Consideration For Realtors

This is an article that I wrote for our local newspaper:

Most people go to work each day and get paid for the time that they are there. How would you feel if your employer had you show up Monday through Wednesday and didn't pay you? I'm sure it wouldn't be appreciated by any means and most of us can't even imagine that happening.

In case you didn't realize it, Realtors are only paid if the property they listed or sold closes. They are solely paid via commissions generated at the closing of a sale. They may spend time showing properties to many different clients but until a property closes, they are not paid whatsoever.

In the current housing environment, I have been hearing a lot of stories where people are looking at houses with Realtors for 3 or 4 days, sometimes even more. Some of them go to contract, some don't. Certainly, it's not expected that they all will go to contract but there is an expectation the people having a Realtor show them properties are seriously considering buying a property at some point. The stories we are hearing is that there are clients that spend this time looking at properties with a Realtor and then never having any communication with the Realtor again - they avoid the Realtors calls, they don't call them back, and they just drop off the face of the Earth! So on top of having spent days showing clients homes, they are spending even more time trying to get in touch with their clients. I have even heard of people looking at houses just to see how other people decorate so they can get design ideas for their own homes.

While Realtors know that time spent showing property is not always going to result in a sale, the expectation that someone is not just wasting their time is always there. In addition to the time spent actually driving around and showing properties (how much does gas cost these days?), the Realtors are searching for properties that meet the needs and desires of their clients on the Multiple Listing Service (MLS), calling the sellers to make appointments to see the properties, and working up costs for the clients so that all of the data required for their clients to make an informed decision is available when they actually get to the property. There is a lot more involved with being a Realtor than just having a client sign a contract!

If you are working with a Realtor and you decide not to buy at the current time, don't be afraid to let your Realtor know. Your Realtor will be greatly appreciative and certainly understand that circumstances and needs change. If you are just interested in getting decorating ideas, there are plenty of open houses and the Homebuilders have the annual Parade of Homes that will give you access to a score of homes to offer you tips on decorating.

If you are truly serious about purchasing a home, obtaining a mortgage preapproval is an excellent idea. When negotiating your contract, a preapproval goes a long way to help your seller with their decision making and shows them and the Realtor that you are a serious buyer.

Like you and I, Realtors work to support their families and any consideration you can give them is greatly appreciated. Remember the Golden Rule: Do Unto Others As You Would Have Them Do Unto You!

Blogging Is Super Easy With Scribe Fire

One of my new favorite Firefox apps is Scribefire. This handy tools lets me blog from whatever page I am currently browsing. See a web page or news story you want to share on your blog? You simply click on the Scribefire icon and start blogging. You can post to several blogs (I have both business and personal blogs set up). You can also add tags; post as a draft; add technorati tags; bookmark to del.icio.us; and ping all within the same window. It works with blogger, typepad, wordpress, and a few others. So far, I have not been able to make it work with Active Rain (maybe in the future). This is an incredibly convenient and easy tool to use. Try it - it is free.

I learned about this tool through The Thirty Day Challenge. This is an internet challenge that is focusing on internet affiliate marketing. I joined because I thought I would benefit from the Web 2.0 information. I am only on Day 9 and the amount of useful information being presented is amazing. If you get a chance listen to some of the podcasts and view the videos. There is no cost to join the challenge.

I am enjoying being a part of this Blogging and SEO group. I've gained much and hope to give back as much as I've gained.

Las Vegas Community Shopping in Southern Highlands

One of the first things people ask about an area is:

Where is the grocery store?

The lucky residents of Southern Highlands only have a few minutes drive (at most) to get to their local Smith's grocery store. This wasn't always the case, it took about two years for the grocery store to open. Before that, Southern Highlands residents had to drive about 10 miles to the nearest store. Doesn't sound very far but when you have the late night munchies it can be a drive.

Now, not only is the grocery store in place there are also several other nice establishments like: Walgreens, Ace Hardware, Boston Cleaners, Subway, China A Go Go, Cold Stone Creamery, Hollywood Video, several banks, and (of course) a Starbucks.

Southern Highlands Marketplace continues to grow and residents can look forward more fantastic shopping and dining opportunities including my personal favorite: Tropical Smoothie Cafe.

Visioning 2025 Strategic Plan of North Las Vegas, Nevada

In 2005, the City of North Las Vegas adopted a 20 year plan with a mission statement that states:

The mission of the City of North Las Vegas is to create and sustain "Your Community of Choice" for its residents, visitors, and businesses. The City is committed to being a balanced and well-planned community that provides quality municipal services, education, housing, recreation and leisure opportunities, economic vitality, security, public safety, strong community partnerships, civic pride for a culturally rich, active, and diverse population.

As part of this plan there are seven "Visual Elements" which North Las Vegas considers the core of this strategic vision:

Pivotal Centers for Development and Redevelopment
Economic Development
Community Services and Amenties
Safe and Livable Community
Community Spirit, Relations, and Pride
Fiscal Policies and Management

Currently, the City of North Las Vegas is seeking the input of its citizens. A survey is available online which asks six questions regarding satisfaction with recent neighborhood improvements and development of the Office of Housing and Neighborhood Services. Citizens are asked to rate not only the City of North Las Vegas, but also their neighborhood, street cleaning, code enforcement, and other issues that affect the quality of life of North Las Vegas residents.
