This week has just flown by - maybe because it stated with completion of the Marathon last Sunday followed by two days of recovery. Nevertheless, here we are again, with a new update already. I have a better than average reason for being late with this weeks update: I participated in the Kauai Marathon Sunday and spent yesterday recovering from the 26.2 mile jaunt. Even though I walked the better part of it, it was still no easy task but I'll wait to talk more about this on an upcoming blog specifically about my marathon experience. Ok, so it wasn't a blazing hot summer selling season. We've experienced those in the past and this month was not it. Nevertheless, we did see some buyers pick up some nicely priced properties throughout the Island this past month, in fact, 43 properties changed hand in Aug 09 compared to only 42 in Aug 08. We are definitely down for the year to date with 305 having sold so far compared to 431 last year this time. Although the first day of fall isn't until September 22, for all intents and purposes the summer selling season has come to an end with a whimper! Yes a whimper! Sure we had some sales but not nearly enough to even begin to consider this a hot summer season. Buyers continue to stand on the sidelines waiting to see what will happen next. Unfortunately, at the same time Fannie Mae and Freddie Mac continue to change guidelines which results in more "hoop jumping" when it comes to obtaining a loan, unless, of course, you are a first time home buyers … (1 comments)

It's been a relatively slow week which is reflected in the rather sparse condo update this week. There's been a few showings here and there but by and large, it seems like things have quieted down as we approach the end of summer. So much for a hot summer market! The reality is that the market is still soft, with numerous overpriced properites, several good buys and buyers sitting on the sidelines in both cases. Of course, there are some exceptions, but slow is (unfortunately) the operative word right now. Here is your update for this past week:

We're seeing some movement in the market as those sellers who really want to sell are reducing to the point that buyers are seeing value. Also selling are the foreclosures and even some of the short sales, although it takes a patient buyer to stay in escrow until the end. Here is your update for this week-

Here we are in the last month of Summer and real estate has held it's same sluggish pace. Most buyers feel that waiting can only benefit them, and to some degree, I have to agree. However, there are some properties that are so competatively priced that I'm really surprised they are not in escrow. I also agree that many of the properties on the market are still overpriced - and will remain that way until the sellers either decide they really want to sell and reduce or they take their property off the market until things improve. It was another beautiful week in Paradise but not many buyers seem moved to want to jump into the market. While we do have some new escrows and one that went under contract, we have not seen the number of buyers expected what with the many great buys on the market. Per the Friday Garden Island newspaper "Heavy summer rains led to flash flood warnings Thursday, soaking anything outdoors and twice closing the Hanalei Bridge. The bridge, first closed at 10:45 a.m., was reportedly reopened at 2:45 p.m., but was later closed again. Furthermore, a road crew with the state Department of Transportation was forced to clear a mudslide on Kuhio Highway in the Kalihiwai area, closing one lane of traffic, said a press release from county spokesperson, Mary Daubert. Every week we see more and more short sales and foreclosures with some excellent pricing. Case in point is one of the new listings this week at Nihilani. What surprises me is that buyers aren't jumping on these properties. If I didn't already own in Nihilani (sigh...compared to today's market I paid waaaaay too much) I'd buy a unit myself. I don't know if it's the perception that pricing will continue to go down or what but buyers seem to be just sitting on the sidelines. Sitting here on this beautiful summer morning, looking at the ocean framed by the swaying palms and banana trees, with fluffy white clouds floating in the blue sky, it comes as no surprise to me that Kauai was voted as the 4th "best overall island in the world" by Travel + Leisure magazine readers for the second year in a row. Activity seems to have slowed this week, perhaps because everyone went home after the 4th. An easy gauge for me of the number of tourists on the Island is the Cliff's parking lot. With two timeshare organizations along with whole ownership in the complex, a full parking lot means the timeshares are going great guns. Not so today, where you have your choice of parking spaces. princeville condos: Kauai June 2009 Market Statistics - 07/09/09 11:29 AM

The month of June was quieter than expected with only 42 total sales for the month, down from 65 in June 08. June 2007 saw 85 sales, June 2006 133 sales, June 2005 had 170 sales (wow) while June 2004 we had 161 sales that month. Year to date for 09 we've had 211 sales compared to 329 this time last year. This represents a 35% decrease for the year. The year to date high was not 2005 as you might think (813 sales) but was 2006 with 974 sales. I'm always talking about the overpriced inventory and that if you want to sell today, you have to be in front of the market instead of trailing behind it like so many of the properties are doing. I'm always delighted to see aggressive pricing, especially when it's one of my listings! Pu'u Po'a 404 came on the market yesterday priced at a very competative $1.095M.

princeville condos: Kauai Fireworks at PMRF were fun for all - 07/03/09 05:23 PM

Wednesday I reported that PMRF was opening the base to the Community for a family oriented fireworks event on Thursday July 2nd from 5PM to 10PM. If you missed it this year, I thought I'd pass on some photos so you could see the fireworks with the moon in the background. It was quite spectacular.
This looks like it will be an annual event, one I highly recommend. There was plenty of ono food, live music, fun events for the keiki, lots of good friends and of course, the highlight of the event, the fireworks. These photos were taken … (0 comments)

If you want to kick off your extra long weekend with fireworks, head on out to the Westside and PMRF (Pacific Missile Range Facility) for a "pre-holday" celebration and fireworks on Thursday July 2rd. Since all government employees have Friday the 3rd off, the base is opening it's doors to the Community for an evening of fun and celebration from 5 PM to 10 PM on the 2nd. Can't believe it's almost the fourth of July! Time certainly flys when there's so much to do and so little time to do it. I enjoyed a week in Puhi house / cat sitting for friends at their Villas of Puali condo. Although technically a condo, these units are configured as duplexes and are more like a house, complete with a two car garage, and a 3 bedroom 2.5 bath 2 story residence. There's also a single story model with 3 bedrooms and 2 baths that is quite nice. There are several on the market ranging from $394K to $420K. … (0 comments)

Happy Father's Day to all of you dads out there. Hope you are enjoying your day! I spent part of the week over in Oahu enjoying the "Big City" and all it's shopping, restaurants and movies.
