Things are starting to move and the consensus seems to be that the market as a whole is picking up, especially with condos. As of today, there are thirty three units in escrow, twenty of which are priced at $500K or less. Eight are in the $500K – $600K price range with only one of the remaining five priced over $1M. In addition, there are only three active condos priced under $250K. We had a fair amount of sunshine this week, which we desperately needed! It seemed to bring the buyers out too as six condos went into escrow. Yay! The “contingent” catagory was the largest which is extremely rare. Usually, new listings or price reductions lead the pack – it’s nice to see so many go into escrow.

If you;ve been watching the news this week, you know that Kauai was under flash flood warnings for a good part of the week. Princeville, on a couple of occasions, was “an island within an island” – cut off to the North by closure of the Hanalei Bridge (which also isolated Hanalei) and to the south by a mudslide on the Kalihiwai Bridge. When it rains as much as it did last week, I stay very close to home for fear of ending up on the wrong side of one of the “great divides.”

Kauai 2012 February Market Statistics - 03/06/12 07:30 PM

February 2012 didn’t quite surpass Feb 11 sales, coming in with 60 which is 4 short of the 64 sales last February. These numbers are much better than the recent past, which saw 40 sales in Feb 10, 26 sales in Feb 09, and 57 in Feb 08. Only Feb 07 had more sales, which was 83.
Overall, we’re ahead by 1 compared to this time last year – which had 122 sales. Year to date Feb 10 we only had 94 sales, which was better than year to date 09 with 46 sales. Year to date 08 had 107 … (2 comments)

Here we are in March already – we had an extra day in February but weren’t able to top the numnber of sales in Feb 2011 which was 64. This Feb we came close with 60 – 20 of which were condos compared to 24 last Feb. With interest rates holding steady, and banks seemingly getting more proficient at short sales, buyers are starting to step up to the many great opportunities. This week we saw one condo and three homes go into escrow. Take a look:
