best business practices: When does MONEY come before WORK? - 05/03/23 07:46 AM
When does MONEY come before WORK?

Why, in the dictionary, of course!

There might be a few exceptions, like; a hefty fortune left to a loved one, winning the state lottery or a financial gain by ill-gotten activities. Despite the promises of being given everything right now, by the powers that be, nothing is FREE. Nothing! Someone else always pays the price.

Entitled, lazy people are singularly self-absorbed. Their view of the world is all me-me and less for everyone else with little regard or empathy for their impact on others. That type of behavior comes with every profession, walk of life and my opinion is based … (52 comments)

Nerdin Gardens: Repeat Performances
Going dormant benefits most plant material for a few seasons but as a real estate professional, it can be detrimental. Like nature, best business practice demands sincere, consistent follow up and follow through.

When momentum becomes lost, it takes awhile to regain. For some insight, look at how others increase their client flow, ask what your brokerage is offering in regards to training, floor time and get advice from advertising and marketing specialists who know and understand the current marketplace.

best business practices: There is magic in honesty. - 08/15/22 09:06 AM
There is magic in honesty.

Responsibility and accountability are taught at a very young age. Align with those who uphold a higher standard. Besides, a client who trusts you today, will refer family members and friends well into the future.
At times, during a transaction, obstacles present or mistakes happen. Here are some ways to work through adversity:
If you're wrong, make it right Correct an error immediately Apologize to everyone involved Be determined to find a viable solution When at fault, own it, no pointing fingers
We are all human and because of that factor, are fallible. Taking responsibility … (8 comments)

best business practices: You don't say. What?! - 03/04/22 07:47 AM
You don't say. What?!

Be careful of the words you say,
Keep them short and sweet.
You never know, from day to day,
Which ones you'll have to eat.

best business practices: 10 Ways to Ensure a Successful 2022! - 01/26/22 12:40 PM
10 Ways to Ensure a Successful 2022!

Back in 2010, I wrote this motivational post to inspire industry professionals and realize the list continues to stand on its own merit! Capitalizing on strengths drives business forward, ensuring overall success.

The following are some guidelines for goal-setting that have helped me in my career:
1. Set realistic goals that are reachable...it's okay to go high as long as they're attainable!
2. Put your list of goals in a highly visible location you will see it several times a day for reinforcement...bathroom mirror or refrigerator or both.
3. Take problems and turn them into challenges.  Don't get defeated … (15 comments)

Avoid Loco When You Hire Local.

In the Q & A section of ActiveRain, a member asked if this is the right platform to network with real estate professionals. She explained that she is helping build her husband's home inspection business.

I responded with "This is a fantastic real estate related forum to promote business and form relationships. Marketing and advertising in your local area will further help to build his clientele."

Everything real estate related is local, up-to-date and readily available at our finger tips. National web sites get a small portion of data that trickles to them from Realtor Boards that subscribe.

Nerdin Gardens: Beanstalk and the Corn has Ears!

Trusted relationships are maintained with tried & true methods but do you know why it's important to avoid telling secrets while in the garden?

Because the corn has ears, the potatoes have eyes and the beanstalk!

Part of a real estate agent's fiduciary duties is to keep client information, both personal and financial, private and safe from all outside parties, further acting in the best interests of buyers/sellers.

Making reckless, false or misleading statements may adversely affect everything in progress. Only the signed names on a Listing Agreement or Buyer Broker agreement are privy to the transaction.

Nerdin Gardens: Petite Ravageuse - Small Ravager

These tiny little blooms are no more than 1/4 inch across with 4 bi-lobed petals. Though the flowers are small in stature, Hairy Willow herb's blushing pink hue stands out against the surrounding greenery. They thrive along streams, in ditches and wetlands.

The stems are fuzzy, the leaves are a narrow oval shape tapering to a point at each end. Hairy willow-herb can grow up to six feet. It was originally considered an ornamental plant but it quickly escaped gardens and spread aggressively throughout the country.

Because of the keen ability to survive and thrive almost anywhere, it has gained a reputation as a noxious weed in many states. By law, … (10 comments)

best business practices: Forging a Singular Path - 08/12/20 06:38 AM
Forging a Singular Path

From the time we become old enough to understand responsibility, we are influenced by other people’s expectations, rules and guidelines. At least in America, we possess the freedom to be what we choose, rightfully making our own way.

A winding river creates a path based on events and impediments further upstream, the same as our past experiences. Individual strengths play a large part in business, use them to produce your own accomplishments rather than mimic others.

Like nature, destiny can be determined. A strong work ethic, sincere effort and tenacity helps establish the way. Being alert by taking advantage of what comes your way gives true direction for future happiness and prosperity.

best business practices: Didn't want to put a ring on it! - 12/16/19 08:18 AM
Didn't want to put a ring on it!

A buyer couple was looking to purchase a second home in the southern Utah area, I was excited to help. The wife was the point of contact due to her husband's hectic schedule. After discussing wants and needs, we all agreed to view some homes that fit their criteria the following weekend.

We walked through several properties, finding one that grabbed their attention and emotions. Upon asking them to sign a Buyer Broker Agreement, he refused, saying they wanted to keep their options open. In Utah, an offer is only submitted after establishing representation.

The offer was finally sent to them outlining terms and conditions. Instead … (34 comments)

best business practices: A high rise in humility. - 02/06/19 07:26 AM
A high rise in humility.

Knowing when to remain quiet is a necessary art in business settings. Most clients wish to be heard above all else in order to accomplish their real estate goals. Agents understand that submitting an offer on a home sooner than later may clinch the deal or another buyer may swoop in, capturing the intended target first.

TAG - you are - IT!

Positioning ourselves in front of business for listings or buying clients may mean outdoing the competition with an exceptional set of business standards. Playing by the rules is expected and getting under contract, most exciting, especially when you're IT!

best business practices: Think you can. You're right. - 12/27/18 08:44 AM
Think you can. You're right.

This simple quote has resonated with me for most of my life. Adults have the best intentions when they say, "You can't do that!" in an effort to keep children safe from harm but the word 'can't' is self-defeating.

One thing not allowed in our home was the phrase, "I can't" because even voicing it/repeating it meant a mediocre effort toward anything attempted. Facing fears and preparation helps success.

"Whether you think you can or think you can't, you're right." became the sage advice given to our children when challenges arose and also mine when changing careers at 45 years of age.

Though self-confidence … (52 comments)

Sometimes they hide in plain sight.

Many of nature's creatures have built-in camouflage capabilities that mimic their surroundings, keeping them safe from predators. On the flip side, they can also have devastating effects if left undetected in a home garden.

As we both walked through Nerdin Gardens after a few days of seasonal monsoon-like weather, some of the tomato plants leaves and flowers were sheared completely off, leaving sword-like branches reaching toward the sky.

Upon closer inspection, at least two dozen Tomato Hookworm Caterpillar's had invaded. My husband and I both agreed that we must be more diligent at this point to ensure our fruits and vegetables … (21 comments)

Reality can bite when chasing the dollar. 👀

 $$$$$$$$$$$$$$$$$$$$$🏃...

Many new recruits are lured into real estate with the perception of instant success, that expensive cars, lavish trips and endless cash flow will magically appear after getting licensed. Disillusioned, once they learn the truth, they quickly exit the industry through frustration.

Recently, I have read these very things by newbies:

No one told me that it would cost this much to get started!  😭

I am thinking about quitting due to feeling blindsided... 🤕

Can anyone give me some advice on how to make it? 💵

YOU talkin’ to ME?!

"I was unsure because you're glancing erratically at the screen of your phone, as if you’re expecting important information to come in."

When meeting with clients face-to-face, give them all of your attention.
Turn the phone off Put everything else aside Focus on being present
We are connected to our phones, constantly monitoring for new business information, a text, an e-mail or voice message. It can wait. Give clients in the here and now your undivided attention without unnecessary distractions, it is the least you can do for their sake.

Did I get your attention?...And yes, I'm talkin' to you!

Flies are attracted to waste.
 You know that, right?!

Something to think about when choosing advertising and marketing methods to push business forward or you might as well throw your money in the trash. And speaking of flies, they really, really like waste!

To attract potential clients instead, you must:
Know your market/product to be effective.Be consistent, on time, every single time.       Create an internet and community presence.Stay positive and motivated in your efforts.Convert customers when the opportunity arises.Anything less and you may be haphazardly expending time, energy and money. Chasing Time? Spend it Instead!

Being a wife, mom and REALTOR helped me to develop a well-honed system, where each day was planned and expected. When the last of our children left home, I thought it would open a wide chasm of time. It is amazing how it gets absorbed quickly without much effort.

After letting go of several real estate related commitments that served little value other than filling a chair, there was not as much time left in the day as anticipated. I still wake at dawn, check emails, get the blog posted, follow up with any messages, shower, dress and head to the office.

There, I make … (18 comments)

Never use the password: PASSWORD

Recently, I sat in on a Washington County Board of REALTORS meeting highlighting a speaker who gave some advice on avoiding online fraud, scams and hacking. He passed along some of the Do's and Don'ts of keeping sensitive information safe.

Here are some results:
Look for HTTPS. Be aware of LinkedIn emails. Check email address closely. Use filters to avoid spam and viruses. Resist temptation even when tested. Update operating system on computers. Never email financial information to anyone. Never rely on important instructions via email or text. Password protect your cell phone, iPad, Tablet, Nook, Kindle, laptop or desktop. Little Things Often Mean The Most!

A very important, upcoming family event took me away from work for 3 weeks, sending me to Washington State. Before leaving, I consulted with a few trusted Realtor's in my brokerage, PK Real Estate Utah South.

My business was in great hands as 3 transactions closed and even got a listing up and running and under contract in just a few hours of listing it on the MLS. No professional photos needed on this one!

Prior to the 'reveal', time was spent exploring the beaches, eating local cuisine, sharing every day with my son and his wife. Recounting and making new memories, laughing, with … (8 comments)
