Today I’m sure we are all remembering where we were 10 years ago on 9/11 – as we take some time to remember those who lost their lives on that tragic day – a day that changed the fabric of who were are as individuals and who we are as a nation. Despite the fact that this is the 10 year anniversary, it seems like it was only yesterday when tragedy struck, so great was the emotional impact and the aftermath of those attacks. Please take a moment to remember the many lives that were changed on that fateful day.

Aug 2010 and Aug 2011 had the same number of sales which was 64. Interestingly, in both years there were 31 residential sales, 8 land in 10 compared to 6 land in Aug 11, 1 commercial in 10 compared to 1 business sale in 11 and 24 condos sold in Aug 10 with 26 selling in Aug 11. The majority of the residential sales were in the Kawaihau zone which encompasses Kapaa with 13 sales. Hanalei stayed the same with 8 in both years.

Happy Labor Day weekend and what a beautiful day it is! I hope you are experiencing the same sunny skies that we are. This past month ended up in a tie with Aug 2010 with a total of 64 sales, although year to date we are still slightly ahead with 504 compared to 469 last year. It was another slow week, with only one new listings – perhaps because of the holiday. Take a look for yourself:

June 2011 fell a little short of June 2010 sales, with only 65 compared to 73. Of those 65, 27 were residential, 10 land and 28 condos. The number of condos sold is higher than last June which had only 26. The same goes for land - we had one more sale this June than last. It was the residential that showed a 27% decrease going from 37 in Jun 10 to 27 in Jun 11.
Year to date we are slightly ahead, with 380 sales so far compard to 347 last year this time. We're doing good, however, compared … (0 comments)

I’m back home after a wonderful trip in Switzerland. Last week with fairly steady, with 3 new listings, 2 new escrows and 2 sales. So far we’re ahead of the game as compared to July of 2010, which had 58 sales compared to the 59 we have as of today. Of those sales, in 2010 – 18 were condos while 22 condo sales are reported for July 2011 so far. Now on to your update:

Here we are midway through June - we're lagging slightly behind this time last year which ended up with 73 sales compared to the 38 we have now. If we double that by the end of the month, we'll be ahead of the game. Of those 38 sales, 16 were condos compared to 26 condos sold in Jun 10. Year to date we're doing ok - we already have 353 compared to 347 for last year at this time.

The sun is finally out, the "flash flood" warnings have ceased (for now) and the trades are keeping us cool. It looks like there could be a few rain showers today but that's what keeps our North shore so very lush. There was quite a bit of activity in the condo market this past week; we already have 22 condo sales so far this month compared to a total of 18 for May 2010 so we're on a roll. Well, this April didn't quite outperform last year's April, as we were hoping, coming in with only 54 sales compared to 66 for Apr 10 for an 18% decrease. Booo! I seriously doubt we'll see that happening again as I'm seeing more and more properties going into escrow, especially short sales and foreclosures.
Of the 54 sales, 27 were single family, 7 land, 1 commercial and 19 condos. Take a look at what sold for condos:

It's been a glorious couple of days with lots of sunshine, and a few clouds but minimal trades. I have an ocean bluff condo and most always have a nice breeze but every now and then, the airflow stops even here. But that's what fans are for - much better than A/C seeing as we have the most expensive electricity in the US. Yes, that's true. Around here you only run you're A/C for as long as absolutely then it's up to the fans.

It's been a busy week, judging from the amount of activity on the MLS. We have 6 new condo listings, 3 that came back on the market after a brief trip into escrow, and four new ones that went into escrow.
It's always disappointing to see a property come back on the market after going into escrow. I don't know the cause of this, but it seems buyers lack the confidence in the market of years past. Perhaps they get into a transaction, only to discover they don't really think the unit will hold it's value. Maybe the news creates … (0 comments)

Yesterday, we did one of my favorites hikes which is the Okolehau Hike out of Hanalei Valley. In the past, we've gone as far as the lookout over Hanalei Valley, which is the end of trail if you go to the left when you get to the "intersection." We'd heard that if you go off to the right, you can actually hike to the top of Hihimanu mountain, which we affectionately refer to as the "bat wings." We just had to try it.

After a huge rainstorm on Sunday the 16th, the weather has been pretty near perfect. I particularly love the winter days with blue skies, white puffy clouds and cooling trades. We've even had some high surf which the whales seemed to enjoy judging by the number of breeching whales I've seen. (Ok, I haven't always been looking at the exact moment to see the actual whale but I've certainly seen the huge splash!)

This was a great week as far as winter weather goes. We had a cold snap for a few days which caused everyone here to dig out their long pants and jackets. It must have been down into the low 60′s and high 50′s which is downright chilly by Kauai standards.
At the same time, we had some of the most spectacular high surf which I enjoyed as I worked in my home office. I particularly love this time of year as it brings the albatross around, who make soaring over the bluffs and ocean look so very effortless. The … (1 comments)

It was a busy week for residential properties, with 19 new listings Islandwide and 7 back on the market for a gain of 26. On the other side, 14 homes went into escrow, 11 closed, 2 went under contract, 9 expired and 3 were withdrawn for a net reduction of 13 homes from inventory. As of today, there are 454 active residential listings on Kauai. Condo's didn't fare quite as well, with 6 coming on the market and 7 coming back onto the market for a count of 13. I'm a little late with market statisitics this months, having just returned from Africa. I'll have to do a post on that experience once I get caught up, but for now, let's take a look at how August fared compared to last year and years past. For Aug 2010 there were a total of 63 sales compared to Aug 09 which had 44. Aug 08 saw 42 sales, 65 for Aug 07, 90 for Aug 06 and an incredible 200 - yes - 200 sales for Aug 05! The good old days....
