Ego has killed more sales transactions than most people realize. When taking a buyer couple to meet a builder, he leaned back in the chair, put his feet up on the desk and began to nonstop brag about himself.
 
The buyer knew what she wanted and it was wood floors throughout the entire 3,000+ square foot house. He insisted on putting carpet in all bedrooms. Walking to the car, she said, "He will not build our home!"

Most agents who have been in the industry for some time can sense when a potential client is being disingenuous.
 
 
That's why it's important to qualify before  setting out to look at properties and to get everything in writing. 
 
 
As a veteran Realtor with a straight forward approach, many people have come and gone with much success.
 
 
Of course, I quickly saw through a few who wanted to be chauffeured around, much like a tour-for-the-day guide.
 
 
Not happening here. Time is most valuable and once spent, irretrievable. I'll take a mile wide radius around people like that.

Many new agents bash long-standing agents in one breath online and in the next, ask for help because they lack confidence, knowledge or are unfamiliar with situations as they arise.
 
Making fun of seasoned agents seems to be a growing trend by those who are deficient and would rather have business handed to them than get out to pursue buyers and sellers.

Mutual respect and courtesy among parties encourages optimum results. Occasionally, people feel the need to lash out or think they can wipe their feet on those who serve them. Not going to happen here. That train is certain to derail long before final approach.

Being work-shy has no place in real estate but you'd never know that in some cases! Sitting on-site, in a beautiful model at a luxury, gated community for several months has opened my eye-sight wide.
 
Sending out potential buyers on their own to peruse available residential inventory may not work out in the favor of an agent who encourages this. For those who say, "My clients would never...!"

The opportunity to sit in real estate classes actually gave me a better education than most new recruits who obtain theirs online, in my opinion. Lately, business has revved up. Most likely due to the recent vacation taken to see our children and gorgeous one year old Gbaby Kenslee Mae. My hairdresser sent a message saying I was due for a hair appointment.
 
That will wait as I am in the middle of two transactions in progress, doing paperwork for six listings plus working on getting a buyer couple under contract. I may end up resembling a beast by the end but do I care?

A few years ago I started a series (Fridays 'till Christmas) and had a lot of FUN with it, so decided to change it up a bit and send it out again. Can you believe there are only 8 Saturday's left before Christmas?!
 
 
Time is passing quickly so focus on accomplishing client wishes and meeting family obligations. This year we will be traveling to Washington State for Thanksgiving to spend time with our son, daughter-in-law and new Gbaby girl!

After an overnight stay with golf in Mt. Carmel, we started home, winding through the two lane road at Zion National Park. The sheer size and colors of the formations, cliffs and buttes were captivating.
 
My eyes were in the up direction in an effort to take it all in.
 
Just as we rounded a bend, nature yelled, Surprise! A regal mountain goat remained in place, high atop a red rock cliff overlooking the valley below. You could say that she had gained a vantage point.

Life gets busy, especially when solely in charge of a thriving business. Getting contracts signed, submitting paperwork, adhering to deadlines, setting and keeping appointments during the work week can be hectic.
 
Budgeting time, putting emphasis in getting work finished while remaining open and available to clients and future prospects is pertinent. Avoid getting all tied up, it can hurt a well-intentioned relationship.

A real estate agent showed homes to potential buyers. They found one that suited their wants and needs. An offer was written and with some negotiation, accepted by the sellers.
 
Buyers and sellers are under contract. Due diligence begins with buyers renegotiating the contract due to a few necessary repairs. Once again, the transaction moves forward.
 
In the meantime, the loan for the home buyers is in underwriting. The appraisal went well. The due diligence deadline passes and the only contingency now is final loan approval.
