The countdown for school starting has begun and some are even back to school as we speak. The trees are already starting to turn colors and Fall definitely feels like it's in the air. Not sure we are ready for it, but there's no stopping it, just as there is no stopping the market from what it's doing as well. If we had a crystal ball it does suggest that we are bumping along the bottom of a still rocky and shifting market. Yes, they happen everywhere and to all walks of life.  Incline Village, NV is not immune to Foreclosures, short sales and other forms of distress.  Property values are down and many people across the nation are finding themselves in situations they never thought possible.  There is help out there and there are some great deals to be had in the market.  You just need to find them and be ready to pounce.

More of the same, but at least there is activity!    For the week of 11/30-12/6, 2009 the following took place inside the Incline MLS:
New Listings:  3 condos and 3 single family homes (SFH).
Price Reductions:  2 condos and 6 SFH decided to reduce their prices in hopes of an offer.  Check them out, but we did not recognize any hot buys out of these.  Perhaps the Coeur du Lac will entice someone at $235K but it is only a one bedroom.
New Escrows:  2 condos went into escrow this week and 1 SFH.

intero: Inside the Incline MLS Week of 11/23-11/29 2009 - 11/30/09 02:03 PM
With the ending of the Thanksgiving Weekend ends another SLOW week in Real Estate.
New Listings with a total of 6...4 condos and 2 single family homes were the only new things to hit the market.
Price Changes were slow too with only 10 trying to make a change in time for Turkey Day.  There were 4 condos that reduced their prices, 1 PUD (Planned Unit Development),  4 Single Family Homes and get this, one single family home actually RAISED the price $400K...WHAT a DEAL!  Either that or too much turkey.
New Escrows this week.  Ouch...only 2 and both were condos.

At least there is some activity to report, which means we are doing better than some other markets, but it's still relatively slow compared to prior years. This week in the Incline Insider we are reporting the following sales, new escrows, price reductions and market rejections...
There were a total of 11 new listings on the market (about 6 of these are repeats to the market so in truth there are only 5 new ones). 1 New Condo, 8 PUDs and 2 SFRs.

Some of the 830 property owners who were eligible are already receiving refund checks from the county for the 2005-06 tax year.   But what happens if you have sold your eligible Incline property in the meantime?  In some cases, the Treasurer's office may already have your new address.  However, if they don't, you can give them your new address in two ways:
Call Tammi Davis, Deputy Treasurer at 775-328-2546 or write her with your new address co/o Treasurer's Office, P.O. Box 30039, Reno, NV 89520.  Giving the Treasurer's Office this information is the individual property owner's responsibility.

December starts off with a little bit of action (These days any action is GOOD action). In the first week there are 4 new condos on the market, 5 PUD's (Planned Unit Developments) and 4 Single Family Residences. Price changes included  4 Condos that dropped their price, 1 PUD that thinks if they raise their price in a declining market that it actually might sell and 10 Single Family Residences that did not price correctly the first time and 1 SFR that is in cohoots with the PUD and raised the price.
