Should You Incorporate Your Real Estate Business? - 11/22/10 06:49 PM
I went to a real estate seminar last week and the presenter hit me with something that I have not thought about. He said that "as real estate agents, we are independent contractors, and as such be personally liable in a lawsuit". The presenter ask us to think of incorporating or doing a LLC. Since he is not a lawyer or sell these services there is no benefit for him recommending it. So this really made me think if this would be a good step to protect ourselves.

Early this morning I saw this image and thought something is wrong with my eyes because it was very blurry. It was hard to pinpoint who this famous couple is but interesting just looking at the picture we are very certain who they are. Website templates are pre-made websites that can be set up quickly. Answer a few questions and in a few steps and your website is up and running. Many web hosting companies offer hundreds and even thousands of different styles (another name for template) with their hosting. Use Wordpress or other blogging package? Themes are also templates. Templates can also be purchase for about $60 each or an annual membership can be purchase for unlimited templates. I don't hate templates because I use them also because my clients request them. Technographics is the tracking of website visitors. On a basic level, Technographics provide information of what Operating System, Browser Type, Browser version, and where the user comes from. On advance level, Technographics would try to gather the visitors age, income, and marital status. Why does all these information matter? Where Are the Saved unpublished blogs? - 11/11/10 12:04 PM
I know that Active Rain saves the unpublished blogs every few minutes but one thing I still can't do is find them so I can finish them and have them publish. Last month wrote 2 blogs while at a Starbucks which i wasn't able to publish but know are saved. About an hour ago I wrote a blog but had to run to a meeting. When I can back The computer was having Internet problems. I tried going to the pending blogs but couldn't find them. How can I find saved unpublished blogs?

I wish I still have a job that I can sit around all day to do work and get paid. Unfortunately myself and millions of Americans have to get out of the house and either go to the office or meet clients to do business so we can make a living. One day last week while running back home to grab some files that I needed for a client I notice a boy snooping around the other side of the fence. Crackdown on False and Misleading Designations - 11/09/10 12:15 PM
Just read an article today that in California the Department of Real Estate is cracking down on agents who use false and misleading designations that could raise important legal and ethical issues. Terms that they do not like are "expert", "certified", and "specialist" on marketing materials especial on short sales and loan modifications. There are a list of questions for consumers to ask these agents that might be good to send out to friends, family, or clients to help them avoid being scammed like "How many transactions or services of the type you are advertising have you successfully performed?"

Do you know what cpu to get for a new computer or upgrade? - 11/09/10 12:11 AM
In the early days during the 1980s we can easily tell how fast a computer is based on its processor or central processing unit (cpu). A 33Mhz computer is faster than a 25Mhz and slower than a 66Mhz computer. It was easy to keep track because there would only be about 5 - 8 new cpu each year. Suddenly in the early 2000s, the cpu constantly getting faster with multiple cores on each processor. To make things more confusing the two biggest cpu manufacturers decided to stop calling their cpu by speed but with a code name like Pentium D

I am always in the lookout for anything that can improve my efficiency or make my life easier. While watching a video on multi-tasking last night, it is very interesting to saw a multi-task chair that have literally enough space to put all your books. It is very stressful to have one's home in foreclosure. There are a few alternatives to foreclosure. For agents the one that might help home owners the most might be a short sale, hoping to have the bank forgive the homeowners on the deficiency between what is owed on the loans and what the home is sold for. If short sales could help the homeowner start clean, why are they not doing it? Many times they are but all of a sudden if they receive a letter from the banks that they might qualify for a loan modification,

Are You Having Trouble Playing Videos Or Sound Files? - 11/07/10 02:26 AM
The Media Player that comes with windows only supports the basic files. If all you need is to listen to some mp3 music files or watch DVDs, then it should be fine. What happens if a client send over some video that they just took or you received a training video from an instructor and you can't open them? A few days ago I got a DVD from a real estate coach. I tried watching the movie but it does not play. The file have a .mp4 extension which the Windows Media Player on my Window Vista computer does

Homebuyer Fair in San Gabriel Valley, CA on November 13, 2010 - 11/05/10 09:01 PM
I have not been to a homebuyer fair let alone work on it. That is why it was interesting on the association meeting today that the Chairperson of the committee asked me to participate next weekend. My understanding is that there would be people of all stages on the buying and selling process to stop by. The group gave a figure of 1000 attendees for the day. Education and training cost a lot of money. There is cost for the classroom, material cost, instructor cost, and lost of productivity. A few years back, I saw many companies promoting their training as a special benefit for recruiting. Many of these offices have cut down or eliminated the training programs since. It could be that it might be cheaper to send the agents to other real estate trainings from Mike Ferry or Brian Buffinni at about $300 per event or once the agent get trained, they go to a different office for other trainings? Would e-Signatures Change The Way We Do Business? - 11/03/10 02:54 AM
In real estate there are a lot of documents that need to be signed. Many times we need to set an appointment to meet up with the client so they can sign them or have them faxed or emailed to them to sign then scan and send back to us. Digital signatures is suppose to save us the hassle by just having the clients click on a link from the auto generated email where a digital signature is created for them and they can just click to have it signed. Are Real Estate Offices Converting To Internet Cafes? - 11/01/10 02:33 AM
A few weeks ago at the CAR Expo in Anaheim California, there were mentions of real estate offices in china that have about 300 agents in an office no bigger than 20 x 20 space. It would seem very hard to do if every single agent show up to office at the same time. In reality the agent does not have his/her desk space but would reserve the space for a certain time period, say for an hour to do the work or meet the client to finish signing the paperworks and clear up the desk for the next agent.
