K. It came on one last time from 11/09 to 3/10 with a start price of $349K, dropping to $299K when it came off the market.
Hanalei Bay Resort 4204-5-6 returns to the market priced at $1.175M after selling for $1.064M in 4/05. This unit was previously listed from 3/06 to 8/07, starting at $1.899M and reducing to $1.799M, from 8/10 to 3/11 with a price of $1.225M and most recently from 5/11 to 12/11 when it was priced as it is now at $1.175M.
Contingent: Short sale Nihilani 20A, priced at $465K went into escrow. This Makani unit sold for $804,075 from the developer in 9/06. Also finding a buyer is the Cliffs ocean view four bedroom unit 8204 that was extremely well priced as a foreclosure for $495K.
Sales: Puamana 18B closed for $320K with an asking price of $369,900. This unit sold previously for $329K in 10/03 and was foreclosed on in 1/11 by the prior owner. Top floor, ocean front Pu’u Po’a 404 sold for $1.356M while listed for $1.499M. Purchased in 2/10 for $900K, this unit was completely remodeled.
Under Contract: Short sale Ka’iulani 30 went into escrow on 10/3/11 and finally moved to under contract this week. Listed for $1.395M, this unit sold for $2.3M in 8/07. Nihilani 8A moved from contingent to under contract which means we should see it closing within the next week to 10 days. Priced at $579K, this unit sold from the developer for $803,302 in 3/07.
Withdrawn: Ka’iulani 72 was withdrawn while listed for $899K after 385 market days. This unit was purchased from the developer for $857,270 in 4/07.
Temporarily Withdrawn: Two of the developer’s Ka’iulani units were temporarily withdrawn: unit 50 was listed for $1.295M and unit 11 was at $1.450M. Emmalani Court 413 was temporarily withdrawn with a list price of $349K. Although not a short sale, it sold for $565K in 7/05.
Price Changes: Three of the developer’s Ka’iulani units reduced this week: 59 went from $799K to $625K, unit 52 reduced to $975K from $1.195M and unit 2 went from $1.550M to $1.250M. Two resale Ka’iulani’s also reduced: Unit 5 sold for $1,765,990 in 4/08 and reduced from $1.575M to $1.465M while unit 20, which sold for $1,985, 180 in 11/07 went from $2.495M to $2.295M. The final reduction is short sale Pu’u Po’a 114 which went from the bank approved price of $995K to $935K. Unfortunately, this unit has been in and out of escrow several times now. The last time it came out of escrow on 1/5, there was a price increase from the prior price of $774K to a bank approved price of $995K . This unit sold for $1.4M in 3/05. As of today, Sunday the 5th, there are 37 residential listings in the Princeville area and 84 condo listings. Last year 44 homes sold which is good news. It means we have an 10 month absorption rate with our current inventory. That is, based on sales last year, it will take slightly more than 10 months to deplete the current inventory. In the last couple of years, the absorption rate has been as high as 1.5 to 2 years or more so this is good.
As for condos, we have 84 on the market with 68 sales last year for an absorption rate of 14 to 15 months – which means it is still a strong buyer’s market in this type of property. Those are the facts based on market statistics. If you have any questions before buying or selling, please do not hesitate to send an email. That’s why I’m here. We’re starting the year out right – with a total of 63 sales for Jan 12 which is a 9% increase over the 58 sales of Jan 11. Any increase is good news! Of those 63 sales, 30 were residential, 8 land, 4 commercial and 21 condos. The Waimea zone accounted for 4 of the sales, Koloa zone saw 11, in the Lihue zone there were 12 sales, 19 in Kawaihau and Hanalei zone had 17 transactions. This month’s number is an increase compared to past Januarys – in Jan 10 there were 54 sales, Jan 09 saw 20 sales, 08 had 50 sales and only Jan 07 had more which was 68 sales.
Sales volume was down dramatically showing at 20% decline from $38M in Jan 11 to $30M for Jan 12. Residential took a 43% decrease, going from $30M in sales in Jan 11 to $18M for Jan 12. Condos were up 44 % with $7M changing hands in Jan 12 compared to $5M in Jan 11. Still, these monthly numbers are up from recent years – Jan 10 had $22M in sales volume and Jan 09 $24M. Jan 08 was a good year with $47M and was topped by Jan 07 with $55M. Of course, 06 and 05 will always be the banner years but I only go back 5 years in reporting.
Median sales price was at $402,500 for Jan 12 residential compared to $421,000 for Jan 11. Land was about the same, going from $255,000 in Jan 11 to $234,950 in Jan 12. Condos stayed the same with $270,000 as the median price for both Jan 11 and 12. Quite unusual. Keep in mind these are median prices and not average pricing.
We’re still seeing short sales and foreclosures, although short sales are far exceeding the number of REO’s. It cost the bank less time and money to process a short sale and they seem to be closing them with less stress than a couple of years ago. This may be due to the fact that more and more agents are “short sale” knowledgeable and are bringing more informed buyers and sellers to the table.
Whatever the case, there’s good buys to be had in today’s market place, if you have the time and energy to commit to finding the right property for your needs. As a buyer or seller, if short sales are your goal, please do ask your agent if they have had any specialized training in this area and / or how many short sales transactions they’ve handled. In this market, a good agent can often mean the difference between a closed transaction or a property going back on the market.

New Listings: Hanalei Bay Villas 30 is the only new listings this week with a price of $659K. This is a reduction from the prior listing during which time it was priced at $749K from 8/11 to 9/11. It sold for $530K in 8/03.
Contingent: Emmalani Court 224, priced at $369K, went quickly into escrow with only 12 market days. This unit sold for $670K in 4/05 and is a short sale. Plantation 1321 finally found a buyer after 905 market days. It is listed for $595K and sold for $523,993 from the developer in 11/05. Bali Hai and ocean view Pali Ke Kua 217 was priced at $879K as it went into escrow this week. This is a one owner condo which was purchased as a leasehold in 2/78 for $76K and converted to fee simple for $10,600 6/81.
Sales: Paniolo 107 sold for $138K while priced for $134,900. This foreclosure was purchased for 9/05 for $475K then taken back by the bank on 7/11. Ocean view Pu’u Po’a 213 was listed for $949K and sold for $905K. The last sale was in 5/01 for $487K.
Price Changes: Ka’iulani 48 sold from the developer in 9/07 for $1,502,610 and reduced from $107,500 to $985K.

That’s it for this week. There’s plenty of people on Island, judging from the amount of traffic and lack of parking spots both at the Cliff, the Princeville Center (my two main “barometers) as well as in “town.” (Lihue at Walmart etc.) Also, the weather has been outstanding and I suspect more visitors are busy enjoying the beach time. We only have 47 sales so far for Jan, compared to 58 for last Jan – we’ll see if we can catch up to that number.
As you may know, “Pele” on the Big Island is hard at work with new flow from the volcano which has prduced some beautiful sunrises and sunsets here on Island, due to the vog in the air. You’ll see one of the more gorgeous ones below.

It was simply gorgeous this week. The kind of weather than makes people want to buy property so they can be here year round. Bright blue skies, a few puffy clouds and a little bit of coolness to the trades. Great combo. If the weather keeps up like this, we’re sure to have a great real estate year – people won’t be able to help themselves. The whales are making their presence known, although I have yet to see the desired full on breech. They usually make me wait until later in the season for that. I’m late with the blog this week because I had the pleasure of spending the weekend up in one of the Kokee Lodge cabins, where there is NO internet or phone service. That’s the first time I can remember in a long time that I have simply been unable to send and receive. New Listings: Puamana 11A is new on the market priced at $349K. It sold for $486,500 in 6/05 and was listed before from 10/08 to 10/09 for $499,500. Emmalani Court 224, an upstairs ocean and golf course view unit is on the market for $369K, having sold in 4/05 for $670K. It is a short sale.
Contingent: Ka’iulani 40 sold from the developer for $1,772,090 in 2/07 and went into escrow this week priced at $1.375M. Paniolo 107 with a list price of $134,900 went into escrow within a week of coming on the market. This bank REO last sold for $475K in 9/05 and was foreclosed on in 9/11. Pu’u Po’a 107 went into escrow with a list price of $1.099M. The last sale was at $1,902,500 in 4/06. This is not a short sale.
Sales: Bank REO Ali’i Kai 14G finally sold for over asking at $285K while listed for $270K. This unit sold for $583K in 8/05 and was taken by the bank in 5/11. Short sale Nihilani 24B was listed for the bank approved price of $330K and sold for that same amount after being purchased from the developer in 12/06 for $677K.
Under Contract: Puamana 18B went from contingent to under contract while listed for $369,900. This unit sold in 10/03 for $329K but was taken back by the prior owner through a “deed in lieu of foreclosure” in 1/11. Villas of Kamali’i 33, a short sale, went under contract priced at $525K. It sold in 7/04 for $649K.
Expired: Villas of Kamali’i 54 expired after 192 market days while priced at $799K. It was purchased for $607,500 in 11/03.
Withdrawn: Villas of Kamali’i 58 was withdrawn from the market with a list price of $583K. This unit sold for $432,155 in 5/03.
Price Changes: Ka’iulani 76 reduced to $650K from $675K after selling from the developer in 4/07 for $900,570. It does not show as a short sale. Cliffs 3204 was purchased for $380K in 1/08 and reduced from $399K to $349K. It is not a short sale.

Welcome to the first blog post of 2012. Judging from the number of units that went into escrow, it looks like were off to a good start. Short sales and foreclosures across the Island continue to generate interest amoung buyers while sellers are finding price reductions are the secret to success.
Some of these properties are selling for half than what they did at the height of the market and others are even more heavily discounted. I was amazed to see a house on Kapaka (Princeville Ag) that last sold last week for $1.2M cash. This house caught my attention as it’s next to one of the pastures where my horse is kept not to mention the Bali Hai, Hanalei Bay and mountain views it possesses. With 4 bedrooms, 3.5 baths and 3525 sqft. under roof sitting on 4.29 acres, this is a magnificent house – the circular driveway is lined with Royal Palms. I love it.
It last sold for $3.150M in 4/05, was foreclosed on in 8/11 and – as I said above – became someone’s happy new home for the tidy sum of $1.2M. Congratulation on a spectacular buy. Love your house.

New Listings: Bank REO Paniolo 107 is back on the market with a new agent and a list price of $134,900. It sold for $$75K in 9/05 and was foreclosed on by the bank in 7/11. It was previously listed from 12/06 to 10/08, starting at $525K and dropping to $395K, from 3/10 to 1/11 when it was listed for $217K and reduced to $179K and finally from 5/11 to 12/11, starting at $209,900 and reducing to $134,900. Cliffs 1107 is listed for $235K after selling as a leasehold unit in 2/04 for $205K. The seller is apparently in the process of purchasing the fee with the intention of selling as a fee simple unit.
Plantation 1211 is the first new listing on the MLS for 2012 with a sale price of $470K on 1/06 and a list price of $456K. Bank owned 4 bedroom ocean view Cliffs 8204 is back on the market with a new agent and a new price of $495K. This two story condo was foreclosed on in 10/10. Prior to the foreclosure, the condo was listed for $995K to $750K from 10/09 to 6/10. After it was bank owned, the unit came on the market on 1/11 until 12/11 priced at $647K. It reduced to $599K during the life of the listing.
Back on the Market: Puamana 18C is back on the market after going into escrow on 12/1. Priced at $349K, this unit sold in 1/04 for $315K. It’s easy to see why Pu’u Po’a 114 is back on the market after being in escrow since 12/6. This ocean view condo went into escrow as a short sale priced at $774K but came back on the market at a bank approved price of $995K. I would guess that the bank didn’t go for the price in the $700K’s. This unit sold for $1.4M in 3/05 and has been on the market over 1300 days. You will also see this property in the price change portion of the update.
Contingent: Short sale Paniolo 104 went into escrow while priced at $150K. The last sale was in 9/03 for $240K. Short sale Nihilani 18A went quickly back into escrow at the bank approved price of $330K. It last sold for $619,100 in 8/06 from the developer. Emmalani Court 415 went into escrow while priced at $389K after selling for $610K in 5/05. This is not a short sale. Short sale Plantation 211 went into escrow priced at $399K after selling in 6/07 for $595K. Pu’u Po’a 404 found a buyer while listed for $1.499M. This unit last sold for $900K in 2/10.
Withdrawn: Villas on the Prince 19 made an unusual price reduction, going from $698,600 to $689,999 after selling for $520K from the developer in 6/02. It was then withdrawn a couple of days later. Hanalei Bay Resort 7203-04, which last sold for $1M in 5/08, was withdrawn after 129 market days priced at $1.350M.
Price Changes: Cliffs 1107, a new listing, also shows up under the price change portion of the weekly update, but there is no change indicated in the history. Plantation 412 which was purchased for $405K in 9/05, reduced from $420K to $399K. Plantation 1211, which is also found under ‘new listings’ made a price adjustment after coming on the market at $456K. It then increased to $458K. Villas of Kamali’i 58 reduced from $595K to $583K and last sold for $432,155 in 5/03. Pu’u Po’a 114 fell out of escrow and came back on the market at a new bank approved price of $995K up from $774K. As noted under “withdrawn” Villas on the Prince 19 reduced before being withdrawn.
Now on to your Princeville home update. Once again, I’m happy to say that my listing on Akai Place has gone from ‘contingent’ to ‘under contract’ which means all contingencies have been removed.

Hau’ole Makahiki Hou as we say here in the Islands. The first day of the year got off to a somewhat slow start as the electricity went off around 3:30 AM and was still off at 10:30 AM when I went out for a walk. I called KIUC (electric company) because my walking partner, who lives in a condo around the corner, was up and running after experiencing a brief blackout in the early morning hours. KIUC told me the outage was just on our end of the road, only on the one side. As I walked out, I saw the KIUC truck parked, presumably with the crew hard at work somewhere in the immediate area. Also listed at a new low price is Ka’iulani 10 for $1.369M after selling for $1,921,440 in 2/08. It was listed from 11/08 to 4/10 for $2.150M and again from 6/10 to 11/11 for $1.6M. Ocean view Cliffs 4204 is new on the market priced very attractively at $325K. This unit last sold for $387,500 in 5/04.
Back on the Market: Short sale Nihilani 18A is back on the market with a new bank approved price of $330K down from $335K. It went into escrow on 5/18 but unfortunately did not close. This ground floor unit sold for $619,110 in 8/06. Cliffs 3204 is back on the market after expiring while priced at $399K. The last purchase price for this unit was $380K in 1/08 and first came on the market at $439K.
Contingent: Sandpiper 203, a short sale priced at a very low $188K, went into escrow. It last sold for $370,500 in 7/04.

For New Years Eve, we went into town to see the Decendants, with George Clooney, a movie I highly recommend. It was filmed on Oahu and Kauai. New Listings: Villas of Kamali’i 36 is a new listing priced at a very attractive $570K. This unit sold for $799K in 5/07 and is not a short sale. The Orchid Point condo complex on Kamehameha Road (next to Sealodge) is back on the market with a price of $3.425M for the entire oceanfront complex which consists of one 3 bed / 3 bath unit and 2 – 2 bed / 2.5 bath units. The two smaller units have been individually priced at $969K for “A” and $932K for the “B” and have been on the market for 125 days. They were previously priced at $1.495M for “A” and $1.525M for “B.” The 13,068 sqft lot where the complex was built sold for $425K in 6/00.
Withdrawn: Mauna Kai F2 was withdrawn from the market after only 49 market days. Purchased in 1/04 for $322,500, this unit was priced only slightly higher at $348K. Bank owned Cliffs 8304, one of the few 4 bedroom units in the complex, has been withdrawn after 306 days on the market. Will this then go to auction? What does a bank do with a property they can’t sell after 300 days? Wait and see. Bank owned Paniolo 107 reduced from $139,900 to $134,900 after selling for $475K in 9/05 and being taken over by the bank on 7/11. It was withdrawn from the market a couple of days later.
Price Changes: Ka’iulani 59 which is one of the developer’s units, reduced from $845K to $799K. Nihilani 13A, the Makani townhouse model which sold for $680,485 in 3/06, is surprisingly not a short sale even though it reduced from $520K to $499K. Short sale Villas of Kamali’i 33 that last sold for $649K in 7/04, reduced from $575K to $525K. Villas of Kamali’i 25 also made a reduction from $599K to $550K. It was purchased in 3/05 for $625K and is not a short sale. Pu’u Po’a 308 made a pretty dramatic price reduction, going from $1.350M to $975K. Looks like this seller is definitely ready to sell, after purchasing the unit for $360K in 6/03. As noted under “withdrawns,” Paniolo 107 reduced to $134,900 from $139,900 before being withdrawn. As you can see, there’s not much to report in the way of houses although I’m happy to say that one of Santa’s elves brought me a real estate “gift” this past week in the way of a buyer for my listing on Akai Place. Thank you Santa.

Here we are, one week to Christmas. It’s pretty clear from the traffic jams encountered throughout the day, every day, that most people have not yet completed their preparations. Are you experiencing the same where you live? We went into Lihue from Princeville last night for a 6:30 dinner / Christmas party and ended up stuck in traffic. Really! It’s Saturday night at 6:15. Who would think you’d have a traffic jam on the weekend during non commute hours?
We’ve had little spurts of activity here and there, but overall I think most people in “holiday prep” mode. In general, in terms of visitors, the last few weeks have been pretty sparse, which is normal. When I can find a parking place at my condo complex in the evening that is by unit, I know the guest count is down. That’ll end next week for sure as everyone comes in on Friday for the holidays.
Here we are just past the midpoint and there have been 30 sales to date compared to 81 in Dec 10. Do you think we will surpass that this month? I’m guessing no but we’ll just have to wait and see. Overall, year to date we are ahead with 742 sales compared to 727 for 2010. We’re making progress, but as you can see, it’s slow going. Now on to your update:

New Listings: Ka’iulani 6 is a new listing priced at a very attractive $1.395M after selling from the developer in 11/07 for $2,051,780. It is not a short sale. Ocean view Cliffs 9201 returns as a new listing with a new very attractive lower price of $495K. Purchased as a leasehold in 12/86 for $135K and converted to fee simple in 11/91 for $22,500, this unit was previously listed from 8/07 to 1/09 starting at $975K and reducing to $765K, from 3/09 to 6/10 with a start price of $685K and an ending price of $589K, once again from 8/10 to 6/11 during which time it stayed at $549K and lastly, from 7/11 to 10/11 when it was priced at $549K. Hanalei Bay Resort 5303/04 is back as a new listing priced at $899K. This unit sold for $349K in 7/00 and was previously listed from 6/10 to 6/11 for $995K.
Contingent: Hanalei Bay Villas 6 went into escrow while priced at $699K. This completely and beautifully remodeled unit sold for $320K in 7/00.
Sales: Ka’iulani 64K, priced at $655K which is well below the original sale price of $861,070 in 3/08, went from contingent to under contract. Within a couple of days, escrow closed with a sale price of $590K. Great price for that unit.
Under Contract: Hanalei Bay Villas 33 went into escrow while priced at $595K. This free standing townhouse sold for $445K in 4/02 and first came on the market priced at $675K.
Expired: Second floor Cliffs 3204 expired after 167 market days with a list price of $399K. Originally purchased in 1/08 for $380K, this unit started out priced at $439K.
Price Changes: Hanalei Bay Resort 5207-08 was last purchased as a foreclosure in 7/10 for $483,280. This unit originally came on the market 89 days ago at $725K and reduced to $699K this week.
