It's Mardi Gras Y'all and we're celebrating in southern Utah! 
Clients arrived in southern Utah bearing gifts from their birthplace; a King Cake, multiple strands of beads, beads and more beads, flashing rabbit ears, along with the spirit of the New Orleans yearly celebration of Mardi Gras! The stories they told of the history of Mardi Gras kept me entranced as we ate cake.

No one has found the baby yet so I guess I better keep eating...yu-um, this has turned out to be one of the best Fat Tuesdays / work days ev-er!

When talking to couples regarding their wants and needs, you will get a good sense of who ultimately makes the decisions behind the scenes. Of course, family dynamics have dramatically changed from the days of Leave it to Beaver and Father Knows Best.

My mother was the decision maker in the family even though she made it appear on all outward appearances that my dad took control, was in charge. Both people need to come together in the decision-making process, that is true.

From the time I took Jim Hale's call to discuss a referral, I was sure to follow up and follow through with the couple he sent my way. During the process, we searched throughout southern Utah to find them a forever home. We came close several times to reaching their goals and then her face lit up as we walked across the threshold of the home they would buy!

A home owner called asking if I'd like to make an appointment to possibly list her home. I asked all the pertinent questions, including whether she was under contract already.
 
She said yes.
 
I told her I'd be glad to make an appointment after the listing expired, to which she replied, "The Exclusive Listing Agreement was scheduled to expire in 5 days." and that she had 2 other agents coming by on the Thursday before, though they are not allowed to list it until it expired.

Before you hold an Open House event or hang your For Sale sign at the seller's home in an active HOA, read the CCRs that drive the community, otherwise they may get penalized due to your efforts. Not exactly the best way to win your clients over when representing their listing!
 
Some developments strictly forbid any type of:

While looking for homes to show a potential client, I always read the Showing Instructions carefully so that I have a clear understanding of what to expect. Three homes in the same subdivision were vacant / keyboxed making them easy to show, my client arrived and off we went to see the list of properties.
 
We came to the the last home and I couldn't find the electronic key box any where.

While showing homes yesterday, another agent and his clients walked right in the door, interrupting a scheduled appointment. No apologies. No introductions. He acted like we were all on tour together and then proceeded to show the house to his clients!
 
The house is on electronic keybox and instead of handing over the key to him, I put the key back in the keybox and requested that he enter his code and get the key back out. He did so and we left to drive to the next property on the list.
