It was another busy condo week, with four new listings but even more impressive were the six sales. Houses were a bit on the slow side with only one recorded sale for the week. As of today, there were 98 sales in June = a significant increase over the 85 from Jun 12. There still may be a few more sales input into the system on Monday but in any event, we have a 15% increase at a minimum. Here is last week’s activity:

Here we are at the end of September already. As of today, Sunday, there are a total of 65 sales this month compared to 55 last September. That number may change if there were closings on Friday that were not yet reported. Year to date we had 645 transactions compared to 572 the same time last year. Do I think things are picking up? Yes, I do particularly on the lower end. Are there still some good buys out there? Of course, but you have to be ready to move when you see them. Here is what took place this … (0 comments)

It’s a beautiful weekend here on the North Shore and most other parts of the Island, but the big news is a wildfire below Kokee. This is the update provided by Channel 2 news: “Wildfire burns over 1,000 acres on Kauai.” UPDATE:Crews continue to make steady progress in fighting the wildfire on Kauai that has burned over 1,000 acres in the Kokee area.

If you haven’t been to the Island lately, you may not know that there’s a miniature golf course in Kilauea. Even newer than the course is the skate park that was developed and built by Kauai Skate Ohana on land behind the golf course. We were there Saturday (no – not to use the skate park but to hike…) It was great to see all the “kids” – both big and small, out there enjoying themselves on the first North Shore Skate ramp ever.

This weekend we decided to hike the Hanalei Okolehau Trail once again. The pictures at the end are some of the amazing views from the trail. Not for the faint of heart however, as it’s pretty strenuous in parts. As for real estate, it’s seems to have slowed down a bit, with only 2 Princeville condo sales so far this month. Last July there were 7 sales for that month so we’ll see how we compare at month’s end. So far there have been 49 sales Islandwide compared to 59 for July 2011. Last week had minimal activity, as you’ll see from the update. Maybe it’s all the great weather we’ve been having that kept people at the beach and out enjoying the Island instead of real estate shopping. We went to Oahu for a day – drove up to Haleiwa on the North Shore and stayed at a condo right on the beach – something you can’t do in Princeville. Fun and relaxing. On to your update:

This was a good week for condos. It’s one of the few weeks where there are NO new listings -(we already have 75 active listings as of today Sunday) and it’s great to see some of these going into escrow and selling. This month there were 88 sales Island wide which is a 27% increase over last May which had 70 sales. Year to date we are just slightly ahead with 349 sales compared to this time last year which had 325. I hope to see that gap widening as the year progresses.

This was a busy “condo” week as 6 units finally closed, 3 went into escrow and 3 more came on the market with new low pricing. What’s also interesting is that not one unit, house or condo, reduced in price this week. Does that mean sellers are finally pricing realistically? Apparently at least 10 buyers thought so! The weather has been so fabulous this week I took a morning off and went to Anini. If you haven’t been to this beach before, you really should put it on your “to do” list. The waters there are fairly well protected although I did read about two paddleboarders being caught in a riptide and taken away from the shore. But on this particular day I just planned to hang at the beach. I took a few photo – and just loved this one which shows the tracks left in the sand by the waves.

We’ve had a great week with quite a bit of sunshine and strong trades. I took the opportunity to take my horse out on trail, which essentially means riding along Kapaka Road. If you haven’t driven down this road you really should as you’ll enjoy views off to your right down into Hanalei valley and across to Bali Hai. This area, known as “Princeville Ag” has quite a few stunning homes on the opposite side of the road, with equally stunning views. I’m late with the blog this week because I had the pleasure of spending the weekend up in one of the Kokee Lodge cabins, where there is NO internet or phone service. That’s the first time I can remember in a long time that I have simply been unable to send and receive. We actually took time to enjoy a fire in the cabin stove every night, read books and hike by day. I’ll go into the Alaka’i Swamp Trail hike (and the spectacular view at the end) another time.
