My family then moved to Saratoga, California - Silicon Valley and I lived there for 8 years. I then spent a year in Lake Tahoe area. I then moved to Orange County - Newport Beach for 2 years. I next moved to La Quinta, California for 8 years. Finally, 2 years ago, I found my real home - Waikiki, Hawaii.

These are great tips to save on the cost of living. In Honolulu, Hawaii, where I live everything is very expensive. I have learned where to go for restaurant bargains. I walk or drive my moped more than my car. We are lucky that we have no air conditioning or heating bills. We also do not need coats, blankets, or even many jackets. Alot of our recreation is outdoors for free. I do go the Kapiolani Park to work out and also to listen to the concerts held at the Waikiki Shell. You can hear the concerts from the park. I have a parking stall for my call a few blocks from where I live. I have been using a skateboard to go between my apartment and my car and then putting the skateboard in the car and using it to go back home when I return. This is great news for Honolulu. Forbes magazine just rated Honolulu as being the 3rd safest city in the United States. Honolulu is truly paradise and like all large cities you do have to be careful and aware. There is crime, but all in all being an island and close knit community the crime rate is low and we do feel safe here. Let's see if we can be the safest city of all by next year!

I started back into real estate about 3 weeks ago. I have been learning so much and doing alot of floor time. This is great and funny too. How about the truth for a change? People want good feedback for them and their clients, but when will people accept the truth and actually do something about it? We spend a lot of time driving, and even doing work or making calls inour parked cars. As you travel from appointment to appointment, keep these tips  in mind.

I am an agent at Waikiki Real Estate Inc. Our office closed today for Clumbus Day. I was so surprised as I recently joined this company and had been a realtor in La Quinta, California for 5 years with The Lori Bowers Group. At The Lori Bowers Group, we did not close even on Christmas. I know Hawaii is more laid back and I am ok with the office being closed. I am showing property today to some Australians. In Waikiki our office, Waikiki Real Estate Inc.,  has agent walking tours to view nearby condos on Sundays. This is a great time as there are alot of open houses too. It is fun to go together and get other agents points of view and opinions. It is easier to find the properties. It is nice to have the agents at the open houses for extra information. Last year the State of Hawaii started Furlough Fridays for state offices. Even the schools were off onmost Fridays last year. This school year the schools are open, but still many state offices close to save money. As a result other businesses close or have shorter hours too. As a new realtor in Hawaii, I decided Friday is a good day for me to work- no furlough Fridays for realtors. I was a realtor in La Quinta, California for 5 years and recently started back into real estate in Waikiki, Hawaii. Each day I find differences. My basic knowledge and skills are helpful, but so much is different. The brokers open houses are very different. We really did not have much turn out at broker open houses in La Quinta. These are good tips for driving and showing homes in the rain. In Honolulu, we have the same situation and concerns when it rains. Many times clients prefer to look at homes when it is raining and save the sunny times for the beach. I am happy to show homes in any weather, but the roads in Honolulu are also oily and slippery when it rains.

I recenty started into residential real estate in Honolulu after being a realtor in La Quinta, California for 5 years. In La Quinta, I did alot of leasing. We were paid 10% annual by the owner - 5% to leasing side and 5% to listing side. I have not found that to be true in Honolulu. I have several leasing clients and cannot get a system for commissions figured out. It seems most leases are done through property management companies that specialize and have contracts on certain properties. Each Friday evening at dusk- usually about 7:30 PM  - there is a spectacular FREE fireworks display over Waikiki down by the Hilton Hawaiian Village. I have been there most Fridays since I moved to Hawaii almost 2 years ago. It is a great event for locals, tourists, and families. I have viewed the fireworks from the Hilton Hawaiian Village, from the beach, from a boat, and from Sarrento's Restaurant on the top floor of the Ilikai Hotel. People pick agents for many reasons. A recent survey by the National Association of realtors found these results:
31% Trustworthy
23% Reputation
16% Friend of family
11% Knowledge
This is interesting to me that people pick an agent based on these reasons. I work so hard to be honest, trustworthy and knowledgeable. I feel being non-emotional, no drama, and proactive also counts.

I am just starting back into real estate in Honolulu. I previously was an agent for 5 years in La Quinta, California. I have so much to do now. I have to get the MLS going. I have to learn the properties. I have to get to know the title, escrow , lenders, home inspectors, pest inspectors, handymen, painters, gardeners. I need flyers and business cards and a website.
