Reduce the risk by hiring a local agent.
 
Just yesterday, I met with an out-of-towner looking to purchase in the southern Utah area. He agreed that home buyers need the guidance of real estate agent professionals who have local understanding.
 
A local agent:
Minimizes risk with local knowledge Has local insights on specific properties  Is privvy about local market conditions Possesses local community information  Lives, works and plays in the local area  
There are so many instances where living in southern Utah has opened my eyes, broadening the knowledge base. Sharing that with potential buyers is crucial to helping them make an informed decision.

Effectively planting seeds.
 
There is a good reason why real estate agents must stay within their scope of knowledge. It is called risk management and prevents loss of license, finances or being reprimanded by a panel of peers. 
 
Never would I give assumptions to impress clients about plumbing, roofing, landscaping, air conditioning and duct-work, drywall, stone work, stucco or concrete. In the end, it could prove detrimental.
 
Of course, people in other professions are more than happy to lend oh-so helpful information to your clients when given the opportunity. They often base this on very loose opinions.

When representing clients, it is ever important to:
Put their goals first and foremost Maintain availability throughout process Possess vast knowledge of local selling area Utilize necessary tools and industry related technology Be privy to all online Multiple Listing Service information  
Setting the course towards success, honoring commitments made to clients, staying true to their wants and needs because the end result is to bring them 'home sweet home'.
