One of my mother’s favorite sayings used to be “Money does not grow on trees.”   I think there are a lot of people out there that think that real estate buyers grow on trees.   They think there are ready, willing and able buyers all over the place.    That isn't the case - even in a sellers market.

You will reap what you sow. If you think about it, this saying applies to so many areas of our life.  
As a real estate professional - if you devote part of your day to prospecting you will find new clients.  
As a real estate professional - if you took care of your old clients and stay in touch with them, they will send you referrals.  
Prospective Buyers – make the sacrifices to ensure your finances are in good shape order so that you can buy the house you want.

Hi, I see you are staring at my boots.  Yeah…they are kind of worn, but they still look good with a skirt.   Lol.    You see….I’m a Realtor and these boots have covered a lot of miles helping buyers find their dream property. Sellers, do you need to have your home sold by the end of August?  Realtors, are you trying to help a client get a home sold by the end of August?  If so, you have roughly 4 weeks left to find a buyer for your home. So, what exactly what does that mean to you? 
I suggest you ask yourself the following questions:

I am the listing agent of the house you are interested in.  My seller and I are both very flattered that you are interested our house.   I'm sorry that you have not been able to see it in person yet since you are out of state.   Between the dozen pictures that I took that one of your Realtors forwarded to you, and the pictures that all three Realtors from the different companies took, I hope you that have a good idea what the home and property looks like.

 Most Realtors can not afford to waste their time working with clients that that do not trust them enough to do their job.  However, sometimes buyers mistakenly think they may be better off if they have more than one Realtor working to find them a house.  Yesterday, I encountered a seller that was taking the same philosophy.
