A past client called, wanting to sell her home. I put together a Comparable Market Analysis, sending off the results. We discussed a fair market price, signed all paperwork, photos were taken and it went live.
 
At that time, it was the only house for sale in that community. Five minutes later, another listing down the street came online for $45,000 more. Same square footage, beds, baths, garage space, year built.  
 
My seller called, concerned about the other property, thinking she should go higher. I assured her the house was priced well.

A new agent secured a listing, though it was overpriced. She showed it to home buyers a few weeks later, who called on the sign. They loved it! The home's list price was $250,000. Offer was $227,000. 
 
She became excited about the idea of double-ending the sales transaction. Seller asked for current comps of like-type properties because he thought the offer should have been closer to list price. 
 
The numbers came in lower than the offer.
 
Overpricing to get a listing can have adverse consequences with a negative outcome. The homeowner relied on the new agent to be the professional and thought she fell short of the expectation.

This reminds me of some listing appointments I have sat through. Everything is going well, the rapport is strong, the connection made. As soon as the suggested price is revealed, the conversation quickly turns south because the sellers were thinking of a much higher list amount.
 
They refuse to listen to the facts. You are shown to the door, politely say thank you's and goodbyes and never see or hear from the sellers again. Before you know it, the home is listed well over the preferred price on the Comparable Market Analysis you did and it just sits.
