Real Estate is not a Fishing Expedition. 
 
Remaining loyal in business, on a client's behalf, means proceeding ahead with their best interests in mind. When asked questions that are borderline unethical, encourage the other party to simply a write an offer.
 
Some agents think that it's more convenient to go directly to the listing source for all inquiries on behalf of their clients but they have also been hired to dutifully perform. Allowing them to do 'their work' is expected.

Some advice to potential home buyers and their parents, if they should decide to have them tag a long: Refrain from giving strong opinions either way until in the car, driving away from the property.
 
Many people have security cameras or even trail cams set up in their homes and they can see all and hear everything Mama might say. That may jeopardize buyer position or any negotiating power.
 
People get excited and emotional in this business but keeping the lips zipped, helps keep everything in perspective.

 After a series of text mesages (a short novel) regarding repairs, the agent sent over a resolution of due diligence, then verbally said the buyers wouldn't move forward unless the sellers agreed to remediate the list.
 
Sellers countered, in writing, offering to credit the buyers a fair amount at closing in lieu of repairs. Buyer's agent again stated verbally that the buyer most likely was not moving forward on the transaction.
 
Then he asked for more money at closing on behalf of his clients before submitting the counter, saying that the buyers just may not move forward if the sellers were not willing to offer a higher amount.
