&lt;p&gt;Happy Father&amp;rsquo;s Day to all the dads out there. Enjoy your special day. Things were a little quieter this past week with only one new condo listing and one new escrow. It was also on the lean side for residential with two new listings and one escrow, but hey, one is definitely better than none. Interest rates are on the way up, so if you&amp;rsquo;re a buyer looking to finance, you may want to check with your lenders. Here&amp;rsquo;s what happened this week just past:&lt;/p&gt;

&lt;p&gt;Pu&amp;rsquo;u Poa 106 is back on the market at $1.180M. It initially came on the market at $1.095M then increased to the current price which is why you&amp;rsquo;ll also see it under &amp;ldquo;price changes.&amp;rdquo; This &amp;ldquo;original owner&amp;rdquo; unit was purchased in 9/86 for $189,500 and had been listed previously from 12/12 to 4/13, starting at $1.395M and reducing to $1.250M.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Contingent:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Pu&amp;rsquo;u Poa 102 went into escrow while listed for $995K. The previous sale price was for $1.4M in 5/05 but it is not a short sale.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Under Contract:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Short sale Plantation 1711 went from in escrow to under contract, which indicates that we will probably see it closing shortly. It was purchased for $599,999 in 11/07. Pu&amp;rsquo;u Po&amp;rsquo;a 205 also went to &amp;ldquo;under contract&amp;rdquo; and will undoubtedly be closing very soon. This unit sold for $225K back in 2/85 and was priced at $995K.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Withdrawn:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Sandpiper 134, priced at $265,802 was withdrawn after 275 market days. It sold previously for $485K in 7/05 and was a short sale.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Price Changes:&lt;/strong&gt; &lt;/p&gt;
&lt;p&gt;Villas on the Prince 27 reduced from $749K to $704,900. This unit sold for $700K in 6/09. As noted under new listings, Pu&amp;rsquo;u Po&amp;rsquo;a 106 increased in price after coming on the market. Now on to your Princeville Kauai single family home update:&lt;/p&gt;

&lt;p&gt;We have 42 sales so far this month and are aiming for 85 or more in order to meet or exceed June 12 sales. Year to date we are tied at 436 for both Jun 12 and 13 so we&amp;rsquo;ll undoubtedly surpass that number as we go through the next 15 days.&lt;/p&gt;
&lt;p&gt;As I noted at the beginning of this blog &amp;ndash; rates are ticking up so if you&amp;rsquo;re still on the sidelines thinking about buying, it&amp;rsquo;s probably a good time to get into the game. &lt;p&gt;Mauna Kai F7 is new on the market priced at $429,900 after selling as a bank REO for $245Kin 9/11. Is the market on a rebound? Ocean view Ali&amp;rsquo;i Kai 3210 came on the market priced at $699K. This unit sold for $148K back in 11/88 and has not been on the market since.&lt;/p&gt;

&lt;p&gt;The Emmalani Court short sale of unit 214 that just came on the market last week went swiftly into escrow. This unit was priced at $484,900 and sold previously for $763K in 6/07.&lt;/p&gt;

&lt;p&gt;Things are picking up in the single family home market too. Kalakaua Place wasted no time in finding a buyer. I know this house from having sold it once before &amp;ndash; and love the privacy it affords as a corner lot with a flag lot to the other end so you don&amp;rsquo;t really see your neighbor&amp;rsquo;s home. It was a slam dunk into escrow. Kamamalu Loop was only on the market for 18 days when it went into escrow. What makes this home fun and unique is the interior courtyard.&lt;/p&gt;
&lt;p&gt;It&amp;rsquo;s great to see buyers recognizing and taking advantage of an opportunity when it presents itself, instead of bypassing it, waiting for something &amp;ldquo;better&amp;rdquo; which may never come. Interest rates are starting to creep up which may inspire those who are still undecided to take the plunge.&lt;/p&gt;
&lt;p&gt;Some, of course, will only continue to look to &amp;ldquo;look&amp;rdquo; instead of looking to &amp;ldquo;buy.&amp;rdquo; Unfortunately, if you keep looking but never buy this market will pass you by like what has happened in the past.       <title>Kauai 2013 May Market Statistics</title>
      <description>&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;Welcome to June already! Even though May flew by, there was plenty of real estate activity, although it ended up falling short of the May 12 stats by 6 transactions, coming in with 82 sales compared to 88 last year. The sales were distributed pretty much the same way both months, with 45 residential sales in 12 compared to 41 this May, 10 land sales compared to 12 this May, 3 commercial sales in May 12 with only 1 this May and 30 condo sales last May compared to 28 this May.&lt;/p&gt;
&lt;p&gt;Even though we didn&amp;rsquo;t surpass May 12 numbers, it is still well and beyond any other May going back as far as 08 which had 47 sales. May 09 came in with a mere 37 sales, May 10 increased to 53 sales and May 11 had the third highest transactions with 70 sales.&lt;/p&gt;
&lt;p&gt;Year to date we are slightly ahead of the game, with 393 sales compared to 351 at the same time last year. The &amp;ldquo;low&amp;rdquo; was year to date 09 which had a paltry 168 sales. The highest number of sales since 08 excluding this year was year to date May 11 with 325. We&amp;rsquo;re looking good!&lt;/p&gt;
&lt;p&gt;In terms of sales volume, there was a small increase of 4.39% going from $50,425,325 in May 12 to $52,637,707 for this past May. This is the highest since 2008 with the lowest being May 09 with only $22,011,400 in sales.&lt;/p&gt;
&lt;p&gt;Year to date sales are at $231,398,845 which is a 15% increase over year to date May 12 with $200,238,865 in sales. Once again, this year to date is the highest since May 08. The low year to date was, the usual &amp;ndash; 09 with only $107,555,106 in sales.&lt;/p&gt;
&lt;p&gt;Median pricing is also up going from $480K to $539K in residential when comparing May 12 to May 13, $234K to $417K for land and $264K to $364K for condos. Bear in mind, these are median and not average prices.&lt;/p&gt;

In fact, Islandwide condos are strong with a total of 7 new listings and 14 that went into escrow just last week. Homes are doing well also, with 14 new listings and 8 that went into escrow. &lt;p&gt;Puamana 24D is back as a new listings priced at $359,900 after selling for $268K in 9/03. It was first listed from 4/05 to 8/05 starting at $499K and increasing to $525K, again from 8/08 to 9/10 going from $425K to $345K, once more from 1/11 to 5/11 during which time it was priced at $295K and finally from 6/11 to 3/13, starting at $294K, increasing to $275K and then to $285K. Each time, the listing was withdrawn from the market. Emmalani Court 224 is a new short sale priced at $484K, having last sold for $763K in 6/07. Nihilani 20A is a bank owned property with a price of $509K which came on the market showing as in escrow. Purchased in 9/06 from the developer for $804,075 this unit has been listed numerous times before, from a high of $885K in 11/06 to a low of $465K in 11/11.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Contingent:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ka&amp;rsquo;iulani 63 found a buyer while priced at $789K, probably yielding a nice gain for the seller who bought it for only $642K in 12/12. We&amp;rsquo;ll find out for sure when it closes. Short sale Hale Moi 106, priced at $280K, which fell out of escrow on 5/21, is back in escrow with a new buyer. It was purchased for $485K in 10/05. As noted above, Nihilani 20A went immediately into escrow. Nihilani 31A was only on the market for four days when it went into escrow while priced at $598K. This unit was sold for $725K in 8/06. Villas of Kamali&amp;rsquo;i 45 went into escrow while priced at $769K after selling for $850K in 9/07. Pu&amp;rsquo;u Po&amp;rsquo;a 205 went into escrow with a list price of $995K and a prior purchase price of $225K in 2/85.&lt;/p&gt;

&lt;p&gt;We didn&amp;rsquo;t quite close the gap on May 2012 sales, coming in with 82 this May compared to 88 last May but we are slightly ahead of the game in year to date, with 351 sales posted this time last year compared to 393 at the present time. Our target number for next month is 85, which is the number of sales from June 2012. Year to date for June 2012 is 436, which means we only need 43 sales for June 2013 to pass that number &amp;ndash; something I think will easily be accomplished.&lt;/p&gt;
&lt;p&gt;If you took note of this weeks update, you&amp;rsquo;ll see a nicely priced Emmalani Court which is a short sale, and a bank owned Nihilani that went into escrow as it hit the market. This underscores what I&amp;rsquo;ve been saying all along &amp;ndash; there are still some good buys to be had out there but you have to think first (meaning now, before the property hits the market) and then jump when the opporunity occurs. If you haven&amp;rsquo;t thought your purchase through prior to entering the market, you may miss the &amp;ldquo;good buys&amp;rdquo; while you ask questions. Trust me, someone else will have already done their homework and the unit will be gone.&lt;/p&gt;

The inventory is definitely diminishing, with only 58 condos listed in Princeville, ranging in price from $293K for Sandpiper up to $2.2M for a Ka&amp;rsquo;iulani townhome. Only 33 homes are on the Princeville market, going from a low of $674K for home on O&amp;rsquo;u Place to $14M for a retreat on Hanalei Plantation Road. &lt;p&gt;Ka&amp;rsquo;iulani 25 is new on the market with a list price of $1.374M. This townhome was purchased as a short sale in 10/10 for $995K. Prior to that it sold from the developer for $1,621,790 in 10/07. So which way do you think the market is heading?&lt;/p&gt;
&lt;p&gt;Ka&amp;rsquo;iulani 31 is also new on the market since selling from the developer for $1,822,350 in 7/07. It is listed for $1.599M. Downstairs Sandpiper 112 is listed for $298K, having last sold for $335K in 6/04. It was previously on the market from 8/07 to 12/07 priced at $449,900 and again from 7/08 to 11/08 for $415K. Although the seller is taking a loss, this is not a short sale. The unit is upgraded with granite slab countertops in the kitchen and tile throughout.&lt;/p&gt;
&lt;p&gt;Puamana 24B is priced at $457K. This unit sold for $375K in 2/05. It was listed previously from 4/06 to 6/06 for $617K, again from 5/08 to 7/08 for $527K and once again from 10/08 to 2/09, starting at $497K and reducing to $467K.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Back on the Market:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Leasehold Pali Ke Kua 233 is back on the market at $449K, which is the same price as when it expired. This ocean view unit sold for $390K in 6/01.&lt;/p&gt;

&lt;p&gt;Ka&amp;rsquo;iulani&amp;rsquo;s continue to be popular, as #67 found a buyer this week while priced at $749K. Are prices on the rebound? This unit sold for $668K not quite year ago, in 6/12. Bank REO Paniolo 106 was priced at $189,900 as it went into escrow. This downstairs unit sold for $240Kin 9/03 and was foreclosed on by the bank in 2/13. Sealodge D5 went into escrow with a list price of $439K. It sold for $525K in 12/04.&lt;/p&gt;

Another sign prices are increasing.&lt;/p&gt;

&lt;p&gt;Plantation 412 was listed for $412K and it sold for $385K cash. This unit sold from the developer in 9/05 for $405K. Plantation 711 sold for the list price of $425K after 1202 days on the market. It was purchased from the developer in 9/05 for $455,402. Paliuli 1 sold for $425K with a list price of $429K. This was not a short sale despite being purchased for $575K in 8/07. As noted above, Hanalei Bay Villas 8 sold for the list price of $740K. Pali Ke Kua 211, which has ocean and Bali Hai views, sold for the list price of $899K, cash. It was originally purchased for $285K in 7/97.&lt;/p&gt;

If you noticed, then you can rest assured that sellers are on high alert and overjoyed to see the market finally heading back up.       <title>Kauai 2013 April Market Statistics</title>
      <description>&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;Apr 13 turned out to be very hot, ending up with 124 sales, which is an increase of 72% over the 72 sales of Apr 12. The increase was spread among residential &amp;ndash; which went from 29 to 54 sales, land which had a 160% increase with 10 sales in Apr 12 to 26 in Apr 13 and condo with 44 sales this Apr compared to 33 Apr 12. The &amp;ldquo;low&amp;rdquo; in sales was in Apr 08 with 48 sales and Apr 09 with only 45. Apr 13 is far and away the best performing month since 2008.&lt;/p&gt;
&lt;p&gt;Year to date, Apr 13 has 308 sales compared to 263 for this time last year. With the exception of 2009 &amp;ndash;which had only 131 sales at the end of Apr &amp;ndash; things have been steadily increasing since 2008. Year to date Apr 08 had 212 sales, Apr 10 had 219 and year to date Apr 11 had a total of 255 sales.&lt;/p&gt;
&lt;p&gt;Sales volume is also on the upswing, with $63M in sales this Apr compared to $43M in Apr 12, which is a 46% increase. Once again, this is the high for the last 6 years. The low was in Apr 09, which only posted $27M in sales, followed closely by Apr 11 with $29M in sales volume.&lt;/p&gt;
&lt;p&gt;Year to date there have been $177M in sales. Last year at this time there were $149M in sales, 2011 had $154M, 2010 &amp;ndash; $118M, 09 was the low year to date with only $85M and finally 08 year to date had $190M in sales volume.&lt;/p&gt;
&lt;p&gt;Median sales for residential in Apr is down from $680K in 12 to $585K in Apr 13. Land median is up from $216,500 to $255K in Apr 13 &amp;ndash; with condos going from $312K in Apr 12 to $335K for Apr 13. Year to date the median is up across the board: going from $449,750 year to date Apr 12 to $500K for this year in residential; land is up from $260K to $272,500 and condos went from $290K to $323,750. &lt;p&gt;It&amp;rsquo;s been a glorious weekend &amp;ndash; the kind that makes you want to run out and buy a property even if that was not the original plan. &lt;p&gt;Ka&amp;rsquo;iulani 20 is back on the market with a new low price of $2.2M. Purchased in 11/07 for $1,985,180, this unit first came on the market in 11/08 to 1/09 priced at $2.650M, again from 2/09 to 7/09 at the same price, from 10/09 to 4/11 starting at $2.650M and reducing to $2.595M and most recently from 5/11 to 2/13 with a start price of $2.495M and an ending price of $2.295M.&lt;/p&gt;
&lt;p&gt;Plantation 1021 is new on the market with a price of $649K. This successful vacation rental sold from the developer for $523,993 in 12/05.&lt;/p&gt;
&lt;p&gt;Villas of Kamali&amp;rsquo;i 59 has a new low list price of $650K after selling for $586K in 4/04. It was first listed from 8/09 to 1/11 starting at $795K and reducing $699K and again from 2/11 to 2/12 with a list price of $695K.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Contingent:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Short sale Hale Moi 106 went into escrow with a list price of $280K. This unit sold for $485K in 10/05. Puamana 18C, which had been on the market for 527 days, also found a buyer while priced at $349K. This townhouse last sold for $315K in 1/04.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sales:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ka&amp;rsquo;iulani 65, which was only on the market for 4 days priced at $759K, closed for $730K cash. This unit sold for $855K in 3/08. Ka&amp;rsquo;iulani 52, one of the developer&amp;rsquo;s units, sold quickly for $950K cash while listed for $1.099M. Villas of Kamali&amp;rsquo;i 40 sold for $685K while priced at $695K. Is the market going up? &amp;ndash; The seller purchased this unit for only $530K in 7/11 and actually made themselves some $$.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Under Contract:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ka&amp;rsquo;iulani 55 moved closer to closing by going from contingent to under contract. Priced at $1.099M, this is also one of the remaining developer units.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Price Changes:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Villas on the Prince 10 reduced from $798,900 to $785K. It was purchased for $470,320 in 2/02. Paniolo 106 reduced from $209,900 to $189,900. This REO last sold in 9/03 for $240K.&lt;/p&gt;

Year to date we are at 296 compared to 263 at the end of year to date Apr 12. Right now there are 26 properties Island wide under contract and another 192 that are contingent. Recently, the owner of the ranch where I keep my horse told me she&amp;rsquo;d seen a black and white &amp;ldquo;pinto&amp;rdquo; pig. I saw it the other day and managed (barely) to get a couple of pictures as the pinto pig ran across the pastures. They&amp;rsquo;re not great pictures as they are low resolution with my cell phone but look closely and you&amp;rsquo;ll see the unusual pinto pig.&lt;/p&gt;

&lt;p&gt;Even though things are a little slow this week, we&amp;rsquo;re still ahead of April 12 with 74 sales to date compared to 72 for last year. As of today, Sunday, there are 42 properties under contract and another 293 (Wow &amp;ndash; I didn&amp;rsquo;t realize it was that many!) that are contingent. On a yearly basis, we are behind with only 258 sales now compared to 263 at the end of April 12. Clearly, we&amp;rsquo;ll easily surpass that and hopefully, continue on with a very successful summer.&lt;/p&gt;

&lt;p&gt;It was another beautiful week with a brief period of showers this weekend. We were under a flash flood watch Saturday and told to expect heavy thunderstorms but escaped with minimal rain instead. Real estate has been keeping a steady pace, with houses even starting to move. A total of 21 properties Islandwide went into escrow while 37 closed escrow. Is the market moving? Yes, I think so. Take a look at the activity from this past week:&lt;/p&gt;

&lt;p&gt;Ka&amp;rsquo;iulani 67 is a new listing this week with a price of $749K, having last sold for $665K in 6/12. Puamana 8D is back on the market with a new list price of $365K. Purchased as a leasehold in 8/87 for $80K and converted to fee simple in 10/00 for $35,700, this unit was previously listed from 8/06 to 8/07 for $579K and more recently from 8/12 to 1/13 when it was withdrawn while listed for $295K. Remember back when I said once the market turned the sellers would start pricing up &amp;ndash; well, take a look at this unit and you&amp;rsquo;ll see it in action.&lt;/p&gt;
&lt;p&gt;Ka&amp;rsquo;iulani remains on fire, with unit 59 coming on the market priced at $719K and showing as sold for $707K. The purchase price of this unit was $625K in 4/12. This was a super low sale from the developer!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Back on the Market:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ka&amp;rsquo;iulani 51 is back on the market after being temporarily withdrawn on 3/21. This townhome sold for $1.6M in 10/09 and is listed for $1.238M.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Contingent:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ocean view Pali Ke Kua 139 flew off the shelf as many of the ocean view condos are doing these days, going into escrow within 8 days with a list price of $559K. This unit sold for $499K in 6/02. Not much of an increase there. Plantation 821 found a buyer after 205 market days while listed for $569K. This unit sold for $600K in 4/08.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sales:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;As noted in new listings, Ka&amp;rsquo;iulani 59 came on the market showing as sold. Nihilani 16A, which sold for $346K in 6/10, closed this week for $360K while listed for $389K. This was a 2 bed, 2 bath Moana floor plan.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Withdrawn:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Villas on the Prince 1, priced at $699K, was withdrawn after 257 market days. It sold previously for $986K in 3/06. Also withdrawing from the market is Villas #6 which was priced at $709K. It was listed for 159 days and last sold for $725K in 3/05. Pu&amp;rsquo;u Po&amp;rsquo;a 106 came off the market after 107 days while listed at $1.250M. This is a one owner which sold for $189,500 in 9/86.&lt;/p&gt;

      <title>Kauai 2013 March Market Statistics</title>
      <description>&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;Despite doubts from the naysayers, I&amp;rsquo;m still of the opinion that things are on the upswing and will continue to go that way. Now that&amp;rsquo;s not to say that there won&amp;rsquo;t be plateaus and the occasional well priced foreclosure or short sales, but I am seeing more and more &amp;ldquo;regular&amp;rdquo; properties come on that are selling very well. This past Mar 13 had a total of 73 sales, which is a 9% increase over Mar 12 with 67. Going back 6 years, there was only one Mar which had more sales, a total of 75, which was Mar 11.&lt;/p&gt;
&lt;p&gt;Due to a slow start this year, we only have 183 sales so far compared to 191 for this time last year. Again, the high &amp;ldquo;year to date&amp;rdquo; within the last 6 years is Mar 11 with 197.&lt;/p&gt;
&lt;p&gt;Sales volume stayed pretty steady, with $38,622,150 in sales for Mar 12 and $38,211,757 for Mar 13 which is a mere 1% decrease. Mar 08 had the highest sales volume with $53,639,200 within the last 6 years while the lowest was Mar 09 with only $23,249,955.&lt;/p&gt;
&lt;p&gt;Year to date we are pulling ahead, going from $106,125,860 in sales for Mar 12 up to $113,747,548 for this Mar. The high year was Mar 08 with $153,001,400. The low was Mar 09 which only had $58,344,624.&lt;/p&gt;
&lt;p&gt;Median sales price is, amazingly, almost the same, with $491,500 for residential in Mar 12 compared to $491,250 for Mar 13. Condos had a nice bump up going from a median of $285K in Mar 12 to $395K in Mar 13.       <description>&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;Happy Easter! Although it looks nice and sunny today, overall it was another wet, windy and c&amp;ndash;o&amp;ndash;l&amp;ndash;d week. Ask anyone &amp;ndash; temps in the mid 50&amp;prime;s at night is cold here. Throw in some gusty winds and driving rain and you&amp;rsquo;ll see us all in jeans, sweatshirts and jackets- big puffy jackets. Yes, we may be wimps be we&amp;rsquo;re warm wimps.&lt;/p&gt;
&lt;p&gt;Overall, March held its own, with 73 sales compared to 67 for last March. There still may be a few that closed Friday but have not yet been recorded in the MLS. This past week was a little on the slow side, perhaps due to the weather or the fact that it was Easter week. There were several new condo listings, only one sale, and surprisingly, not even one price reduction in either condos or homes. Take a look for yourself:&lt;/p&gt;

&lt;p&gt;Happy St. Patrick&amp;rsquo;s day to you! It&amp;rsquo;s been a mixed bag this week when it comes to the weather with everything from bright warm sunshine the beginning of the week to huge raindrops and a cold front at the end. It&amp;rsquo;s beautiful today but only 61 degrees at the moment which is cold for those of us with &amp;lsquo;thin blood.&amp;rdquo; Standy by, however as low 80&amp;prime;s are forecast mid afternoon with more rain coming by day&amp;rsquo;s end.&lt;/p&gt;
&lt;p&gt;Despite the changing weather, we had quite a bit of condo activity this week with 5 condos going into escrow, 3 of which are Ka&amp;rsquo;iulani units. &lt;p&gt;&lt;strong&gt;New Listings:&lt;/strong&gt;&lt;br&gt; Another developer Ka&amp;rsquo;iulani came on the market; the market, unit 7 which is priced at $1.549M. This townhome has been as high as $1.950M when it was in the preconstruction phase in 06, and as low as $1.395M, when the market was still trending down, from 2/11 to 9/11. Nihilani 34C is new on the market after selling from the developer $650K in 5/09. It is priced at $569K.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Contingent:&lt;/strong&gt;&lt;br&gt; Ka&amp;rsquo;iulani 65, a resale which sold for $855K in 3/08 and the developer&amp;rsquo;s Ka&amp;rsquo;iulani 54, both went into escrow this week. Unit 65 found a buyer in 7 days priced at $759K while unit 54 took only 3 days while priced at $1.099M. Ka&amp;rsquo;iulani 8, a resale which sold for $939,420 in 3/08, was withdrawn from the market on 3/4 but came back on today showing as in escrow.&lt;/p&gt;
&lt;p&gt;Plantation 412 fell out of escrow last week and went right back in this week. This unit was purchased from the developer in 8/05 for $405K and is priced at $389K. Ocean view Ali&amp;rsquo;i Kai 3104 priced at $675K went into escrow after only 98 days. This ground floor condo sold for $170K in 6/95.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sales:&lt;/strong&gt;&lt;br&gt; Villas of Kamali&amp;rsquo;i 2 sold for $655K while listed for $662K. This townhome last sold for $640 in 5/04. Sandpiper 119 closed rather quickly for a short sale. It went into escrow on 1/30 and took only a month and a half which is great. This unit sold for $389K in 6/04 and was priced at a very attractive $199K when it came on the market. It sold for $212K cash. Pali Ke Kua 13 sold for $425K while priced at $439K. It was purchased for $116,500 in 3/96. Nihilani 3C, priced at $565K closed this week for $525K. This Makai townhome sold for $842,655 from the developer in 1/07.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Price Changes:&lt;/strong&gt;&lt;br&gt; There is only one price change this week and it&amp;rsquo;s an increase from $425K to $495K for Hanalei Bay Resort 2305/06. Purchased in 6/03 for $379,367, this unit came on the market at $495K and previously reduced from $495K to $424K in 7/12.&lt;/p&gt;

&lt;p&gt;As you can see, it was a busy week for condos but not so much for homes. As of today, there are only 29 active homes, and of those, only 1 is priced in the $500K&amp;rsquo;s and 1 in the $600K&amp;rsquo;s. There are 5 in the $700K&amp;rsquo;s, and 4 each in the $800K&amp;rsquo;s and $900K&amp;rsquo;s. It&amp;rsquo;s all uphill from there. As for condos, we have 51 active listings, with only 1 priced in the $200K&amp;rsquo;s. There are 7 condos in the $300K&amp;rsquo;s, 9 priced in the $400K&amp;rsquo;s and it goes up from there.&lt;/p&gt;
&lt;p&gt;As I keep saying, pricing seems to have leveled off at a minimum and is trending upwards in most cases. Overall, we&amp;rsquo;re seeing fewer price reductions, especially in condos. If you are hoping to find your piece of paradise, there&amp;rsquo;s still time but you have to be ready to buy when your feet hit the ground. &lt;p&gt;&lt;strong&gt;New Listings:&lt;/strong&gt;&lt;br&gt; Ka&amp;rsquo;iulani 65 is new on the market at a great low price of $759K. This unit was purchased from the developer for $855K in 3/08. Villas on the Prince 19 has returned to the market with a list price of $775K after being purchased for $520K in 6/02. This townhome was previously listed from 1/09 to 1/10 starting at $850K and reducing to $844K and again from 9/11 to 11/12 starting at $875K and ending at $689,999.&lt;/p&gt;
&lt;p&gt;Ka&amp;rsquo;iulani 54, one of the developer&amp;rsquo;s units, is back on the market priced at $1.099M. This unit has been previously priced at $1.7M. Sealodge D5 is new listed at $439K. This top floor unit sold for $525K in 12/04 and was previously listed from 6/08 to 4/10 starting at $775K reducing to $649K when it expired.&lt;/p&gt;
&lt;p&gt;Hanalei Bay Resort 4204-5-6 is back on the market at a new price of $995K after selling for $1.064M in 4/05. This unit was previously listed from 3/06 to 8/07 starting at $1.899M and reducing to $1.799M, from 8/10 to 3/11 for $1.225M, from 5/11 to 12/11 for $1.175M and from 2/12to 12/12 starting at $1.175M and reducing to $997,500.&lt;/p&gt;
&lt;p&gt;Ka&amp;rsquo;iulani 52, one of the developer&amp;rsquo;s remaining units, is back on the market priced very attractively at $1.099M. This unit has been listed since 2006 and has gone as high as $1.750M. This unit went very quickly into escrow within 2 days and is seen under the contingent part of this report.&lt;br&gt; &lt;strong&gt;&lt;br&gt; Back on the Market:&lt;/strong&gt;&lt;br&gt; Plantation 412 fell out of escrow after going under contract on 1/2/13. This downstairs unit is priced at $389K and sold for $405K in 9/05 from the developer.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Contingent:&lt;/strong&gt;&lt;br&gt; Ka&amp;rsquo;iulani 52 is in escrow as noted above.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sales:&lt;/strong&gt;&lt;br&gt; Highly upgraded Mauna Kai 10A sold for the list price of $325K. It was previously purchased for $289K in 8/03. Hale Moi 210 went into escrow within 2 days of being listed, and closed this week for $322,500 cash while listed for $335K. Unit 210 sold for $140K in 9/99.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Under Contract:&lt;/strong&gt;&lt;br&gt; The developer&amp;rsquo;s Ka&amp;rsquo;iulani 1 which came on the market 12 days ago went quickly under contract while priced at $1.250M.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Withdrawn:&lt;/strong&gt;&lt;br&gt; Ka&amp;rsquo;iulani 8 was withdrawn after 312 market days. Priced at $1.225M this townhome was purchased from the developer in 3/08 for $1,939,420. Puamana 24D priced at $285K was withdrawn after 766 days on the market. It last sold for $268K in 9/03.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Price Changes:&lt;/strong&gt;&lt;br&gt; The developer&amp;rsquo;s Ka&amp;rsquo;iulani 3 increased in price from $1.350M to $1.479M. Now on to your Princeville Kauai single family home update:&lt;/p&gt;

&lt;p&gt;As you can see, there wasn&amp;rsquo;t much activity in the single family homes, and no new listings. Our single family home inventory is down to 29 active listings as of today, which is good for sellers but has created an increasingly competitive market for buyers. You&amp;rsquo;ll notice that as well priced properties come on the market, they are in escrow in a flash.&lt;/p&gt;
&lt;p&gt;Right now there are only 53 active condo listings, and only one of those is priced in the $200K&amp;rsquo;s. There are eight units in the $300K&amp;rsquo;s and nine in the $400K&amp;rsquo;s. The rest go up from there, topping out at $1.8M. You may not have missed the boat yet, but I will say, the boat is harder to catch these days. There are still good buys coming on the market but you have to be ready to move NOW when they do.       <title>Kauai 2013 February Market Statistics</title>
      <description>&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;Feb 13 didn&amp;rsquo;t outperform Feb 12 in terms of number of sales, coming in with exactly the same number, which is 61. Residential was down slightly with 24 sales compared to 35 last Feb, while vacant land shot up from 6 to 13. Condos remained steady rising just one digit going from 20 in Feb 12 to 21 in Feb 13. Three commercial properties sold compared to none for last Feb. Within the last 6 years, only Feb 11 had more sales with 64 while the low was an amazingly low 26 in Feb 09 &amp;ndash; so we are making some progress.&lt;/p&gt;
&lt;p&gt;Year to date we are slightly behind the curve, with 124 sales at this time last year compared to 110 year to date this Feb. This represents an 11% decline. Once again, within the last 6 years the low year to date was 09 with only 46 sales while the high year to date was Feb 12 with 124 sales.&lt;/p&gt;
&lt;p&gt;Sales volume tells a different story, with $42,739,341 worth of property changing hands this past month compared to $36,584,210 for Feb 12 which is a 17% increase. Year to date sales volume is also slightly up by 12% going from $67,503,710 in 12 to $75,535,791 at this point in time.&lt;/p&gt;
&lt;p&gt;Median sales price is up for residential gong from $449,000 in 12 to $512,400 for this past Feb, land went from $261,000 to $290,00 while condos went down from $312,500 to $225,000. Remember these are median and not average prices.&lt;/p&gt;

&lt;p&gt;Like I said, it was a pretty &amp;ldquo;short&amp;rdquo; week in terms of the actual update but I&amp;rsquo;m expecting the interest and activity in the market to continue. Kauai is one of the most beautiful places in the world and Hawaii was determined to be the &amp;ldquo;Happiest&amp;rdquo; state in the US by a University of Vermont study. The study was based on &amp;ldquo;geotagging&amp;rdquo; tweets. A number of happy and sad words were weighted and calculated, and Hawaii ranked as the happiest state thanks to an abundance of relatively happy words such as &amp;ldquo;beach,&amp;rdquo; &amp;ldquo;rainbow,&amp;rdquo; and food-&amp;shy;&amp;#8208;&amp;#8209;related words.&lt;/p&gt;
&lt;p&gt;However, I have to say it again, please be careful when visiting, especially if you are in the ocean during the winter months. I&amp;rsquo;m saddened to report that yet another life was lost by drowning this past week, and before that a woman was swept to her death while trying to cross the Hanakapi&amp;rsquo;ai River on the way of out Hanakapi&amp;rsquo;ai Beach. I think that brings our total thus far to 8.&lt;/p&gt;
&lt;p&gt;The mantra of our ocean safety experts is &amp;ldquo;when in doubt don&amp;rsquo;t go out&amp;rdquo; but I would have to say, don&amp;rsquo;t go into the water this time of year unless there is a lifeguard present. That may seem like extreme advice to some people but clearly, those who drown were either victims of circumstance or they underestimated their ability. Please do be careful out there &amp;ndash; sometimes the best way to enjoy the ocean is from the distance.&lt;/p&gt;

&lt;p&gt;We&amp;rsquo;ve continued to have a mixed bag of weather this week, at least up on the North Shore. My hubby was on the westside early in the week and he reported blue skies and sunshine. However, on this end it&amp;rsquo;s been a sun out, sun in, clouds, rain, blowing horizontal rain then sun out, sun in, etc throughout the day. Definitely cold too by Kauai standards. No, I don&amp;rsquo;t expect any sympathy given what is going on in the mainland but still &amp;ndash; all the locals are bundled up in sweatshirts and jeans.&lt;/p&gt;

&lt;p&gt;The developer&amp;rsquo;s Ka&amp;rsquo;iulani 1 is on the market priced at a new low of $1.250M. Back in 12/06, when this townhome first came on the market, it was priced at $1.8M until it expired in 8/07. It was then listed from 6/10 to 9/11, starting at $1.495M and ending at $1.395M.&lt;/p&gt;
&lt;p&gt;Paniolo 104 is now a bank owned property with a list price of $219,900. This unit sold for $240K in 9/03 and was foreclosed on in 2/13 by FNMA. It has been listed 6 times by various agents almost continuously since 2005, going as low at one point to $150K.&lt;/p&gt;
&lt;p&gt;Completely remodeled Puamana 25A is priced at $403K after selling for $490K in 2/07. Hanalei Bay / Bali Hai / Ocean view Pali Ke Kua 211 is new on the market priced at $899K after selling for $285K in 7/97.&lt;/p&gt;
&lt;p&gt;Back on the Market:&lt;/p&gt;
&lt;p&gt;Sealodge F4 is back on the market after being temporarily withdrawn on 2/4. This unit, which is priced at $429K last sold for $125K in 5/99.&lt;/p&gt;
&lt;p&gt;Contingent:&lt;/p&gt;
&lt;p&gt;Finally, Plantation 711 found a buyer after 1207 days on the market. Currently priced at $425K, this unit sold for $455,402 in 9/05. Villas of Kamali&amp;rsquo;i 40 was priced at $695K when it went into escrow this week. This was clearly a prudent purchase back in 7/11 when the current owners paid an amazing $530K for it as a short sale.&lt;/p&gt;
&lt;p&gt;Under Contract:&lt;/p&gt;
&lt;p&gt;Sealodge G4 moved from contingent to under contract. Priced at $349K, this unit was purchased for $385K in 11/03.&lt;/p&gt;
&lt;p&gt;Withdrawn:&lt;/p&gt;
&lt;p&gt;Ka&amp;rsquo;iulani 8, priced at $1.225Mwas withdrawn after being on the market for 299 days. This unit was purchased from the developer for $1,939,420 in 3/08. Ka&amp;rsquo;iulani 29 was withdrawn from the market while priced at $1.325M after 351 active days. It sold from the developer in 7/07 for $1,825,850.&lt;/p&gt;
&lt;p&gt;Price Changes:&lt;/p&gt;
&lt;p&gt;Short sale Cliffs 2305 saw a $40K price increase up to up to $339K. This third floor unit was purchased for $680K in 6/06.&lt;/p&gt;

&lt;p&gt;Overall, there have been 44 sales as of today compared to 61 for Feb 12, however, sales volume is very close, with $36K sold in Feb 12 compared to $35K sold so far this month. What that says to me is that pricing is improving which is great for sellers. If you&amp;rsquo;re one of those buyers that&amp;rsquo;s been sitting on the sidelines waiting for the &amp;ldquo;market bottom,&amp;rdquo; you may very well have missed it. Yes, there are still some good buys to be had but they are going much quicker than before and they are not as plentiful.&lt;/p&gt;

For Valentine&amp;rsquo;s we flew to Oahu, spent a day shopping at Ala Moana (If you don&amp;rsquo;t know what Ala Moana is, trust me, when you move here you will!) then rented a Harley for a couple of days and rode to the other side of the Island. I get so accustomed to Honolulu and Waikiki that I almost forget there&amp;rsquo;s such lovely rural areas like Laie where we stayed. We walked across the street and enjoyed the beach then walked into the neighboring town of Kahaku for some &amp;ldquo;broke da mouth&amp;rdquo; Coconut shrimp. It&amp;rsquo;s always fun to visit the neighboring Islands.&lt;/p&gt;

      <description>&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;Valentines day is near and if you&amp;rsquo;re lucky enough to be on Kauai, there are many, many romantic/exciting things to do. First choice is often a nice restaurant. You have quite an assortment from the Dolphin Restaurant or Postcards in Hanalei, to Duke&amp;rsquo;s at Kalapaki Bay or Roy&amp;rsquo;s or the Beach House in the Poipu area. There are many great restaurants here but they book up quickly so don&amp;rsquo;t wait too long. If you like something more active, contact one of the activity desks and schedule a paddle/hike up the Wailua River which includes lunch at a beautiful waterfall, or go ziplining at Princeville ranch where you can also ride horseback then hike down to a waterfall for a refreshing dip and lunch. ATV tours are also great fun. They even have a combo tour which includes ATV&amp;rsquo;ing and a horsebackride.&lt;/p&gt;
&lt;p&gt;If you prefer something less strenuous, a helicopter tour of the Island is amazing. Or indulge yourself and your loved in at one of the many fine spas throughout the Island. If you like something more private, many massage therapists provide in room massages and some even do dual massages. A great resource once you get on Island, (besides just talking to the person at the activity desk) is the magazine &amp;ldquo;101 thing to do on Kauai.&amp;rdquo; If you&amp;rsquo;re clueless, this will give you plenty of great ideas. And don&amp;rsquo;t forget, it&amp;rsquo;s whale season so a boat tour to see the humpback&amp;rsquo;s up close and personal is always fun.&lt;/p&gt;
&lt;p&gt;As for real estate, it seems to be holding steady with both condos and homes going into escrow this week. We&amp;rsquo;re seeing fewer price reductions and more activity so maybe we&amp;rsquo;re finally reaching the point where the price reflects the value. Take a look for yourself:&lt;/p&gt;

&lt;p&gt;New Listings:&lt;br&gt; Nihilani 16A, which sold for $346K in 6/10, came on the market this week showing as in escrow priced at $389K.&lt;/p&gt;
&lt;p&gt;Back on the Market:&lt;br&gt; Ka&amp;rsquo;iulani 8, which was purchased from the developer for $1,939,420 in 3/08, unfortunately fell out of escrow while priced at $1.225M. Short sale Sandpiper 203 is back on the market, with a bank approved price of $220K and a promise of a (relatively) quick close. Initially priced at $185K when it went under contract, this unit sold previously for $370,500 in 7/04. Sealodge H4 went into escrow on 2/4 and came right back on 2/5. This unit was purchased for $50,900 in 11/77 (original owner) and is listed for $349K&lt;/p&gt;
&lt;p&gt;Contingent:&lt;br&gt; As noted under new listings, Nihilani 16A came on the market showing as in escrow.&lt;/p&gt;
&lt;p&gt;Sales:&lt;br&gt; Ka&amp;rsquo;iulani 6, which was priced at $1.395M sold for $1.2M cash. This was not a short sale even though it was purchased in 11/07 for $2,051,780. Kamahana 13 Sold for $379,500 while listed for $389K. This unit sold for $640K in 10/05.&lt;/p&gt;
&lt;p&gt;Under Contract:&lt;br&gt; The developer&amp;rsquo;s Ka&amp;rsquo;iulani 2, priced at $1.350M, which went into escrow on 1/29, moved quickly to under contract. Emmalani Court 215 went under contract priced at $575K. It last sold for $425K in 9/03.&lt;/p&gt;
&lt;p&gt;Withdrawn:&lt;br&gt; Ka&amp;rsquo;iulani 20 sold for $1,985,180 in 11/07 and was listed for $2.295M when it was withdrawn. It was on the market for 638 days with one price reduction from $2.495M to $2.295M.&lt;/p&gt;
&lt;p&gt;Temporarily Withdrawn:&lt;br&gt; Sealodge F3, priced at $429K, was withdrawn. It sold for $125K in 5/99 and was on the market for 250 days at the same price.&lt;/p&gt;

&lt;p&gt;Now I want to take a moment to tell you what NOT to do while on Island and I&amp;rsquo;m going to start by saying that so far this year we have had five drownings, with three in one week. If I&amp;rsquo;m not mistaken, all were visitors. I noticed a comment on one of the articles about a recent drowning. The person making the comment was an activities desk person &amp;ndash; he said when visitors ask him where to go he tells them to visit a beach with a lifeguard, especially during the winter months when the surf is high and the ocean unpredictable. He said many people tell him they want to go somewhere private where no one else goes. They often want to know how to get to the &amp;ldquo;off the beaten track&amp;rdquo; beaches known and frequented only by locals.&lt;/p&gt;
&lt;p&gt;The flaw in that is &amp;ndash; the locals know the ocean. I&amp;rsquo;m certainly not an ocean person but even I&amp;rsquo;ve been here long enough to know when to stay out of the water, something visitors may not recognize. Yesterday, we went to Hanalei Bay where there were flags and signs posted up and down the beach warning of high surf, strong riptides and in some cases, no swimming. What might be confusing for a visitor is that there were many young children surfing (I think it was a junior surf competition) which might make you think that if children are in the water, then it must be ok for adults.&lt;/p&gt;
&lt;p&gt;Don&amp;rsquo;t make that mistake. Those &amp;ldquo;children&amp;rdquo; you see surfing live here, know the water and are in it everyday. We walked along the beach and watched as one surfer tried paddling back out to the lineup, struggling against the waves until a riptide grabbed his board and swept him (happily) out to where he wanted to be. Trust me, when you wade into the water to swim or play in the surf and the same thing happens to you, it will quickly wipe the smile off your face.&lt;/p&gt;
&lt;p&gt;We walked down the beach and back at the water&amp;rsquo;s edge, letting the waves crash into our legs. Even so, there were a couple of times I really had to brace myself against the receding water. We then sat on the beach and relaxed for awhile. As we got ready to leave, we passed two people who looked like visitors &amp;ndash; they were two older people who passed us just as we walked by the signs / flags. I was honestly shocked when the gentleman asked my husband &amp;ldquo;Did you go in?&amp;rdquo; Shall I just say it outloud? &amp;ldquo;Do you not see the warnings signs and see the flags up all over? Do you not see the people sitting on the beach and did you not notice that the only people in the water were those with surf and boogie boards? Hello?!&amp;rdquo; My husband looked at him and said &amp;ldquo;No we just walked the beach.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;I had to say all this because a friend of mine knew one of the 5 who drowned &amp;ndash; and his death was totally unnecessary. The person who drown unwittingly took his friend&amp;rsquo;s life with him as his friend jumped into the water to try and save him and also drowned. Kauai puts a lot of effort into ocean safety. I think their best advice is this &amp;ldquo;When in doubt, don&amp;rsquo;t go out.&amp;rdquo; The life you save may be your own.&lt;/p&gt;

      <title>Kauai 2013 January Market Statistics</title>
      <description>&lt;p&gt;Aloha,&lt;/p&gt;
&lt;p&gt;Jan 13 got off to a bit of a slow start with only 48 sales, which is a 24% decrease from Jan 12 with 63. The only Jan with fewer sales in the last 6 years was Jan 09 with a mere 20. Of these 48 sales, 28 were residential, 5 land, 1 commercial and 14 were condos. The Kawaihau zone had the greatest number of residential sales at 12, followed by 6 in the Koloa zone, 5 in Hanalei zone, 4 in Lihue and 1 for Waimea.&lt;/p&gt;
&lt;p&gt;Despite the lower number of sales, it is clear price is moving up as the sales volume posted a 5% increase, going from $31M in Jan 12 to $33M in Jan 13. The &amp;ldquo;low&amp;rdquo;with $22M in volume is Jan 10. Jan 09 followed closely behind with $24M in sales volume while the high point within the last 6 years was Jan 08 with $46M in volume.&lt;/p&gt;
&lt;p&gt;Median sales price stayed pretty consistent. In Jan 12 the residential median was $402,500; Jan 13 median was at $447,500. Condo median went up slightly, going from $270,000 in Jan 12 to $335,500 in Jan 13. Keep in mind, this is median and not average. At this point, February seems to be heating up so we&amp;rsquo;ll just have to wait and see if the market is able to sustain itself.&lt;/p&gt;

&lt;p&gt;New Listings:&lt;/p&gt;
&lt;p&gt;Ka&amp;rsquo;iulani, which was purchased from the developer in 10/09 for $1.6M, is on the market priced at $1.238M. Short sale, downstairs Hale Moi 106 is priced to sell at $269K. This unit sold previously for $485K in 10/05, and has been listed almost continuously since that time. It came right back on the market in 10/05 at $599K and was withdrawn in 11/06 with a price of $550K. It returned to the market in 1/07 to 3/07, priced at $555K. It was then listed from 5/07 to 1/08 going from $559K to $515K when it was withdrawn. It came back on the market in 3/08 priced at $524K as a short sale, reduced to $325K before going back up to $450K and expiring in 6/10. The final listing was as a short sale with a beginning price of $299K in 1/11 to 12/11 when it was withdrawn priced at $250K. Maybe this will be the lucky listing.&lt;/p&gt;
&lt;p&gt;Puamana 24D, priced at $449,990 is new on the market after selling for $385K in 11/08. Upstairs Hale Moi 210 priced at $335K was new on the market. This unit last sold for $140K in 9/99 and was previously listed from 9/07 to 10/08 starting at $555K and reducing to $515K. It was only on the market for 3 days when it went into escrow.&lt;/p&gt;
&lt;p&gt;Contingent:&lt;/p&gt;
&lt;p&gt;The developer&amp;rsquo;s Ka&amp;rsquo;iulani 4, which came back onto the market 4 days ago as a new listing with a new low price of $1.350M, went quickly into escrow. Short sale Sandpiper 119, which came on the market last week at the unbelievably low price of $199K, went quickly into escrow as expected. It was purchased for $389K in 6/04. As noted above, Hale Moi 210 at $335K went quickly into escrow. Ocean view Pali Ke Kua 238, priced at $559K went into escrow after 55 days on the market. Previously a leasehold property which went into foreclosure, it was ultimately purchased for $40K by the lessor and is now offered for sale as fee simple.&lt;/p&gt;
&lt;p&gt;Sales:&lt;/p&gt;
&lt;p&gt;The developer&amp;rsquo;s Ka&amp;rsquo;iulani 50 sold for $1.025M cash while listed for $1.099M. &amp;ldquo;Back in the day&amp;rdquo; there was no negotiating with developers but that&amp;rsquo;s certainly changed.&lt;/p&gt;
&lt;p&gt;Under Contract:&lt;/p&gt;
&lt;p&gt;Sealodge E9 priced at $395K went under contract in record time with only 6 market days. The last sale of this unit was in 12/00 for $285K.&lt;/p&gt;
&lt;p&gt;Expired:&lt;/p&gt;
&lt;p&gt;Hale Honu 9A, priced at $413K, expired after 367 market days. It sold for $180K in 6/02. Puamana 21B also expired while listed for $499,500. The last purchase of this unit was in 4/99 when the buyer paid $70K for a leasehold property which was then converted to fee simple in 7/00 for $35,700.&lt;/p&gt;
&lt;p&gt;Withdrawn:&lt;/p&gt;
&lt;p&gt;Short sale Ka&amp;rsquo;iulani 10, priced at $1.120M and purchased for $1,921,140 in 2/08, was withdrawn after 398 days.&lt;/p&gt;

&lt;p&gt;I have several buyers who want properties like the &amp;ldquo;ones they saw&amp;rdquo; several months back. Unfortunately, many of those &amp;ldquo;attractively priced&amp;rdquo; properties were short sales which were on the market and/or went into escrow 6 and 8 months ago &amp;ndash; and the market has changed dramatically even in that short period of time. There are still some interesting buys, like the Sandpiper priced at $199K that went into escrow in a flash, but to get a chance at a property like that, you must have your financing lined up, your cash funds in order and be ready to jump. This is truly a market where, he who hesitates is lost.&lt;/p&gt;
&lt;p&gt;Even if you do win the first round by getting the property into escrow, if you are dealing with a short sale, there is still the bank to negotiate with, and they may have a completely different idea as to what the unit is worth. But with a little bit (or a lot) of patience you may end up with a great buy.&lt;/p&gt;
