This has been another week of dodging in and out of the showers - some have been heavy and brief, others misty and drawn out. I love the weather here. While driving to the office the other day, I pulled out of the dry parking lot then hit a spot on KaHaku where it was literally pouring, only to quickly drive out of that within a couple hundred yards, then arrived at the Princeville center where the rain had already passed. The sun is finally out, the "flash flood" warnings have ceased (for now) and the trades are keeping us cool. It looks like there could be a few rain showers today but that's what keeps our North shore so very lush. There was quite a bit of activity in the condo market this past week; we already have 22 condo sales so far this month compared to a total of 18 for May 2010 so we're on a roll. We're currently under a flash flood warnings - it's been raining off and on most of the week so the ground is already pretty well saturated. Seems to me it started raining sometime last night and hasn't quit yet. I always enjoy the rain, as long as I don't have to be somewher all dressed up! But for a Sunday on the computer, it's perfect. Kauai 2011 April Market Statistics - 05/04/11 10:25 PM

Well, this April didn't quite outperform last year's April, as we were hoping, coming in with only 54 sales compared to 66 for Apr 10 for an 18% decrease. Booo! I seriously doubt we'll see that happening again as I'm seeing more and more properties going into escrow, especially short sales and foreclosures.
Of the 54 sales, 27 were single family, 7 land, 1 commercial and 19 condos. Take a look at what sold for condos:
