Every now and again I enjoy leaving the Island to spend a few days on Oahu. My style is to stay at a hotel midway between shopping/movies - and Waikiki. I don't rent a car but instead find it relaxing to take my time and walk to Ala Moana Shopping Center for some "recreational shopping" or stroll down to the Ward Center Cinemas for a choice of movies. Walk a little bit further to the Restaurant Row Theatres where you'll find "slightly old" movies at only $1 anytime! It's been a relatively quiet week, except for a few closings, one of which was mine. The weather remained on the cool side, with intermittent rain along with very high surf on the North Shore. I took pictures of the waves both on Friday and Saturday but it's very hard to capture their beauty and power (at least for me) through the camera lens. Friday we had a misty rain that turned everything grey (including the cruise ship) while Saturday showed a marked improvement with periods of blue skies! The month of February ended with 25 sales Island wide down from 57 in February 08 but up from January 09 that only posted 20 overall sales. Year to date we have had 45 sales compared to 107 this time last year. The high point for February was in 2004 when 130 properties changed hands.
Of the 25 sales, 11 were residential, 4 vacant land, and 10 were condos. There was 1 house sold in the Waimea zone, 3 houses and 3 lots sold in Koloa zone, 1 house, 1 lot and 3 condos sold in Lihue zone, 3 homes and … (1 comments)

Here we are in March already and my taxes still aren't done! I'm usually well on my way to a refund by now but have not been able to find the time to sit down and crunch all the numbers. Last week continued with cold and rainy weather so much so that when I went out to brunch this morning I all but gave up and put on my black knit sweater (which is generally reserved for mainland cold weather) along with jeans. Maybe it's due to the less than desirable weather - this has been one of the coldest winters I've experienced in a long while. January Statistics are out showing a total of 20 sales this month compared to 50 in 08, 69 in 07, 121 for 06, 105 in 05 and 122 for 04. I guess that just about says it all. The majority of the sales were residential with 10 transactions, 3 for vacant land, and 7 condos. Most of the sales were in the Kawaihau district where 5 houses, 3 land parcels and 1 condo sold. I'm always happy to report on the unexpected, especially when the news is good. Last blog I reported on a meeting held in Princeville where developer Jeff Stone said he was requesting a zoning change from R-4 to R-10 to put timeshare in on the Meadows and Greens area of Princeville. The meeting had the appearances of being held "under the radar" as there was very little notice. Fortunately, a few concerned citizens found out about the meeting and got the word out so that approximately 250 people showed up to voice their concerns.

There always seems to be one controversy or another going on regarding development on Kauai and the latest involves Princeville. Last night there was a "not well publicized" neighborhood meeting in Princeville with Jeff Stone as the speaker. You may know Stone as the individual who heads up a joint venture company called Princeville Associates LLC that paid around $220M back in 05 for the purchase of the 9,000-acre Princeville resort, including the 252-room Princeville Hotel, two Robert Trent Jones Jr. golf courses, a tennis club, health spa, shopping center (now on the market) airport and other land holdings on … (0 comments)

It's been interesting week weather wise and a productive one in terms of real estate. Starting with the weather: it's been pretty much a mixed bag this week, with some rain, some sun and cooler temperatures (or at least what we call "cooler temperatures!") Friday the State closed schools everywhere but on the Big Island in anticipation of a huge winter storm that was supposed to hit accompanied by wind gusts of up to 60 mph. All year long people have been talking about just how bad the real estate market has been. Now that the year is over, let's take a look at the end of year statistics and see how they compare to the years past. For the month of December, there were 39 sales, down from 56 last year December. For 2008 there were 587 sales well off of the 909 properties that sold in 2007 and much less than the 1554 sold in 06 or the 1796 sold in 05.
