The end of the year draws near as we count down the days until 2009. 2008 was certainly interesting and brought many great opportunities for real estate ownership. Thank you to all of those who allowed me to assist them in buying their dream home or in selling their property so they could move on to the next phase of their life. Blossoming Lotus Restaurant in Kapaa, Kauai, Hawaii closing! - 12/23/08 04:06 PM
That's right! The ever popular Blossoming Lotus, a vegan restarurant located in Kapaa, is closing it's doors as of December 31, 2008, this per the 12/23 Garden Island Newspaper. "Owner Gabe Zingaro wrote the restaurant would close, "barring a miracle" despite recent success, because of past debt it has been carrying." This eatery will greatly missed. I've enjoyed many tasty, relaxing, affordable and healthy meals here and am sorry to see it go. Finally, we have a bright sunny day today. This past week is one where I've felt sorry for the visitors. After all, they come for the balmy trades, warm sun and bright blue skies but by and large, that was not the case last week. Although there were periods of sunshine, the days basically started and ended overcast and rainy. Today is what I consider a typical "winter" day in Hawaii - about 74 degrees, nice breezes, brilliant sunshine and just a few white fluffy clouds out over the ocean. This week ended as a wet one, with our first big winter storm slamming into the Island, causing flooding, road closures and flash flood warnings. The storm was Island wide with an average of 4 to 6 inches per hour of rain falling over most of the Island, with as much as 8 to 10 inches in some areas. (This per the Garden Island newspaper.) MLS Statistics for November 2008 show an overall decrease in the number of sales of 43% comparing Nov 07 to 08, and an overall 35% decrease comparing 07 to 08 year to date. This translates into 51 sales in Nov 07 compared to 29 sales in Nov 08 and 853 sales in 07 year to date compared to 548 this year. In 06 year to date there were 1430 sales, in 05 there were 1672, 04 saw 1538 and 03 had 1574 in total sales.

Princeville Kauai's Nihilani condos gets real - 12/10/08 03:35 PM

It looks like the developer of Nihilani condos is finally getting competative with the resales. In other words, Brookfield is getting real. Case in point: Nihilani 33A, a three bedroom, two and a half bath townhouse style condo listed by Brookfield for $731,500 closed on 12-08 at the unbelievable price of $625,000. Now that's what I call a price discount and is a strong indication of how desperate the developer is to move these remaining units and get down to business with their new Poipu project, PiliMai.

Princeville Kauai Community Update December 2008 - 12/08/08 05:15 PM

Those of you who already own or have researched the Princeville area probably know that we have a "Princeville at Hanalei Community Association." Their November 2008 Newsletter provided some valuable updates which I'd like to share with you, starting with their request to close the path to Queen Emma's Bath during the winter months. This request comes as a result of two recent death at this popular tourist attraction. We've had glorious weather this past week. It's the kind of stuff that makes people immediately fall in love with the Island and never want to leave. Bright blue skies, a few puffy clouds now and again and a nice cool breeze. Yes, we do love that cool breeze coupled with the warmth of the sun. It simply can't be beat. We've already had several instances of winter swells which bring high surf. It was reported that Hanalei Bay saw waves 25 to 30 feet, and I've seen whitewater from my condo twice already this season.
