This is a very interesting questions and one that makes some buyers AND sellers uncomfortable in Incline Village.  In the past it was standard to price a home based on recent market data including the future market (pricing 30-60-90 days out) especially in an EXTREME buyers market where inventory levels are huge and sales are few.  Add in the fact that no two properties are alike (lot size, sqft, build, age, etc.) and you are definitely not comparing apples to apples nor even apples to oranges.  Read the entire article and see detailed MLS info here...

Yes, they happen everywhere and to all walks of life.  Incline Village, NV is not immune to Foreclosures, short sales and other forms of distress.  Property values are down and many people across the nation are finding themselves in situations they never thought possible.  There is help out there and there are some great deals to be had in the market.  You just need to find them and be ready to pounce.

Lake Tahoe is not immune to foreclosures, short sales and distressed properties in general. In fact, one might argue that it is increasing in Incline Village, NV part of Washoe County, but looking at the statistics the number of foreclosures is trending downward over the last 6 months.  Currently there are 69 bank owned homes in Incline Village alone, almost 80 in pre-foreclosures and 42 scheduled for auction.  As of December 2009 RealtyTrac is reporting that 1 in every 655 homes in the 89451 zip code is receiving a foreclosure filing.  Yikes!  This my friends is still a VERY HIGH number.  … (0 comments)

Yes, more and more properties are finding themselves in some sort of distress.  Some hit the Notice of Default list so that the banks will actually talk with them and help them with their problems, while others do nothing to work out the issue and they become bank owned.

Well, we are not in the top ten cities for foreclosures (that's good), but homes in Incline Village do continue to hit the Notice of Default List and are headed in that direction. There are so many homes affected Nationwide by short sale and foreclosure and many people are just not sure what to do to help themselves. Are the foreclosures and short sales coming faster and are there more of them.  Well, currently in Incline Village there are over 100 properties on the market in these categories.  Out of 230+ houses, 150+ condos and approximately 60 PUD's (planned unit developments), we say YES!  The foreclosures and short sales in Incline Village are coming faster and there are more of them.  The Distressed Property Insititute now reports that almost 1 in 3 loans are in a distress situation (nationwide).  That is huge and proves that this issue is not going away.
