&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;I hope you've been enjoying the Olympics as much as I have. So many world records are being broken!!! As for real estate, I can't say that the same has been happening - in fact, it's been relatively&amp;nbsp; quiet although I've been out with a few buyers looking for properties on the low end. I suspect as we head into Sep those seeking a bottom line bargain will only grow. This week I'm seeing more and more price reductions that are hitting new lows -first time in a long time a Cliffs unit has been in the $300's and a Pu'u Po'a was listed for less than the recent sales. &lt;p&gt;First up is another Ka'iulani 39 which sold for $1,503,600 in 3/07 and comes on the market at $1.761M. With so many other Ka'iulani sellers trying unsuccessfully (so far) to flip their units, it will be difficult for this seller to see a profit. Sandpiper 212, an upstairs unit, is listed for $429K. Currently a vacation rental, this unit sold in 12/04 for $400K. Plantation 1712 comes on the market this week at $578K. This condo sold for $515K in 2/08 on a short sale. When the current seller bought 1712 it had been on the market for 522 days and started out at a list price of $798K. It will be interesting to see if he can "flip" it with the new list price of $578K.&lt;/p&gt;
&lt;p&gt;Pali Ke Kua 13, purchased for $121K in 8/96 came on the market at $699K. Although less than the other fee simple units, #13 does not offer ocean views. Sealodge J8 is listed for $728K and was purchased for $323K in 10/01. J6, also a 2 bed/ 2 bath just sold for $695K in 5/08 so this pricing is not out of line. Hanalei Bay Resort 4104/5/6 was purchased for $950K in 6/08. This is another unit that started high at $1.350M, then reduced to $1.2M and finally to $995K at which time it found a buyer. These owners are selling the unit basically as they bought it - this is a unit that has great views but need major updating. It will be interesting to see if this can be "flipped" also. Pu'u P'oa 103 comes on the market well below recent sales listed at $1,399,999. Selling for $695K in 7/03, this unit has been updated and has straight out views onto the ocean. It does not offer the Bali Hai views seen from some of the Pu'u Po'a properties.&lt;/p&gt;
&lt;p&gt;One property went under contract and that is a developer's Nihilani unit 34A for $731,500. Seeing as resales are as low as $649K, I hope this buyer pressured the developer for some good price concessions.&lt;/p&gt;
&lt;p&gt;Two Cliffs units expired - unit 1202 which sold for $409K in 3/06 and 2305 which sold for $680K in 6/06. Neither of these units had much room for negotiating and perhaps will decide to wait for a more seller favorable market.&lt;/p&gt;
&lt;p&gt;Several units were withdrawn: Ka'iulani 48 which sold for $1,502,610 in 9/07; Nihilani 15A which sold for $664,085 in 4/06 and Plantation 121 which sold for $488,993 in 5/05. Only the Plantation unit had any hope of being in the positive at the conclusion of the sale.&lt;/p&gt;
&lt;p&gt;As for reductions: Ka'iulani 39, purchased in 3/07 for $1,503,600 (a new listing this week) shows an increase but does indicate the amount of upward movement. Ka'eo Kai 5A went from $369K to $363K while Mauna Kai #5 went from $399K to $380K putting both of these units in short sale territory. 5A sold or $200K in 8/02 (obviously there's been some refinancing along the way) while #5 sold for $431,650 on 11/04. Paniolo 107 fell from $465K to $395K and last sold for $475K on 9/05. Cliffs 2103 is also a short sale, reducing this week from $479K to $399K. This unit was purchased for $50K in 12/98 as a leasehold then converted to fee simple in 6/03 for $63K. Again, there must have been some refinancing on this property.&lt;/p&gt;
&lt;p&gt;Puamana 26D went from $449K to $429K and last sold for $401K in 10/04. Kamahana 13, which sold for $640K in 10/05 reduced from $589K to $539K while Nihilani 14C, purchased for $706,310 in 3/06 went from $698K to $649K. Emmalani Court 524 declined from $749K to $719K, last selling for $700K in 7/07. Ali'i Kai 5304 reduced from $1.15M to $975K and was purchased for $135K in 1/87. And finally we have Hanalei Bay Resort 9123/24, which was purchased for $304,800 in 6/04. This unit reduced from $1.095M to $1.089M.&lt;/p&gt;
&lt;p&gt;As for Princeville Homes, not too much is happening. There are only 4 homes in all of Princeville currently in escrow and two of them are my listings. (Yippee) I hope to see all four close successfully and look forward to many more going into escrow as prices continue to soften.&lt;/p&gt;

&lt;p&gt;I'm seeing more and more good buys and still feel NOW, not later, is the time to buy. Why? Because now buyers have leverage on the sellers since sales are so slow. Once the sales pick up the tide will turn quickly and the prime chance we see now for real negotiating on the part of the buyers will quickly diminish as those who have been sitting on the fence waiting for the invisible bounce scramble to get a piece of the action as prices inch upward again.     <title>Hawaii Closing Costs</title>

&lt;p&gt;Everyone always asks about closings costs- who pays what and how much. In Hawaii, the escrow fee is split 50 / 50 between seller and buyer with the title insurance cost shared on a 60 / 40 basis between the same. If you want to get a rough idea of closing costs for any given purchase or sale, go to www.tghawaii.com and move your cursor over Real Estate Tools. From that point you can choose either Closing Cost Estimator or Fee Schedule. If you select Closing Cost Estimator, you must first choose which type of property, then select fee simple, next is buyer and seller split costs then put in yes or no for the question about the buyer getting a loan. It then brings up a page where you enter in the sale price at the bottom (don't worry about all the other stuff.) With just the purchase price entered in, you can then click on the tab at the top right that says Estimated Closing Costs to get the basic fees for a transaction at that price point. You can also choose the fee schedule for a general estimate of cost.&lt;/p&gt;
&lt;p&gt;Despite how expensive Hawaii is in other areas, when it comes to closing costs we are not even in the top 10! Here are the 10 Most Expensive States for Closing Costs according to an article in Realtor Magazine's online daily real estate news for August 15th:&lt;/p&gt;
&lt;p&gt;"A slowing housing market isn't stopping closing costs from rising, according to a study by Bankrate.com.&lt;/p&gt;
&lt;p&gt;The 2007 average closing cost of $2,736 has gone up to an average of $3,118 in 2008, a 14 percent increase. New York City at $4,016 is the most expensive place to close. North Carolina is the least expensive area with an average fee of $2,650.&lt;/p&gt;
&lt;p&gt;Here are the top 10 most expensive states to pay closing costs.&lt;/p&gt;
&lt;p&gt;New York: $4,016&lt;br /&gt;Texas: $3,975&lt;br /&gt;Florida: $3,683&lt;br /&gt;Oklahoma: $3,558&lt;br /&gt;New Mexico: $3,465&lt;br /&gt;New Jersey: $3,432&lt;br /&gt;Pennsylvania: $3,411&lt;br /&gt;Alaska: $3,409&lt;br /&gt;Colorado: $3,358&lt;br /&gt;California: $3,321&amp;Prime;&lt;/p&gt;
&lt;p&gt;------&lt;br /&gt;Now I understand why my CA clients never comment on the closing costs. It probably seems like a bargain!&lt;/p&gt;

&lt;p&gt;Here's the site of one of my campgrounds- Devil's Tower, WY. If you watched Close Encounters of the Third Kind then you saw Devil's Tower. It is also famous for being the first national monument and was designated as such by President Theodore Roosevelt in 1906. Devils Tower rises 1267 feet above the Belle Fourche River. Once hidden, erosion has revealed Devils Tower. This 1347 acre park is covered with pine forests, woodlands, and grasslands. Deer, prairie dogs, and other wildlife are seen.&lt;/p&gt;

    <title>This week - good pricing!</title>

&lt;p&gt;We've been talking for a long time about sellers that don't quite seem to get that it's totally a buyer's market... not a little bit of a buyer's market or a wanna be buyer's market but a full on full tilt buyer's market. Yep, that's what we're in and guess what? Some sellers are finally pricing like - we're in a buyer's market!&lt;/p&gt;
&lt;p&gt;Case in point: this week there are two interesting listings. First up is Pu'u Po'a 103 priced at $1,399,999. Now, to the average person this may seem exorbitantly priced but when you consider that the last two sales were at $1.475M for 105 and $1.535M for 305 it seems almost downright reasonable. New on the market this week, unit 103 is well below the other Pu'u Po'a's on the market. Take a look:&lt;/p&gt;

&lt;p&gt;From the photos, it looks like 103 has been recently upgraded and the marketing copy says the Seller is MOTIVATED! Hmmm. It will be interesting to see what, if anything, the other sellers do in response. Hopefully, those sellers who don't really need or want to sell will take their property off the market until such time that the conditions are more favorable to seller pricing.&lt;/p&gt;
&lt;p&gt;Also new this week is the first Cliffs unit I've seen in the $300's in a long time. Unit 2103 just reduced from $475K to $399K. This big reduction makes it the most affordable unit in the complex. It's been listed almost continuously since 4/05 starting out at $560K. This most recent listing has been active for 63 days starting at $495K, then reducing to $479K only to drop this week to $399K. Here are the other Cliffs units on the market:&lt;/p&gt;

The last great pricing this week goes to Mauna Kai #5 that fell from $430K to $369K putting it too squarely in short sale status. This unit was originally listed for $521K. Look how many unit are currently listed in the $300's-&lt;/p&gt;

    <title>Princeville condo (and house) update for the week of Aug 3rd to 9th</title>

&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;It's been a busy week for me, especially since I'm still catching up after coming back from vacation. There seems to be quite a few buyers out there looking and I've seen more and more offers being written. Sellers that are going into escrow are probably taking less than what they were hoping for, but at least they are getting offers. My sellers often ask me if I think the offer they've received is a good one. Sometimes I think its good and other times I honestly feel their property is worth more but the answer is pretty much always the same and that is "It doesn't matter what I think. I'm not the one making you an offer." My next question is along the lines of "Is this enough money for you to do what you want to do next?" i.e. move onto your next property, go back to the mainland etc followed closely by question #2 which is "Are you interested in getting out of your current property now?"&lt;/p&gt;
&lt;p&gt;Sometimes sellers struggle with if they should counter an offer by another $5000 or $10,000. Most cases I tell them that if they up the price by $5K or $10K and the buyer walks, they will never forget the offer they lost whereas if they just take the offer that is in front of them, (assuming the answer to the previous two questions is &amp;lsquo;yes') the perceived loss of funds will soon be forgotten in the excitement and energy of their next move. In other words, don't get all wrapped up in negotiating for more money you don't really need to move on with your life as you may find you lose that opportunity over a relatively small amount of money. &lt;p&gt;Ka'iulani #2, a developer's unit, is our first listing which has been listed twice before for $1.850M, once from 12/06 to 8/07 and again from 5/08 to 6/08. This time the listing price was increased to $2.195K. ( I guess the developer knows something we don't..) Puamana 24D, purchased for $268K in 9/03, was previously listed from 4/05 to 8/05, starting at $499K and increasing to $525K before it was withdrawn. It is now listed for $425K. Ali'i Kai 10G is our only new listing this week, having last sold for $129,500 in 6/89. It comes on the market at $599K.&lt;/p&gt;
&lt;p&gt;Only one unit went into escrow this past week and that is Pali Ke Kua 210, a leasehold unit listed at $635K. This unit was in escrow once before from 6-6 to 7-23 but fell out. This unit has great views but it still surprises me that buyers choose this unit over 238 which is listed in the $300's or unit 130 which is listed for $555K. Hopefully, it will stay in escrow this time.&lt;/p&gt;
&lt;p&gt;Pu'u Po'a 210 came off the market this week, listed at $1.888M. This seller apparently wants to wait for a better market as it appears they have the equity to reduce if they wanted to, having purchased the unit in 5/99 for $338K.&lt;/p&gt;
&lt;p&gt;As usual, we have plenty of price changes. First up is Ka'iulani #71, which reduced from $899K to $885K. This unit recently sold for $825,990 in 6/08. The next two units, Villas on the Prince #20, and Ka'iulani #63 are both owned by the same seller who is a real estate agent. Villas #20, purchased in 3/02 for $495,172 reduced from $989K to $955K while Ka'iulani, which sold in 3/08 for $975K, went from $989K to $985K. Looks like this Ka'iulani will end up being a tax write off. Hale Honu 9B reduced from $425K to $399 and was purchased in 4/04 for $355K.&lt;/p&gt;
&lt;p&gt;Mauna Kai #5 reduced from $430K to $399K. This property is already a short sale, having sold in 11/04 for $431,650. Pali Ke Kua 105 went from $995K to $879K. This unit sold in 8/07 for $795K which, at that time, was a full price offer. However, the unit was previously listed for $995K for over 600 days with no takers, when the sellers suddenly reduced a full $200K which brought in the current owner. It's interesting how some sellers forget the circumstances of their own purchase. If they wouldn't buy it a year ago for anything above $795k when the market was somewhat more robust I wonder what makes them think a new buyer will pay more when the market is even softer than it was a year ago.&lt;/p&gt;
&lt;p&gt;Cliffs 8201 reduced from $1.195M to $995K having been purchased for $1.075M in 4/06. This sale back in 06 pretty much set the upper limit for Cliff's sales. It is a premier unit with almost 360 degree ocean views but I don't think the market will support these high prices at this time. Hanalei Bay Resort 5201/02 is our final reduction, going from $1.250M to $1.099M. The last sale of this unit was in 11/03 for $507,290, leaving this seller with plenty of room to negotiate.&lt;/p&gt;

    <title>July 2008 Market Statistics</title>

&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;It's time again for the ups and downs of last month's market. Starting with the number of sales, Island wide residential sales are down 12% comparing July 07 to 08 going from 33 to 29 sales and 36% year to date compared to last year at this time. 278 homes had sold this time last year while only 177 sold this year to date. Vacant land declined 50% in July from 22 to 11 sales and 44% year to date with only 72 sales compared to 130 this time last year. Condos saw a 48% decline from July to July, with 27 selling last July and only 14 this July. Year to date, there is a 35% decrease from 197 units sold to only 127.&lt;/p&gt;
&lt;p&gt;Waimea zone residential sales went from 3 to 1 comparing July to July and from 27 to 6 year to date for a hefty 77% decrease. Waimea land saw no changes in comparing July to July with no sales in 07 or 08. Year to date went from 3 to 1 sales. Koloa area residential sales went from 7 to 6 sales in July which resulted in a 14% decline while year to date saw a decline from 74 to 35 for a 52% decline year to date. Koloa land went from 5 to 3 sales in July and from 58 to 31 year to date for a 46% decrease. Condos declined 50% July to July with 8 selling in July 08 and only 4 in July 08. Year to date saw a 42% decline going from 50 to 29 units selling.&lt;/p&gt;
&lt;p&gt;Lihue zone had a rare up tick in sales in July going from 3 to 5 for a whopping 66% increase. Year to date was a different story with sales declining 26% from 34 to 25 homes selling. Land also increased in Lihue, from 2 to 3 sales in July but again declined year to date going from 10 to 7 parcels sold. Condos in July were down with 4 sold in 07 and 2 selling in 08. Year to date saw 63% decline from 63 to 23.&lt;/p&gt;
&lt;p&gt;The Kawaihua zone had 13 home sales in July 07 and 08 for a zero percent increase/decrease. Year to date is down 13% from 79 to 68. Land is down 100% for July, with 8 selling in July 07 and none in 08. There were 33 lots sold year to date last year but only 10 sold this year to date for a loss of 69%. One more condo sold in July 08 than July 07 - 2 to 3 units sold for an increase of 50%. Year to date is also up from 11 to 16 which is a 45% upturn. For Hanalei district, residential for July is off from 07 to 08 going from 7 to 4 and for year to date it is down from 64 to 43 which is a 32% decline.&lt;/p&gt;
&lt;p&gt;Sales volume tells a similar story with Island wide residential down from $28M to $26M comparing July to July and down 41% year to date from $274M to $160M. Vacant land saw a similar decline from $21M to $10M comparing July 07 to 08 with year to date showing a 40% decrease from $119M to $71M. Condos were down 65% in July going from $19M to a mere $6M with year to date showing a 34% drop of $134M to $87M.&lt;/p&gt;
&lt;p&gt;The Waimea zone had a 59% July residential decline from $1M to $439K with year to date coming in at an 86% drop from $18M to $2M. Land remained flat with no sales in July of 07 or 08 but year to date declined from $588K to $300K for a 48% drop. Koloa residential went up from $6M to $11M from July to July but declined year to date from $64M to $46M for a 27% decrease. Land went up dramatically from $3M to $7M which is a 115% increase while year to date declined from $60M to $33M for a 45% drop. Condos were also down from $4M to $2M in July and from $34M to $15M year to date for a 54% decline.&lt;/p&gt;
&lt;p&gt;Lihue residential went from $4M to $2M in July which is a 44% decline while year to date was down 42% from $26M to $15M. Land went from $1M to $792K in July which is a 58% drop with year to date showing a 65% decline from $5M to $1M. Condos were also down from $1M in July 07 to $670K in July 08 with year to date dropping from $23M to $8M which is a 64% decrease. Kawaihau residential only declined slightly from $8M to $7M in July and from $54M to $42M year to date. This represents a 22% decline. Land had a 100% decrease in July with $4M selling in 07 compared to none this past July. $16M sold year to date last year while only $5M changed hands this year to date for a 68% decrease. Condos were down 13% comparing July to July going from $734K to $635K but were up comparing year to date from $5M to $7M for a rare 46% increase. Hanalei zone was down on all counts, starting with residential that went from $8M to $4M comparing July to July and from $111M to $53M for year to date which is a 52% decline. Land was down in July from $11M to $2M for a 76% decrease while year to date went from $36M to $30M. Condos were down substantially in July going from $13M to $3M and from $70M to $55M for year to date.&lt;/p&gt;
&lt;p&gt;The median sales price declined in most all categories. Island wide residential went from $687K to $645K comparing July 07 to 08 for a modest 4% drop and year to date fared even better, going from $661K to $655K for a .9% decline. Vacant land in July went from $536K to $325K which is a 39% decrease while year to date went from $634K to $617K which is only a 2% drop. Condos went from $575K to $380K comparing July to July and but went up comparing year to date from $549K to $569K.&lt;/p&gt;
&lt;p&gt;Waimea residential median prices went up from $427K to $439K comparing July to July while year to date saw a slight decrease from $445K to $415K for a 6% decline. No land changed hands in Waimea in July of 07 or 08 but year to date shows an increase from $210K to $300K which is a 42% increase. Koloa residential went from $722K to $1.454M which is a 101% increase comparing July 07 to 08 and year to date is up a substantial 71%, going from $669K to $1.150M. Land didn't fare as well, going from $380K to $197K in July and from $1.030M to $786K year to date for a 23% decrease. Condos didn't do any better, going from $507K to $450K in July and from $625K to $515K comparing 07 to 08 year to date.&lt;/p&gt;
&lt;p&gt;Lihue zone residential saw a decline going from $675K to $500K in July while year to date went from $555K to $485K. Land was down from $962K in July 07 to $247K in July 08 for a 74% drop. Year to date land went from $380K to $249K which is a 34% decrease. Condos were up slightly comparing July 07 to 08, going from $316K to $355K while year to date went down from $335K to $305K which is only an 8% decrease.&lt;/p&gt;
&lt;p&gt;Kawaihau district residential went up from $499K to $540K in July while year to date was slightly down going from $570K to $540K for a slight 5% decrease. Land in July 07 was at $540K but since there were no sales in July 08 it shows a 100% decline. Year to date, land went from $465K to $308K which is a 33% decrease. Condos were also down, going from $367K in July 07 to $225K in July 08 while year to date the drop was less, going only from $320K to $315K. Hanalei zone residential saw a good increase of 13%, going from $995K to $1.125M in July but went down year to date from $1.202M it $975K which represents an 18% decline. Land went up comparing July to July, from $500K to $525K and was also up year to date, from $738K to $855K. Condos saw a decline in July of 35% going from $815K to $529K but were up 4% year to date from $810K to $845.&lt;/p&gt;

&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;This week I hope to get things back to normal after a great time touring the Mainland. I managed to travel over 3000 miles and cover ground in WA, MT, WY, and SD. Saw the Grand Coulee Dam, went through Glacier National Park, saw Mt. Rushmore and Crazy Horse and even went through Yellowstone, stopping to take in Old Faithful on the way back to my starting point which was Seattle. I hope to share some of the pictures I took along the way over the next few weeks.&lt;/p&gt;

&lt;p&gt;Our first new listing is Hale Moi 214, listed at $439K and purchased for $606,500 in 5/06. This unit was previously listed from 6/07 to 3/08, starting at $580K and dropping to $520K over the life of the listing. It was also briefly listed from 2/08 to 5/08 for $490K before it was withdrawn from the market. Considering that it comes on the market this week at a new low of $439K, and knowing that the seller paid substantially more indicates to me that they are serious about finding a buyer.&lt;/p&gt;
&lt;p&gt;Returning once again to active listings is Pali Ke Kua 130, a leasehold property purchased in 3/06 for $429K. This unit, which is currently listed for $555K, was previously listed from 8/06 to 5/07 starting at $699K and dropping to $649K and was again listed 6/07 to 6/08 starting at $649K and decreasing to $585K. Owned by an agent, #130 sold for $429K in 3/06. Plantation 1512 is also back on the market this week at $599K. It sold for $520,402 in 2/06 and was listed from 5/07 to 5/08 starting at $638K and reducing to $619K when it expired.&lt;/p&gt;
&lt;p&gt;Only one property went into escrow and that is Mauna Kai #21. Listed at $490K, this seller is undoubtedly happy considering the unit was purchased in 11/77 for $59,500. That was probably a lot of money back then.&lt;/p&gt;
&lt;p&gt;Two units closed, one which was an REO - (a property owned by the bank which in this case was Wells Fargo.) The last transfer of the condo was on 5/2008 when it shows as being quit claimed to Wells Fargo for $422,841. It looks like the bank decided to take what they could get as it sold for $325K. Also selling was Hanalei Bay Resort unit 4323/24. This unit was purchased in 7/05 for $1.250M and sold for $1.350M making this seller a nice profit in a short amount of time. (A rare occurrence in today's soft market.)&lt;/p&gt;
&lt;p&gt;Villas on the Prince expired after 290 market days. Purchased in 4/02 for $537,777, this property came on the market at $999K and stayed there throughout the life of the listing.&lt;/p&gt;
&lt;p&gt;Emmalani Court 412 was withdrawn from the market after 661 days. It started out at $770K and reduced to $698K before being withdrawn. This seller unfortunately had nowhere to go as it they purchased the unit in 2/06 for $775K!&lt;/p&gt;
&lt;p&gt;As usual, our biggest category is the price changes. Ka'iulani 27, which sold in 8/07 for $1.652,100, reduced from $1.899M to $1.850M. Ka'eo Kai 5A went from $430K to $369K and was purchased in 8/02 for $200K. Paniolo 211, which sold for $125K as a leasehold in 12/89 reduced to $399K from $409K. The fee was purchased in 2/03 for $45K. Mauna Kai F6 went from $450K to $430, with the last transfer being in 11/04 for $431,650. This unit is agent owned. Hale Moi 116 went from $470K to $459, and sold for $459K in 11/04. This looks like another short sale in the making if they don't get a buyer at this price.&lt;/p&gt;
&lt;p&gt;Nihilani 27B, which was my buy of the day awhile back when it reduced to $569K has reduced once again to $549,900 and is in short sale status. This is the same floor plan I own and was purchased by the seller from the developer in 10/06 for $682,180. That's around what I paid so I'm not particularly thrilled to see this unit reduced over $100K from my purchase price but it just means 1) I'll be keeping my unit for a good long while (until the market turns around) and 2) someone has a good opportunity to buy a nice unit at a good price. This is the Hoku model which started out as a 2 bed / 2.5 bath but this seller, like myself, chose the developer upgrade of converting the downstairs family room to a third bedroom.&lt;/p&gt;
&lt;p&gt;Nihilani 21B also reduced, going from $589K to $579K. This is a one level downstairs unit which sold in 10/06 for $656,650 and will probably have to reduce considerably more to be competitive with the other Nihilani units on the market. Puamana 12B went from $649K to $595K which is a nice drop but nowhere near what Puamana 26B sold for this week. ($325K) It was purchased for $540K in 8/05. Emmalani Court 422, which was purchased in 1/07 for $705K reduced from $674K to $635K and will undoubtedly be a tax write off for the seller. Finally, we have Nihilani 32A, which is owned by the same seller that has unit 27B. This unit went from $849K to $749K and started out at $999K just a few weeks ago. It was purchased for $985K in 3/06. It is quite clear that this seller is very anxious to attract a buyer, however, at $749K they are still ahead of the market as there are several 3 bedroom 2.5 bath Makani unit like this one that are priced from $679K to $699K. Perhaps there are numerous upgrades in this unit....&lt;/p&gt;
&lt;p&gt;As for Princeville houses, here is your market activity for last week. Remember, if you are homebuyer or seller, please do contact me for statistical information on the home of your choice.     <title>Princeville condo (and house) update for the week of July 20th to 26th</title>

&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;This week I am sending an abbreviated form of the update as I am on the mainland on vacation. Not only that, but I am traveling throughout WA, MT, ID and SD seeing the sights from the back of a motorcycle. Of course, packed on the back of the bike is my laptop and my phone is in my pocket. Believe it or not, I have coordinated several showings, kepts a couple of escrows running and just submitted an offer.     <title>For a good buy on a Princeville condo go to-</title>

&lt;p&gt;Buyers are always looking for good value and right now my finger is pointed in the direction of Nihilani. It appears that many owners went ito the project thinking they could sell for more once they took possession of their units. I say this because there are so many currently listed well below what the seller paid. Why would they be trying to sell them now, in this market, if money were not an issue? Clearly, there is more than one seller looking to get out from under a mortgage at any price which makes it an excellent place to look for that elusive "good buy."&lt;/p&gt;
&lt;p&gt;For example, Nihilani 20A just came on the market at a respectable $699K. This unit was previously priced at $885K from 11/06 to 11/07 with no takers. Since coming off the market, several other 3 bedroom, 2.5 bath Makani style townhomes have come on the market priced much more aggresively. Recently, unit 5A, which had approximately $100K of upgrades (it is a beautiful unit!) came on the market at what was then the lowest price for a Makani unit at $699K.&lt;/p&gt;
&lt;p&gt;Since 5A came on at that price, there's been several price reductions amoung the other Makani's on the market and several new listings that have come on which are priced just as aggressively. Here are the Makani (1874 sqft) and the Mahina (1972 sqft) units currently listed:&lt;/p&gt;

&lt;p&gt;Take a close look at you'll see that the least expensive units is also the largest floor plan offered-the "Mahina" at 1972 sqft. The difference with this unit is that the seller did not take advantage of the developer's upgrade to convert an existing family room into a third bedroom and it only has two bedrooms as a result. Next we have five Makani units all under $700K.&lt;/p&gt;
&lt;p&gt;If I was looking for a new unit to buy, this is where I'd be looking. As for the ones in the $700's, $800's and $900's, they'd have to show me something really special and unique about their unit and their location to get my dollar, but even then I think I'd go to where the pricing is more competative. I own in Nihilani, so if you want help with getting the best buy or pricing to sell, don't hesitate to call or email.&lt;/p&gt;

&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;It's been another great week here in Paradise with beautiful blue skies and nice strong trade winds. You probably get tired of hearing that but I must admit, I don't get tired of saying it. Some people think that because we are in Hawaii in the tropics, that our temperatures are in the 90's but that is not the case. We really do have close to perfect weather here with our summer temperatures staying comfortably in the 80's. &lt;p&gt;First up for our new listings is Puamana 17A at $459K, which was purchased in 3/04 for $320K. This is the first time it has been listed since that sale. Also new on the market is Cliffs 9302, listed at $945K. This unit last sold for $205K in 9/99. Pu'u Po'a 206 is listed for $1.875M and last sold for $340K back in 6/99. (Don't you wish you'd bought a dozen back then?).&lt;/p&gt;
&lt;p&gt;We have several developer's Nihilani units back on the market, units 9A, 2C, 34C, 33C and 11C. Also back on the market is Kamahana 28 which is a "must sell" according to the owner. I would say so, since it is listed at $504,617 (must be their lucky number) but was purchased for $599K in 4/06.&lt;/p&gt;
&lt;p&gt;Ali'i Kai 1103 finally went into escrow after 271 days on the market. This unit was purchased for $289K in 4/02. Interestingly enough, the price went UP in 10/07 from $599K to $649K. Wonder what sale price will be.&lt;/p&gt;
&lt;p&gt;One property closed this week and I'm happy to say it was my listing. Hanalei Bay Villa #4 closed at $845K and was purchased in 8/84 (yes, they were original owners) for $83K. Back then, that was a lot of money!&lt;/p&gt;
&lt;p&gt;Several sellers threw in the towel this week: Puamana 24B was withdrawn from the market after on 73 days and Paniolo 210 was withdrawn after on 45 days. Ali'i Kai 5201 was also withdrawn but that is after 465 days with no offers. This unit started out at $898,900 and went up to $989,900 before coming back down to the current price of $899K. Since it was purchased in 8/05 for $875K they really don't have much to work with if they want to stay out of the negative.&lt;/p&gt;
&lt;p&gt;As for price changes, we actually had some increases. The fractional Villas of Kamali'i unit 42 increased $20K across the board. When it was first listed, it said it was offered at a discount until July when they planned to have to fractional documents completed which is apparently what has occurred. All other price changes were on the declining side. Puamana 9C went from $497,950 to $487,950; Hale Moi 211 moved from $550K to $540K: Nihilani 15A went from $585K to $575K, Nihilani 27B went from $669K to $589K earning itself the "buy of the week" award (and putting this property in short sale territory) while 17C went from $849K to $795K. Hanalei Bay Resort H26 moved from $1.339M to $1.250M. Pu'u Po'a 413 decreased from $1.675M to $1.595M. Pu'u Po'a 206 shows as an increase but there were no figures in the listing history to indicate what the increase may have been.&lt;/p&gt;

    <title>June 2008 Market Statistics</title>

&lt;p&gt;Aloha,&lt;a href="http://blogs.alohaliving.com/princeville-condo-sales/?p=308" title="Permanent Link to June 2008 Market Statistics" rel="bookmark"&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Here we are in July already, in fact, it feels like July is almost over and we're heading into August! Before we get too far into July, I wanted to get your market statistics for June out to you. Starting with the Number of Sales: For June, Island wide residential saw a 39% decrease with a drop from 46 to 28 sales for June 07 compared to 08, and the same percentage decline year to date, going from 245 to 148 this time this year. Condos, Island wide were down 12% comparing June 07 to 08, with 24 sold in 07 and only 21 selling in 08. YTD there is a 35% decrease with sales going from 170 in 07 to only 110 in 08.&lt;/p&gt;
&lt;p&gt;Residential in the Waimea Zone went from 4 sold in June 07 to only 1 sold in June 08, with a 79% decrease YTD dropping from 24 to 5 sales. Koloa was down 10% comparing June 07 to 08 with 10 sold last year and 9 selling this year. YTD Koloa is showing a 56% decline going from 67 to 29 sales. Lihue Residential for June went from 8 to 3 and 31 to 20 YTD. Kawaihau Zone saw a 33% decline comparing June to June, going from 12 to only 8 sales with a 16% decline YTD with 66 sales this time last year compared to 55 sales this year. The Hanalei Zone dropped 41% going from 12 to 7 sales in June with a 31% decline YTD. There were 57 sales last year compared to 39 this year.&lt;/p&gt;
&lt;p&gt;As for Condos, Koloa went from 7 to 4 in June for a 42% decrease and a 40% decrease YTD, reporting 42 sales YTD 07 and 25 sales this year. Lihue went form 10 to 5 sales comparing June 07 to 08 with 59 condos selling YTD 07 compared to 21 this year. Kawaihau saw an up tick with no June condo sales in 07 but reporting 2 this June and a whopping 44% increase YTD up from 9 to 13! Hanalei had similar gains, going from 7 to 10 sales in June but reporting a downturn YTD of 13%, going from 59 sales in 07 and 51 this year.&lt;/p&gt;
&lt;p&gt;Sales volume, Island wide showed a residential decline of 37% going from $41M to $25M comparing June 07 and June 08 while YTD went form $246M to $133M which is a 45% decline. Condos had a similar fate, down 16% June to June from $16M to $13M and down 31% YTD, from $114M to $78M.&lt;/p&gt;
&lt;p&gt;Residential in Waimea is off by 82% in June going from $2M to $352K and declined 88% YTD showing $17M in 07 but only $2M now. Koloa zone is actually up comparing June to June, going from $6M to $9M for a 51% increase but is down from $58M to $35M YTD for a 39% decline. Lihue is also down for June, going from $6M to $1M for an 81% decrease with YTD showing a 41% decline, going from $21M to $12M. Kawaihau has similar results, going from $8M to $4M comparing June to June and from $45M to $34M YTD. This represents a 25% decrease. Hanalei is off by 45% in June, from $17M to $9M and from $103M to $49M YTD.&lt;/p&gt;
&lt;p&gt;In the specific zones, Koloa condos are off 39% comparing June to June, from $4M to $2M while YTD is off 54% down from $30M to $13M. Lihue is off 49% going from $3M to $1M in sales in June, and is down 64% YTD, going from $22M to $7M. Kawaihau sold no condos in June of 07 but posted $762K of sales in June 08. YTD shows a 56% increase from $4M to $7M. Hanalei had an increase going from $7M to $8M comparing June to June for a 2% increase but is down 12% YTD with sales totaling $56M in 07 compared to $49M currently.&lt;/p&gt;
&lt;p&gt;As for median prices, Island wide, Residential is up 4% from $665K to $687K with YTD up from $655K to $657K. Condos are down for the month Island wide, going from $572K to $569K but are up for YTD, going from $525K to $579K, which represents a 10% increase.&lt;/p&gt;
&lt;p&gt;Residential Waimea is down comparing June to June from $487K to $352K with a 14% decline YTD going from $472K to $405K. (Does anyone remember when a Waimea sale barely approached $100K?) Koloa homes are up 40% for June going from $642K to $900K and from $650K to $925K YTD. Lihue saw a decline in June with the median price dropping from $547K to $410K and YTD going from $550K to $482K. Kawaihau also declined, from $621K to $467K comparing June to June for a 24% decline and from $574K to $540K YTD for a 6% decline. Hanalei is up going from $885K to $900K in June but is down YTD going from $1.2M to $975K for a 24% drop.&lt;/p&gt;
&lt;p&gt;Koloa Condos bucked the trend by increasing from June to June going from $607K to $782K (must be all those new developments) but showed a decrease YTD going from $657K to $515K for a 21% decrease. Lihue condos dropped 21% comparing June to June going from $304K to $240K and also dropped YTD with an 8% decline from $335K to $305K. Kawaihau zone had one sale, which was for $381K in June this year with no sales last June. YTD Kawaihau is up 30% going from $320K to $419K. And finally, but not least, we have Hanalei zone with a 9% decline, going from $935K to $850 comparing June to June but showing an overall increase YTD with 07 showing $805K and 08 posting a median price of $861K which represents a 6% increase. &lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;If you've been reading my blog for any time now, you know I am always talking about sellers who need to come to terms with the buyer's market and price accordingly. Well guess what, the owner / agent of Nihilani 27B has done just that, reducing today from $669K to $589K after only 10 days on the market. This unit sold for $682,180 in 10/06 and is now a short sale, subject to lender approval.&lt;/p&gt;
&lt;p&gt;This is the Hoku floor plan, which is what I have. The original consisted of 1 bed / 1 bath and a family room downstairs, with a master bedroom / bath, living area, kitchen and powder room upstairs, but the developer offered a conversion of the family room to a third bedroom which is what I did, as did this owner. While not as big as the Makani which is also a 3 bedroom 2.5 bath, this Hoku unit represents good value and will be worth the hassle often involved in short sales. Hurry on this one - It shouldn't last long! MLS # 213365. Call for details or to make an offer!&lt;/p&gt;

&lt;p&gt;First up is Puamana 3A, listed for $599K, having last sold for $640K (yes, that's right - for $640K) in 7/06. This is the first time this owner/agent unit has been listed since that purchase. Also new to the market is Nihilani 32A, listed at a phenomenal $985K by its owner / agent. This unit was purchased in 3/06 for $985K and is a 3 bedroom 2 bath Makani unit. Right now in Nihilani there are four Makani units listed in the high $600K's.&lt;/p&gt;
&lt;p&gt;Back on the market this week after expiring from the MLS this are 11 developer's Nihilani units, and one resale, unit 5A, which is very attractively priced at $699K. This is a Makani unit with apprx. $100K worth of upgrades which apparently went quickly into escrow but just as quickly came back on the market. Villas of Kamali'i #29 is also back after having been withdrawn for several months.&lt;/p&gt;
&lt;p&gt;Nihilani had two sales this week, both developer's units. Apparently, the push to sell in June and July paid off. Also selling is Plantation #511, which closed at $525K, having sold for $405K in 8/05.&lt;/p&gt;
&lt;p&gt;Two units expired from the MLS, one of which is Kamahana 28 which was only listed for 14 days $504,617. This unit was purchased in 4/06 for $599K - maybe it was a 14 day fire sale. I really don't know but keep your eyes open to see if this unit comes back on at a higher price. Also expiring is Cliffs 9102 which last sold for $450K in 2/04.&lt;/p&gt;
&lt;p&gt;Several units were withdrawn: Paniolo 104 was listed for $365K and had a purchase price of $240K in 9/03. Puamana 19B also came off the market, having last sold in 10/03 for $325K. It was listed for $499K. Pali Ke Kua 202, which was listed for an exceptionally high price of $1.395 M, finally withdrew after 231 days on the market. It sold for $682,500 in 10/03. And finally we have Pu'u Po'a 411 which sold for $320K in 6/97 but received no offers at the recent list price of $1.995M.&lt;/p&gt;
&lt;p&gt;As usual, price changes make up the largest category. Ka'iulani #71 went from $925K to $899K and is slowly approaching the original purchase price of $825,990 from 6/08. Sandpiper 132, which sold for $330K in 8/04, went from $399K to $479K. Paniolo #211 went from $422K to $409K, Ka'eo Kai #5A from $479K to $449K, and Emmalani Court 413 dropped from $595K to $550K. This unit last sold in 7/05 for $565K. Cliffs 2305, purchased in 6/06 for $680K went from $629,500 to $589K while Nihilani 27B went from $675K to $669K. 27B sold for $682,180 in 10/06. This unit is owned by the same owner/agent who just listed Nihilani 32A. Although 32A shows as having a price increase, the listing history does not indicate any changes. Prior to selling Nihilani 2A, the developer increased the price from $630K to $675K on 7/8/08. Maybe some people just like the pay more....&lt;/p&gt;

    <title>Cliffs Trail in Kokee yields outstanding views!</title>

&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;A couple of weeks ago I had the pleasure of hiking Cliffs Trail in Kokee. This is a short, easy trail leading to an overlook of Waimea Canyon. If you don't have 4-wheel drive, you can start at the Halemanu trailhead right off Koke'e Road, walk down the dirt Halemanu Road, and end at the Cliff Trail overlook, for a pleasant two hour round-trip stroll. Halemanu Road is pretty rutted and narrow so we chose to park at the top and walk down. Besides extending this relatively short hike, it also gave us the opportunity to admire and photograph several different flowers that grow along the road. Here is one of the many beautiful flowers taken against the backdrop of the sky:&lt;/p&gt;

&lt;p&gt;The road in is all downhill to the actual trailhead. If you follow the trail a short distance, ( less than 1/2 mile) you'll come out onto an open area offering spectacular Canyon views. Like this one:&lt;/p&gt;

&lt;p&gt;There's also a small waterfall nearby which we were able to walk across due to the diminished flow:&lt;/p&gt;

&lt;p&gt;Here's a picture of my hiking partner standing at the edge of the falls. What isn't quite so clear in this picture is that he is standing at the edge of a very steep drop off down into the canyon:&lt;/p&gt;

&lt;p&gt;It's not a long hike by any means but you will get your cardiovascular going walking back up the Halemanu Road to Kokee Road as well as hiking to the canyon and water fall lookouts. If you'd rather have an awesome sight which requires little or no effort, you simply must drive to the end of Kokee Road to the Kalalau Lookout. On a clear day, you really will see this view:&lt;/p&gt;

&lt;p&gt;If you aren't sure where any of these places are, once you are on Island I recommend that you pick up a copy of the "Ready Mapbook of Kauai." They cost under $20, can be found at Borders (by Kukui Grove Shopping Center in Lihue) or at Island Ace Hardware in Princeville, and provide the most comprehensive road guide to the Island. You'll find all the Kokee / Waimea roads/trails in here. I wouldn't rely on this mapbook for actual hiking trail information (there are much better resources for that) but it will get you to where you want to go. It really is Paradise!&lt;/p&gt;

One was on Thursday at PMRF where the base was open to the entire Island for an evening fireworks / crafts / food event. There were approximately 2,500 who attended. Also, this year there was a day long 4th of July celebration at the Kekaha Community Center. There were games for the kids, food, crafts and of course Fireworks in the evening. The big event on the 4th of July is the Kauai Hospice Fundraiser, "The Concert in the Sky" another day long event held at Vidinah Stadium. This event tops them all and is an annual favorite. &lt;p&gt;First up is Puamana 26D, which sold for $410K in 10/04, is now listed for $449K and was previously listed from 7/06 to 9/06 at which time it was withdrawn while listed at $530K. Nihilani 27B, purchased for $682,180 in 10/06, was previously listed from 10/06 to 4/07 for $749,900 and from 3/08 to 6/08 for $699K. It is now listed for $675K by an owner/ agent. Nihilani 13A also came back on the market at $698K. This condo sold for $680,485 in 3/06, and was listed briefly in 12/07 for $830K. Ali'i Kai 7101 is on the market for the first time, listed at $749K after selling for $625K in 4/07. Emmalani Court 415 is back on the market at $775K, having been previously listed from 9/06 to 12/06 at which time it was withdrawn listed at $875K. The unit sold for $610K in 5/05. We have on more new Ali'i Kai this week, unit 4104 which sold for $950K in 8/05. This is the first time this unit has been listed since the last sale.&lt;/p&gt;
&lt;p&gt;Both Emmalani Court 314 and Pali Ke Kua 237 are back on the market after expiring. Emmalani Court sold for $330K in 12/94 while Pali Ke Kua sold for $750K in 2/05.&lt;/p&gt;
&lt;p&gt;One unit went into escrow this past week- a very well priced Villas on the Prince 29. Purchased in 5/02 for $468,710, this unit started out at $819K but quickly reduced until a buyer was found.&lt;/p&gt;
&lt;p&gt;Puamana 14D closed this week at $610K netting its owners a nice profit as it was purchased in 6/03 for $369,500. Hanalei Bay Resort C15 started out at $1.590M back in 12/06, expiring in 12/07 listed at $1.399M. It was only when it was relisted in 1/08 at $1.350M then reduced in 5/08 $1.2M to $995K that it found a buyer. Since it was purchased in 4/90 for $375K this seller had the equity to sell - and apparently decided to price to do so!&lt;/p&gt;
&lt;p&gt;Sandpiper 115 expired after 337 days on the market. This unit was purchased in 12/01 for $180K. During the life of the listing this unit actually increased from $425K to $429K. Pali Ke Kua 130, a leasehold unit, purchased in 3/06 for $429K went from $649K to $575K before expiring with 366 days on the market. This is another owner/agent unit. The remainder of the expired listings are all developer Nihilani units. These were probably the units that the developer had "on sale" during most of May and June.&lt;/p&gt;
&lt;p&gt;In price changes there is yet ANOTHER decrease in Nihilani 21C which went from $625K to $610K. This unit is a steal - it was offered by the developer with an option to convert the family room to a third bedroom, something not done by this seller. I think if this unit were converted to a three bedroom buyers would be able to picture their furniture in the unit. It faces out onto Ka Haku which means a little bit more road noise than an interior unit but you also get mountain, waterfall, golf course and lake views. Won't someone please buy this unit? For goodness sakes, the owner paid $844,795! It is the largest floor plan in Nihilani and offers one level upstairs living.&lt;/p&gt;
&lt;p&gt;Emmalani Court 322 reduced from $670K to $650K, Sealodge F1 went from $683K to $660K and Nihilani 27B was the only increase, going from $649K to $675K. Two other Nihilani units were reduced; 29C went from $725K to $679K and sold for $747,320 in 7/06. 17C, purchased in 8/06 for $822,870 was reduced from $875K to $849K edging its way toward negative territory.&lt;/p&gt;
&lt;p&gt;Pali Ke Kua 237, purchased in 2/05 for $750K reduced from $890K to $870K while another Pali Ke Kua, unit 105 went from $1.1M to $995K. This condo just sold for $795K in 8/07. If you remember correctly, this unit, at one time, was listed for $1.395M in 12/05 before it started a lengthy decline. It was only when the unit finally took a huge drop of $200K in 7/07 going from $995K to $795K that it finally sold for full price. Since it took 605 days for this unit to find a buyer in a &amp;lsquo;stronger market' I am surprised to see it back on the market, when things are declining, at such a high list price. Perhaps this seller does not realize how long it was on the market before they came along and bought it and how much it had to reduce before they did!&lt;/p&gt;

&lt;p&gt;The first sort of new listing, Kamahana #28, has been listed before and is now a short sale at $504,617. (There we go with those lucky number combinations again.) Purchased in 4/06 for $599K, Kamahana was previously listed from 3/07 to 2/08, starting at $725K and ending at $599K when the listing expired. Nihilani #14C is yet another of a growing list of Nihilani units whose owners are looking to sell. Purchased in 3/06 for $706,310, this unit is already showing a loss with a list price of $698K. Sealodge J1 is listed for the first time since it was purchased in 9/02 for $325K. The list price is $729K. Ali'i Kai #5101 is our last new listing, although it has pretty much been listed ever since it was purchased in 5/04 for $595K. It was first listed from 8/04 to 10/04 for $639K; from 7/06 to 8/06 for $975K; from 4/07 to 7/07 starting at $879K and reducing to $849K and finally from 9/07 to 4/08 where it was listed again for $879K. It is now at $849K.&lt;/p&gt;
&lt;p&gt;Sandpiper 121 closed this past week at $410K which is higher than the recent sales for the downstairs units. 121 was purchased in 1/06 for $510K garnering this seller a very nice tax write off.&lt;/p&gt;
&lt;p&gt;Other than that, all we have left are price changes, all of which are reductions, starting with Paniolo #211 which went from $427K to $422K. Sandpiper 131 reduced from $455K to $425K. All the rest of the reductions took place over at the Cliffs Condos, where we had 3 units reduce this week. Cliffs 5205 had a very nice $50K reduction, going from $650K to $600K. Not to be outdone is unit 9201 which wins the price reduction of the week award with a hearty $100K price drop from $865K to $765K. Seeing as this is in one of the most desirable buildings, with great ocean views, I would expect to see some other price decreases in some other unit. Finally, we have unit 8201 that took a dive from $1.490M to $1.195M. I guess I should give the price reduction award to this unit but unit 9201 seems more within the realm of possibility. 8201 is now listed for the same price as it was back in 2/06 when it sold for $1.075M so maybe this is the lucky number after all. We'll see.&lt;/p&gt;

&lt;p&gt;Hawaii has broken new ground by being the first state to require solar water heaters on all new single family home construction beginning in 2010. This bill was recently signed into law by Gov. Linda Lingle. Building permits will not be issued for homes that do not have solar water heaters. Some exceptions will be allowed, like for houses in forested areas. Way to go!&lt;/p&gt;

&lt;p&gt;And welcome to summer. (June 21st is the start!) It was such a dry winter this year that it's hard to tell where summer starts. The weather has been outstanding pretty much the whole year - which is one of the many reasons people love to live here. &lt;p&gt;First up under new sales are a couple of new Ka'iulani owners trying to "flip" their units. # 71 closed escrow a few days ago at $825,990 and is currently listed for $925K. #61 closed the same time at $856,400 and is now listed for $975K. You will see both of these unit listed under the 'sales' section of this update. Keep in mind these prices are reflective of sales in 06 or 07, depending on when these sellers went into escrow with the developer. I have to say, I've shown Ka'iulani several times in the last few weeks and it is impressive, especially if you own one of the valley homes. There is a half mile meandering walk / jog path, three infinity pools, two BBQ areas, one of which has a commerical ice maker for all your bigger parties, beautiful landscaping, three (maybe it's four) water features throughout the project and huge floor to ceiling windows in all the units that guarantee great views and fabulous light filled rooms. You should stop in to see it, especially if you are considering a Villas of Kamali'i or a Villas on the Prince, as pricing on the lower end "B" and "C" model units is comparable.&lt;/p&gt;
&lt;p&gt;Sandpiper 227 is new this week at $485K, selling for $250K in 10/02. Puamana 1A, which sold for $157K in 7/01 is listed for $515K. It was previously listed for $588K dropping to $545, from 10/06 to 2/07 at which time it was withdrawn. Nihilani 5A is my pick of the week, listed at an unbelievable $699K. I showed this unit and it is gorgeous. The unfortunate seller paid (hold on now) $929,606 in 12/06. What a loss for this seller but a great opportunity for a buyer.&lt;/p&gt;
&lt;p&gt;Villas of Kamali'i #58 was purchased in 5/03 from the developer for $432,155 and was previously listed from 4/06 to 9/06 starting at $1.1M and dropping to $995K before it was withdrawn. It is now listed for $879K which is closer to what recent sales have been. Finally we have Pu'u Po'a 102 which sold for $1.4M in 5/05 and is currently listed for $1.595M. If you recall correctly, #105 sold for $1.475M about a month ago.&lt;/p&gt;
&lt;p&gt;We had no units go into escrow this week but several did close and show as sold. Ka'iulani's #71 and 61 are developer's sales which are now new listings approximately $100K over the original sale price. Villas of Kamali'i #9 which was purchased for $635K on 2/04, sold for $890K! Capital gains are a good thing. Pali Ke Kua #227 actually surprised me a bit by going into escrow just 7 days after it was lsted for $995K, a price I honestly thought was too high for the current market. Apparently someone really wanted this unit as they paid $895K to call it their own.&lt;/p&gt;
&lt;p&gt;Now showing as under contract is the &amp;lsquo;other' great buy of the week, Puamana 26B, listed as a short sale at $319,900. This unit went under contract so fast that if you turned your head you missed it. Sandpiper #121 which sold for $510K in 1/06 is working it's way to a closing and Hanalei Bay Villas #4, I'm happy to report, is also moving steadily towards close of escrow. (This is my listing.) This unit was purchased in 8/84 for $83K.&lt;/p&gt;
&lt;p&gt;Two units were withdrawn from the market, a developer's Ka'iulani # 2 listed for $1.850M and Ka'eo Kai #4B which sold for $635K on 6/06. This unit was back on the market by 7/26/06 apparently in the hopes of flipping, which has not proven successful.&lt;/p&gt;
&lt;p&gt;As for price changes, Villas on the Prince #3 continues to reduce, this time going from $770K down to $739K in an effort to find a buyer and avoid foreclosure. This unit sold for $840K in 9/05. Also coming down into the $700's is Villas #30, which reduced from $815K to $799K. This unit sold in 3/04 from the developer for $565K. Ka'iulani #3, a developer's unit, saw an increase, going from $1.9M to $1.995M. Hale Moi #116, purchased in 10/04 for $459K went from $499,500 to $479K; Puamana #19B which sold for $325K in 10/03, went from $519K to $499K and Sandpiper #213 picks up the price reduction of the week award with a very nice $50K drop, going from $549,999 to $499,999. Thus unit sold for $183K in 1/02. Kamahana #13 which was purchased for $640K in 10/05, went from $599K to $589K. Emmalani Court #525 rounds out the field with a price reduction of $50K, going from $675K to $625K, having been purchased on 1/03 for $400K.&lt;/p&gt;
