The Statesville real estate market has been a roller coaster this year to say the least. For a market that is normally busy in the spring and a little quieter in the summer, this year has been to opposite for me. My spring was a little slow going and the summer was HOT! Not only have sales increased this summer, the foreclosure market seems to be slowing, giving “regular” sellers a better chance of selling their homes. Statesville has always been known to have plenty of affordable homes and our current market stats show this fact. You will see in the charts below that the average sales price for homes sold since January 1, 2011 is $108,708 and I can attest to the fact that most of our sales have been for homes under $140,000. We have a large investor market in Statesville for homes under $90,000 and the numbers show that increase.
On the brighter side, I have also experienced a larger demand for homes over $150,000 than we have seen in previous years. Prices on those homes have dropped slightly and buyers are finally taking notice and taking advantage of some great deals on these homes. The biggest hole in our market now is the availability of new construction. New homes that had been foreclosed on in the past several years have been sold and builders are still not constructing many new homes in our area. We have a few “track” builders that are building some spec homes but custom homes are non existent.
Currently in Statesville, we have 496 active listings with an average list price of $195,928 and an average Days on the market of 184 days.
*All information obtained from Carolina Multiple Listing Service
Since January 1, 2011 – Statesville has had 348 single family residential homes sell with an average days on the market of 136 days. This compares to 376 listings sold for the same period of 2010 with average days on the market of 135. Of the 348 sales, 100 were categorized as a Foreclosure with an average sales price of $72,109.
This chart shows the fact that our foreclosures in Statesville have fallen to only 3.6 months of inventory verses 21.5 months for regular resales and 19.4 months for short sales. The question is: Will we see more foreclosures in the future or will the cooperation of the banks with the short sales and loan modifications finally slow the foreclosure market?
In the end, the Statesville market is continuing to improve in certain areas and stay stale in others. Homes over $200,000 still struggle to find buyers while we see multiple offers on homes under $200,000. There are bright spots in every market and the Statesville market is no exception. With interest rates at close to 4%, the USDA 100% program going strong for rural areas and prices holding steady – our market looks pretty good right now.

ARE YOU READY FOR SOME FOOTBALL? School is back and so is Football! Put on your cheek paint, dig out your team jersey and come out to cheer for your favorite team (and try to be nice to your not so favorite team). High School football is one event that brings so many together for fun, socializing and some good ole competition! I have gathered the fall schedules together for Iredell County football teams (please remember these are subject to change).
Our new logo says it all – “Where it all comes together.” There are so many people coming together in Statesville to ensure our town survives and thrives in the coming years and we should all be proud of the work they do. I would like to recognize the The City of Statesville, Downtown Statesville, The Statesville Chamber of Commerce, Convention & Visitors Bureau and Greater Statesville Development Corporation for working together for the good of our city. It has been a rough few years for our city and our schools but we continue to move forward and make plans for a brighter future. Yes, we have lost many jobs due to businesses closing but these entities work hard every day to bring business back to Statesville and to support the the current companies that are still going strong. We have lots to be proud of and to look forward to in the very near future.
Here are a few happenings in Statesville that we can all be a part of:
PANEL DISCUSSION: BUSINESS IN STATESVILLE/Iredell County Today and Tomorrow is a discussion jointly coordinated by the Greater Statesville Chamber of Commerce and the Greater Statesville Development Corporation. This event will be an opportunity to hear from the top CEOs in the area as to how/where their business is successful today, the challenges they currently face and how they view success 2-3 years down the road. We will have two panel discussions: One panel will feature CEO’s of local service industry organizations while the second panel will feature CEO’s of area manufacturers.
Our hope is to better understand the economic impact of local service and manufacturing sectors while better defining the common challenges faced. To register for the event which will be held at the Statesville Civic Center, $10 per person, please call the Chamber office at 704-873-2892 for a reservation or email mandy@statesvillechamber.org
FRIDAY AFTER 5 CONCERTS:Need a release after a long day at work? Come on out to the Friday after Five Concert Series sponsored by Piedmont Health Care. The street in front of Mitchell Community College is blocked off so that that stage can be set up and the tents with food, beverages (yes- beer and wine) and local businesses can display their products. A fun “rockin” time for all ages. Here is the schedule for the remaining concerts.
STREETSCAPE PROJECT: The much anticipated downtown streetscape plan has begun and things are taking shape. Although they are a little behind schedule, the changes are looking wonderful to our downtown. The finished product will be well worth the wait and the dust. I know many are upset about the parallel parking but I consider it a challenge. I have to say, I am getting pretty good at parallel parking!
CHAMBERDEALS.ORG:Help your community, your schools and save a few bucks all at the same time! Sign up for Chamberdeals.org and get at least 40% off retail prices for tons of great stuff and services. Deals are emailed to you every week. I have already purchased the frozen Yogurt deal!
I am proud to be a Statesville Resident and if we all do just a little bit to make where we live a better place, we can overcome anything and thrive in any economic climate! We were not named All American City twice for nothing! Go Statesville.
It is back to school in Iredell County and there are tons of things to organize and prepare for. Clothes, shoes, school tools, book bags, scheduling, orientation and bus routes just to name some of the biggies. This is a hectic time for kids and parents and putting it all together can be daunting. I have compiled some basic information to help get you started in the right direction. (Please note that this information is subject to change – please contact your child’s school to verify all information and schedules).
SCHOOL CALENDARS: The first day of School for Iredell Statesville is August 25th and here is the last revised calendar for Holidays, Early release days and Teacher workdays. You can also view the calendar for the Visual Arts Program and Early College Programs.
BUS ROUTES: Here is a link to the estimated bus routes for Iredell Statesville Schools. Please be sure to contact the school before school starts to verify times and stops because they are subject to change. Be sure to have the kids out there on time and expect some delays until the drivers get used to the schedule.
SCHOOL MENUS: Bag lunch or lunch tray? This is a decision many parents face and is often a topic of many arguments with the child. To help you make the decision a little easier, here is the School Lunch Menus that are planned.
SCHOOL SUPPLIES: Not sure what to buy for the first day of school? Click on the link for your school to locate a suggested list of school tools from many of the class teachers.
I hope this helps you get the year off the a great start and helps you stay organized.
P.S. Don’t forget to make a donation to School Tools in participating stores and businesses to help those children that cannot afford the supplies they need to get off to a great start.
I remember this time last year we were in a panic because the USDA had run out of funds for USDA 100% financing and some of my buyers had to find alternative loans or put their home search on hold. This is one of the few 100% finance programs still available in our area other than some of the Credit Union programs and many buyers have taken advantage of this. With seller paid closing costs, the buyer can still get into a home will little out of pocket (now we will not debate whether that is a good thing or a bad thing – it could go both ways).
This year it is a different story all together…. The USDA has billions of dollars to spend on this program in the next couple of months and we have plenty of homes in rural areas that will qualify. This program is easy to use and closes fairly quickly. So what more could you ask for – 100% financing, low interest rates and plenty of inventory… seems like a great reason to get off the couch this fall!
I know you have heard the news and read the papers that the Real Estate market stinks! Home sales are down, inventory is high, Realtors are starving, foreclosures are taking over…….Blah, Blah, Blah………..
Well, let me correct a few things for you about the Statesville area that may put a smile on your face. Don’t forget, all real estate is local and listening to the national news will not give you a true picture of Iredell County and the Statesville area. I am actually having my best year ever in Real Estate and 2010 was my second best year. Now, granted, I have only been in the business since 2005 and have not really experienced “a good market” but the fact is that I am still here and thriving!
We had a recent training by a representative from the Iredell County Tax office and Steve Irving shared some facts and figures with us that may come as a surprise to you. You can view the slide show on their website but here are the highlights.
Iredell County is reassessed every 4 years to equalize property values and with the amount of foreclosures on the market, you would think our values would have come back much lower in January than 4 years previous – but you may be pleasantly surprised to learn that there has been very little change.
The 2011 Valuation showed an AVERAGE decrease of approximately 1.5% (all types of property) and only 1.92% for Single Family Homes. The big loser here was manufactured homes at a decrease of 15.67%. Here is the the big surprise…..Only 1% of all sales were foreclosures!
Although lot sales were down and new home construction was almost non existent, there were some bright spots. Rural land sales greater than 1 acre were up due to Farmer to Farmer Sales (let’s keep those farms going!) AND our overall average assessed value in relation to 2010 sales value was at 98.7%. Pretty good job Iredell County. Now I know property values can tend to be a sore spot for many people but it is not an easy job to do and you do have the right for an appeal of your value but overall, the values are pretty darn close to reflect the current market.
I was at an open house today and the conversation came up about the new Statesville Market and Exchange store that just opened on Shelton Avenue in Statesville NC. My ears perked up and I had to know more about this place. I have live in Statesville for over 14 years and Fresh Fish and Seafood have been two things I have missed the most since moving from New Hampshire where I was able to get fresh seafood just about anywhere. What I really miss the most is Maine Lobster but I have found a great restaurant in Mooresville called Joe Fish that has wonderful New England seafood!
I am thrilled to be able to go to a market and get fresh fish and even local produce. I have not checked it out yet (I just found out today!), but I will very soon and will report back to you on pricing and selection….stay tuned.
This was their email offering on July 12, 2011

Statesville Market & Exchange is also pleased to provide cheese from the Ashe County Cheese Factory-currently offer the following: Medium Cheddar, Sharp Cheddar, Super Sharp Cheddar, Marble Pepper Jack, Cajun Jack & Dill.
New plants arrived today: Limelight Hydrangeas, Dynamite Crepe Myrtles, Perennial Ferns, Butterfly Bushes, and more. Thank you, Statesville Market & Exchange
8-6-11 UPDATE: I finally got to go by and actually buy some of the fabulous offerings at our new Market and Exchange and wanted to share the results. My husband is a great cook and I LOVE seafood, so I stopped in to purchase a variety of things for him to experiment with. I started with some HUGE scallops and shrimp, some fresh shucked oysters, added some New England Clam Chowder, threw in some fresh baked bread, picked up some asparagus, red potatoes and look what I got in return………
So how does a Race relate to Real Estate Recovery? I am glad you asked! On Friday, August 12th, 8 members of my Exit team competed in the first ever Greater Statesville Chamber of Commerce Amazing Race sponsored by Davis Regional Hospital. Our company formed two teams of four to compete in this fun competition. Team Exit…Cuters and Team Extinguishers competed along side 28 other teams to finish 12th and 9th at the end of a long grueling day.
Our trek took out throughout Iredell County to perform challenges and tasks and gave us an opportunity to learn about our area and what we have to offer visitors. We visited the famous Love Valley cowboy town, Allison Woods, Zootastic, Fort Dobbs and many other local businesses. I know we probably broke a few speed limits but everyone finished in one piece (although the sore muscles were still to come) and had a smile on their face!
Throughout the day, we were able to meet some new friends, build teamwork with our fellow coworkers and spread the news about how our real estate market in Statesville is rebounding. We were the only Real Estate Company to compete and all eyes were on the Realtors! This was a day we could get together with over 200 team members and volunteers and let people know that we are having a great year and that there are many bright lights in the local real estate market. We are very proud of our teams and of our community for putting on such a fun event and look forward to competing again next year.
A BIG thank you goes out to all the sponsors and volunteers for all your hard work and may hours of planning that went in to the race. It was all worth it! Congratulation to the Fat Southern Lawyers for your victory! We will see you next year!
