A BPO or a DPETGOOTCO? - 05/31/11 09:55 AM

A BPO or a DPETGOOTCO?
A Broker Price Opinion aka BPO is done so quickly, I have to question its accuracy. The $25 to $50 the bank pays a real estate agent to take a photo and place a value on a property is hardly worth the effort. It should instead be called a DPETGOOTCO or Doesn’t Pay Enough To Get Out Of The Car Opinion!
Are the upgraded features in a home considered when hurriedly fulfilling their obligation to the bank? Based on my experience regarding BPOs, I'd have to say no!
A house that has laminate countertops and … (21 comments)

Motivational Monday: Looking ahead and planning accordingly
Usually by now we’re on the lake, poles in the water anticipating the next tug on the line. Cooler is stocked with food and drinks, music is playing, the day set for family time. Instead, my husband is working in the yard, our youngest son is at a friend’s and I am here attempting to write an inspirational post.
Our oldest will now begin his first full-time job in Pittsburgh and time off will come a few weeks a year. He begins a new chapter of his life while we adjust to the void … (20 comments)

Attention Buyers: If you want it, then show it or kiss it goodbye! - 05/28/11 04:24 PM

Attention Buyers: If you want it, then show it or kiss it goodbye!
It is difficult to escape the fact that everyone has been talking about how it is a buyers market and everything seems available just for the asking! So as you prepare to submit an offer to purchase that dream home, keep in mind that if you low ball, then ask for unreasonable terms, your offer may be quickly rejected, setting the tone, perhaps preventing you from a successful transaction.
If you want it, then show it!
As a listing agent, my priorities to my clients are to … (13 comments)

Thankful Thursdays: A burst of sunshine! - 05/26/11 12:59 PM
Thankful Thursdays: A burst of sunshine!

Overcast skies with opaque cloud play create a monotone atmosphere until a small amount of sun begins to burst through lighting up the blue! Everything that it touches comes alive while yearning for more of its concentrated efforts. As I rounded the volcano right before getting home in Veyo, Utah, this was a gift and wanted to share it with all of you!
Thankful for small bursts of sunshine this day!

Questions about Credit Scores? Here are some answers. - 05/24/11 10:45 AM
Questions about Credit Scores? Here are some answers.

Prior to my nephew's home purchase, he needed some lender advice. The information he received was paramount to the loan approval. He followed his mortgage professional's directions without deviating. Right in the middle of qualifying, his girlfriend's car broke down and instead of racking up another bill, they carpooled until the transaction closed and recorded. I am so proud of you, congratulations Rocky and Amber!

Motivational Monday: Are you doing your best to achieve your goals? - 05/23/11 08:30 AM

Are you doing your best to achieve your goals?
This Century Plant is and will expect no less of itself.
Set those goals and reach and reach and reach, the sky's the limit! There is much we can learn about accomplishment by observing nature.
...........................................
The flowering of the Century Plant's main stem is an amazing event and quickly shoots up seemingly overnight with big yellow flowers, reaching heights up to and over 25 feet. The Century Plant is an agave or succulent originally from Mexico but also exists nationwide in warmer, drier climates including the St. George, Utah area.
It has a series … (16 comments)

Speechless Sunday (almost!): 18 years and this is what I have to show for it!

And I am so, so proud of the young man that he has become! Kind, generous and with a heart of gold is how others describe him. With a touch of humor that can lighten any mood and keeps me laughing through tears at times.

Uninvited house guests...er pests! - 05/21/11 10:23 AM

Uninvited house guests...er pests! Some of the best things in life grow on trees and pecans especially bring back the memories of childhood days living at my great-grandfather's house in Cataula, Georgia when we used to: gather these nuts peel the husks off wash the shell clean / dry put them in penny candy paper bags sell them at the curbside Those were the carefree days of summers growing up, enjoying the mild winters and playing outside year 'round. We often had times when the cockroaches overran our house and learned quickly that by putting food in airtight containers reduced their … (11 comments)

Thankful Thursdays: Show it when you speak it!

What is the difference between being grateful and showing gratitude? Being grateful is usually a verbal response to an action and showing gratitude is an action to a response. A heartfelt Thank you is nice but a heartfelt Thank You with a Hug may mean more to the receiver. Right? Allow people to know that you are appreciative of their efforts and every now and then, add a little something:
A gift certificate A favorite plant A personal greeting card A call to express thanks An invite for coffee or lunch It … (20 comments)

Peppermint sticks, salt water taffy and tangy hard candy. This is what comes to mind when I think of these whimsically colored roses. It appears that Mother Nature hand-painted each one when she designed these vibrant southern Utah blooms!

These attention-getters are not shy whatsoever, visually reaching out to all admirers.

I'm taken in by their beauty! How about you?
Happy Wednesday to you all!

Motivational Monday: Can or Can't? You're right!
Being successful comes from possessing a true belief in the direction you have chosen. A desire that spans every waking moment, a straight-on drive toward achieving set goals, whether long-term or short-term. It takes focus and:
Overcoming negative influences Focusing in a positive direction Formulating a cohesive plan Challenging yourself to move ahead Confronting fears early on that may hold you back If you think you can or can't, you're right! Do I think I can fail? It's possible.
Do I believe it? Heck no because I think I Can!

Speechless Sunday (almost!): Flowers for you on Mother's Day! - 05/08/11 11:42 AM

When I think of Mother's Day, many words come to mind; nurturing. loving, caring, it's those exact actions that mean the most. A person who is nurtured, loved, cared for tend to show others the same. Moms come in all sizes, shapes and personalities but one thing is sure, without them we wouldn't be who we are today.
So Thank You mom for being you and loving me, for ME!
p.s. I picked you some of your favorite flowers, enjoy them!

It has helped my business but I'm NOT going to pay for it! - 05/06/11 09:15 AM

It has helped my business but I'm NOT going to pay for it!
Huh?!
I read a post a while back and the blogger admitted she had gotten referrals from her participation on ActiveRain. She went on to say that she didn’t want to pay for AR’s membership and was thinking of leaving the site.
I thought "Why?" and think, why not pay for something that works and has the power to move your business forward? A yearly membership would pay for itself after a transaction or two. The power of ActiveRain is far reaching and the ongoing benefits are … (26 comments)

Thankful Thursdays: Time for Reflection

We all need a place to escape, somewhere there are no pressures, deadlines or demands. A destination that allows you to feel free to travel about its space without hinder or judgement, to slice through one point of view to another with ease.
For us, it's floating on the lake. Ahhh! And first one to catch a fish has to kiss it...I've kissed more than just a few!
Thankful indeed for the opportunity to reflect.
