Some advice to potential home buyers and their parents, if they should decide to have them tag a long: Refrain from giving strong opinions either way until in the car, driving away from the property.
 
Many people have security cameras or even trail cams set up in their homes and they can see all and hear everything Mama might say. That may jeopardize buyer position or any negotiating power.
 
People get excited and emotional in this business but keeping the lips zipped, helps keep everything in perspective.

A memory popped up on my Facebook page. It was a message from an agent who sat on-site for a local home builder. I am so very thankful that she is integrity-driven.
 
Some residential builders and their on-site reps, refuse to honor established relationships, boldly telling your clients and mine, that they'd rather deal directly with them.
 
A local agent is telling consumer's to go directly to the builder, that they will save money (ha!). One even went so far as to say that to a buyer agent's under contract clients!

While out showing homes, what would you do once ascending the stairs to the basement to find a dirt floor, mounds of earth piled up at least 5 feet high in several places and exposed underground boulders?
 
Then, there's the locked door to the only room in the humongous cavernous space and the horrible smell assaulting everyone...not to mention coming face-to-face with a message like this?!

Recently, an agent representing a buyer couple submitted an offer that was substantially low for a new home, asking for closing costs to be paid by the seller as well. The builder chose another offer closer to asking price, no closing costs paid. The agent asked for advice on how to proceed forward. 
 
The couple came from another market where they were successful when offering a similar proposal and purchased a home. Most likely it's true, through camera's mounted in the home, placed in the most strategic of places, storing every move and conversation. Nannie cam's are also a less expensive means for recordation. Is it legal? Of course it is, in an owner's residence. 
 
Some seller's that are less trusting, want a play-by-play, up to the minute account of every showing while people are walking through their home. They may also be overly curious about traffic flow, interested parties or to capture those who may be rummaging in the fridge or through closets.

Once again, we are seeing an influx of competing offers in the market which may present multi-offer situations. To avoid this scenario, an aggressive strategy is recommended, such as:
Quick closing timelines Less contract contingencies Increasing the purchase price / earnest money  
It depends how much the potential buyer wants the property without going over market value. Highest and best tests the emotions and creates a sense of loss for those who fail to outbid everyone else, not an ideal conclusion.

While sorting through my inbox early morning, I glanced at an email from a buyer client and then went back again. Upon closer inspection, the message read: We are not moving forward with the home purchase, it no longer suits our needs.
