Aloha, Finally, our great weather is back! The warmth of the sun with just a hint of coolness in the air; you can't beat it, especially when the view is of swaying palm trees against a sky ever so blue. It's this kind of weather that brings visitors back to the island year after year, often eventually converting them into property owners and sometimes even full time residents. Aloha, Happy sunny blue skies to you. The last couple of days were quintessential Kaua'i days with the most magnificent blue skies, bright sunshine and balmy trades. It was so beautiful that we decided to do our daily walk on the beach and to play in the ocean as we walked along. Later in the day, I scooped up all the towels we'd used earlier and tossed them in the washer, unaware that my fanny pack with cell phone were wrapped up in the midst of the towels. Aloha, Hope you had a very Happy Easter. If you are here on Kauai then you enjoyed a magnficent day of sunshine, blue skies and strong trades - in other words, it was just perfect. Several of the visitors here at the Cliff's condos had an Easter egg hunt on my "front lawn" overlooking the ocean. Kids were excitedly running everywhere finding eggs and candy in the bushes, under trees...looked like a good time was had by all. March 2009 Kauai Market Statistics - 04/09/09 01:20 PM
March 2009 Market Statistics This past month ended with a total of 40 sales, down from the 60 we saw in March 2008. Year to date sales are lagging, with only 87 reported, compared to 167 last year at this time, 255 by March 2007, 487 year to date March of 2006, 341 for year to date March 2005 and 394 for 2004. If you are in the market for a new home, be it a condo, house or land to build, and you don't think now is a good time to buy, hopefully these statistics will convince you otherwise. 2009 Kauai Condo Assessments - 04/08/09 01:20 PM
Aloha, If you've been wondering how and why the land portion of your condo assessment has increased, it's because of a new approach in valuation by the assessor's office. Per today's Garden Island Newspaper article "New value allocation approach applied to Kaua‘i condominiums" the real property assessors visted all the condo projects throughout the Island and determined that "allocation of values between building and land for these properties needed to take into account differences in view plains and location within each project to better mirror their market values, per a county news release." Aloha, I guess it won't suprise you if I say it's been rainy and windy this week so I'll just cut to the chase and give you the update. I will say that we've seen an uptick in activity, with buyers saying they are more interested in buying now with interest rates down in the 4's and money available from the bank. Yes, you do still have to qualify for the loan and stated income is a thing of the past, but if you can afford a mortgage, and if you take the time to look, you'll find plenty of good (0 comments)
