Motivational Monday: No time to be still.
Back in January, I wrote a Motivational Monday post titled Beat All Odds! that talks about overcoming adversity and challenges in life because you-will-be-tested! Through fear, loss or disappointment, we must continue to push through in order to reach the goals set forth, no time to be still.
As we head into November, is time to reflect and look ahead to the coming year. What do you expect to accomplish and how are you going to get there? 2012 will be a new start for me as my real estate partner of 3 years has … (7 comments)

An inspection report is not a guarantee for repairs. - 10/28/11 08:48 AM
An inspection report is not a guarantee for repairs.
A home inspection is a thorough report based on condition of property, not necessarily a repair list for the seller. Many buyers assume that just because a defect is found, the seller will automatically call a contractor and wallah, repairs done!
Not so.
I received an e-mail with a list from the buyer agent and was informed the buyer would walk IF the problems were not corrected. A whole $150.00 worth of repairs!

Hold on now! The seller:
Accepted buyer's offer without countering Guaranteed a home warranty with the purchase … (16 comments)

3.6 % COLA for Military and Federal Civilian Retirees ~ First time since 2009! - 10/25/11 08:51 AM

3.6 % COLA for Military and Federal Civilian Retirees ~ First time since 2009!
In my opinion, if someone dedicates their life to a position, potentially putting themselves in harm's way day-to-day, their benefits should not get cut and they should retain those same benefits 'till death.
I'm talking about our military personnel, those who travel here and to foreign countries, often away from their families for months, sometimes longer in order to carry out this country's missions. Those who do not hesitate to step up in order to keep us safe, no matter the end result.
The government … (5 comments)

Motivational Monday: Show up with bells on!
The surest way to gain a client’s trust is to do what you say. When you set up an appointment to view homes, show up:
On time Every time Enthusiastic Prepared to go Dressed appropriately Arriving late, disheveled and poorly organized will be met with scrutiny and may end a potentially great relationship. That quick! If you’re going to be late, a courtesy call is expected and the least you can do when people are waiting.
You only get one chance to make a positive impression with new clients so make the effort of arriving … (18 comments)

Friday Funnies: "I don't THINK so!" - 10/21/11 09:03 AM
Friday Funnies: "I don't THINK so!"
Once upon a time a princess met a frog in the forest. The frog said he was a handsome prince until an evil witch cast a spell on him.

"Kiss me, we'll marry and live in the castle." Then you can:
Do all the laundry Mend my clothes Cook the meals Clean the castle Have my children As she was eating frog legs for dinner a little later, the independent princess kept licking her lips and saying to herself, "I don't THINK so!"
The moral of this story is a little negotiation on … (22 comments)

Thankful Thursdays: Do it anyway! - 10/20/11 08:41 AM
Thankful Thursdays: Do it anyway!
During the St. George Area Chamber of Commerce luncheon, the speaker recited a quote that spoke to me and inspired me to share with  all of you. We have all been let down, hurt, confused, disappointed with relationships or by events in our lives but Mother Teresa puts everything in perspective:
“People are often unreasonable and self-centered. Forgive them anyway. If you are kind, people may accuse you of ulterior motives. Be kind anyway. If you are honest, people may cheat you. Be honest anyway. If you find happiness, people may be jealous. Be happy anyway. The good you do today may … (20 comments)

Wordless Wednesday (almost!): Praying for prospects.

Cooler temperatures have brought some creatures from cover into the open in hopes of grabbing a quick meal and this praying mantis is no exception. It is also necessary for real estate agents, when facing changing conditions, to initiate creative ways of gaining new clients.
Another lesson from Nature, there is much to learn!

Motivational Monday: Slow and steady now!
Do you still get excited when the phone rings with a new client on the other end of the line? I do and have learned through experience to settle down a bit in order create a winning strategy that better benefits them.
And that includes:
Researching homes that fit criteria Making an informed offer that is based upon local market information Negotiating aggressively to reach an accepted price Setting acceptable timelines for performing due diligence  Reaching settlement and closing By taking the process step-by-step, it allows for a smoother, seamless transaction with less chance … (10 comments)

This isn't about a Political Statement, it's about the state of America today. My Son! - 10/15/11 07:42 PM
I am happy to re-blog this message in hopes of getting further coverage for Sean May. His superior told him to take the U.S. Flag pin off his jacket because it did not fit their company image or go home. He chose to go home.   The following is a copy of the e-mail I sent to: sales@kesslercollection.com
To whom it may concern,   While you think it is in your best interests to force an employee to remove a U.S. Flag pin from the lapel of his jacket (or get fired) because it does not project the image of your … (7 comments)

Habitat for Humanity opportunity!
There are hard working people in the community who are in need of good living conditions, who get up each day and go to work to support their families. They may lack the funds for a down payment and pay their rent on time-every time. Do you have a local family in mind who lives in your community and may be a good candidate for a new home? Someone who is not afraid of some hard work in order to get their house built?

Wordless Wednesday (almost!): Blaze of glory!

During the past two weeks of rainy weather, the heavy cloud cover has created some brilliant sunsets in southern Utah. And this one is no exception! Weather experts agree that when excessive moisture mixes with particles in the air, the atmosphere takes on intense red tones. They light up the sky fantastically, creating an ethereal fiery effect.
Continue looking skyward! Happy Wednesday to you all!

The Power of Flowers!: Did Arti choke? - 10/11/11 08:54 AM
The Power of Flowers!: Did Arti choke?
How did the artichoke get its name? Did Arti choke on this veritable delight? Well, if he did, I hope someone was around to perform the Heimlich maneuver. It'd be a shame that his last words were...Arti...choke!
The edible heart of the artichoke is a favorite part of the plant while some enjoy dipping the leaves in savory sauces, then scraping off the meat with their teeth. An artichoke offers a tasty delight while touting an eclectic purple bloom when the plant has passed its productive stage.
Wow! What a sensory experience in more ways than one!

Speechless Sunday (almost!): DOIBUGU?

Well...DO I?

Often when sending out mass e-mails to client lists, I do attempt to send out items of value along with viable information they are able to utilize. Occasionally I will get an e-mail asking me to take that address off my list. I am happy to oblige if the person feels that strongly, but I honestly want to ask...

Why, DOIBUGU?

Happy Sunday!

Got an Exit Strategy? - 10/07/11 10:59 AM
Got an Exit Strategy?
When searching for homes with clients, one of the subjects we discuss is creating an exit strategy; whether the property they buy now will yield optimum results for them further down the road.
Based on my experience as an agent, a 3 bedroom, 2 bath, 2 car garage home is more desirable in the southern Utah area than say a 2 bedroom, 1.5 bath with a carport. Just as a property located in an H.O.A. may have more buyer appeal due to its pristine landscape upkeep than one that goes by the County standards, leaving yard care … (11 comments)

Thankful Thursdays: "Do good, feel good." - 10/06/11 09:02 AM

Thankful Thursdays: "Do good, feel good"
A St. George Area Chamber of Commerce member referred my services to a couple looking to purchase a home in southern Utah. I immediately went to a favorite flower shop, Patches of Iris and Violets and ordered a THANK YOU gift. The designer put a beautiful yellow lily in a blue bud vase, tied a few colorful bows around the top, attached a card and I delivered it. Acknowledging someone when they positively affect your day is absolutely necessary! I could have just called and told her thanks for handing out my card.
Would it have … (11 comments)

Motivational Monday: Part of your marketing / advertising message missing? - 10/03/11 08:15 AM
Motivational Monday: Part of your marketing / advertising message missing?

Has your phone stopped ringing? Business flow down?
Do you consistently monitor your advertising and marketing methods currently in place?
It is wise to maintain your advertising / marketing messages online and out in the field. The consumer depends on you to provide clear and concise communication, as well as up-to-date contact information. Without it, they have no choice and will quickly move on to someone else.
Can you blame them?
No. It is your responsibility. After all, the success of your business is your business.

Speechless Sunday (almost!): "This is the place honey!"

As my son and I came upon this secluded area, we first noticed how 'at home' these two ducks were. This spot provided basic needs for them and so much more!
It afforded them:
a prime location quiet enjoyment food & water storage shelter from inclement weather privacy from outside influences It is amazing how similar their needs are to ours when searching for a home. One that provides fundamental requirements plus amenities that add to desirability. We can always learn from what nature provides us and these are a couple of … (20 comments)
