Reduce the risk by hiring a local agent.
 
Just yesterday, I met with an out-of-towner looking to purchase in the southern Utah area. He agreed that home buyers need the guidance of real estate agent professionals who have local understanding.
 
A local agent:
Minimizes risk with local knowledge Has local insights on specific properties  Is privvy about local market conditions Possesses local community information  Lives, works and plays in the local area  
There are so many instances where living in southern Utah has opened my eyes, broadening the knowledge base. Sharing that with potential buyers is crucial to helping them make an informed decision.

 In an effort to get good feedback from experienced agents in our office and to help educate newbies on the selling process, an active participation training program has been established.
 
An over-sized pad and marker is set up, where agents can write down a solution they have used when meeting with home owners/buyers. This has been a fantastic exercise so far!

As a member of an online gardening group, the inquiries are constant on:
what to plant when to seed where to place pest control how often to fertilize, etc.  
People from all over the world respond with a wide variety of opinions based on amateur home gardening. Erroneous information is quite often passed along, unknowingly, to eager beginners. 
 
My advice: Talk to a local, nursery professional on seasonal information, planting material and instructions on care for your zone. Otherwise, you could potentially waste a lot of time and resources on trial and error.

When getting to know clients arriving from out of the area, I like to know why they chose southern Utah as a place to call home. Many respond with; less traffic, strong economy, small town feel, lower taxes.
 
I encourage future residents to see the sights, travel the neighborhoods, talk to the local people to get a true point of view. Also, recommending the St. George Area Chamber of Commerce to gain information.

This question can be easily answered by an experienced buyer agent versed in the new construction process. Builders have all their costs rolled into the price of a new home build. If a consumer approaches the on-site agent without agent representation, the builder will absorb the commission meant for the buyer agent.

I received an email from a couple who I had been helping to get to know the local area better by sending available homes on the market.
I had set them up with an account, continued to send local information with the agreement they would plan a trip and we would venture out together to realize their real estate goals.
