real estate: Karma will be calling…it's just a matter of time. - 02/10/14 11:41 PM
Karma will be calling…it's just a matter of time.

Dear bully:  Your tirade on the phone was both disrespectful and reprehensible. There is no excuse for treating anyone in such a manner.

An agent in your office offered me a referral fee for sending my clients to him for a 6 month lease while their home was being built. Apparently you disagreed. And instead of a simple explanation, your intention was to yell and belittle to achieve your goal.

You are your company's face to the public AND to other agents and brokers. The next time you feel the need to lam-bast someone; I suggest … (10 comments)

Another home SOLD in St. George, Utah with S-M-I-L-E-S all around!

It is a pleasure to be referred to clients who are confident in knowing what they want in a home and put their trust in me. After sending several homes through multiple emails, their trip to southern Utah netted positive results and they offered on a property. It was accepted and were under contract to close in 30 days! I am so glad they chose me to guide them through the process, representing them to the highest degree while truly enjoying the journey along the way.

Nothing but southern Utah blue skies do I see...

I'm smiling while looking toward the southern Utah skies as the sun warms my skin, beckoning me to stay a while. Perhaps that is another reason why people continue to return to the St. George area to live and enjoy the offerings.
Looking at this photo I took a few days ago at Entrada community, you'd never know it was Winter!
So lucky to be right here, right now. Enjoy the week ahead all!

Southern Utah Residential New Construction Statistics July 2013

The St. George, Utah area has experienced an uptick in new construction homes in the last year. Why buy a resale when a new home is just as affordable or moreso with the same upgrades and features?

There are currently 23 New Construction homes on the Washington County MLS ranging from $154,900.00 for 980 square feet to $634,900.00 for 2,860 square feet. If you're looking for an exceptional home builder who puts clients first, then American Heritage Homes is a builder that I can recommend. in southern Utah.

Southern Utah rocks!

From red rock bluffs to jutting cliffs, southern Utah possesses some of the most amazing backdrops of any that I have seen in my lifetime with its mixture of rich tones, crags and sheer size.

I just love getting to a high place above the city to overlook and truly appreciate the surrounding beauty the St. George area offers. We are indeed lucky to live, work and play in sunny, southern Utah!

Happy Sunday all!

real estate: Builder says "I don't pay real estate agents for build jobs!" - 04/07/13 11:27 PM
Builder says "I don't pay real estate agents for build jobs!"

His approach was..."I am doing all the work, why should they get paid?"

I have been in the home building industry for many years and KNOW that real estate agents are an integral part of the process. Now that new construction has picked up, some builders wish to forgo paying agents who bring buyers to them. I repeat...WHO BRING BUYERS TO THEM.

Agents work hard to search out properties that may be a great fit for a potential new home for their clients. Looking through County records for past price history, soils reports, … (12 comments)

real estate: S.T.O.P. and Think before jumping to conclusions! - 03/22/13 11:38 PM
S.T.O.P. and Think before jumping to conclusions!

Failed negotiations, underwriting delays, unacceptable inspection results create emotions that can run amok in our industry due to the nature of the buying and selling process. Potential buyers are making one of the biggest decisions they will ever make in their lifetimes. Sellers are sometimes wary regarding listing issues and getting the best price for their home. Or things can just go wrong and often do!

How you handle difficult situations as they arise determines your future success. So, before you blow up, burn bridges or sever a good relationship...S-T-O-P!

Including garage untis while sitting ynder the covered patio...
After quickly throwing together a flier for a listing, I thought it looked great! That is, until an agent walked in grabbed a copy and began to underline the misspelling of units and under in the description. Sure enough! My haphazard layout was half-right! There is a saying about a job done right the first time...

I am usually spot-on when it comes to correct spelling and grammar. It lends to professionalism and an amazing message can get lost or misunderstood when words are left out or wrong. PROOFREAD your work … (7 comments)

700K? OMGBT!
700,000 points! OMGBT! (Oh My Gosh Big Time!)
Apparently I have had more to say than I ever thought possible. Blogging has become an almost 'daily' part of my real estate business and I have spent countless hours on weekends, holidays, days off, days on as well, writing and reading and commenting!
ActiveRain is a most valuable resource for any real estate business. Thanks again ActiveRain for giving me something to read about, learn about and talk about. It has paid off immensely; where else could a person go to gain such valuable insights to the industry?

real estate: My post has better content and more words than yours so I should get more points! - 01/20/12 01:11 AM

My post has better content and more words than yours so I should get more points!
The ‘bigger is better’ argument has been over-expressed and exhausted in the last 3 years (since I’ve been here) by members who are simply dissatisfied by the way ActiveRain awards points.
Personally, I love the variety that is offered up daily. If some members are barely reaching the minimum words for 200 points on every post and are satisfied with their output, then where’s the problem?
Many writers are able to get the point across with fewer words and a great photograph, aptly describing the … (27 comments)

real estate: Local Radio Advertising Dead? Think again! - 03/27/10 05:34 AM
Local radio advertising really works!
Just ask me.
Our brokerage advertises regularly on the local radio stations and now we have proven results of that marketing effort.
Two buyers walked through the door yesterday looking to purchase a property. They heard of Prado Real Estate in St. George, Utah on-the-radio. My broker asked if "I was able to help them?"
"Why, of course! I am!"
After discussing their wants and needs, we chose a few properties that fit the criteria and off we went!
And yes, they signed an Exclusive Buyer Agreement...what a great way to end the week!
Local radio is not … (18 comments)

real estate: You either make the commitment by Jumping In! or you don't. - 01/03/10 04:26 AM

Everyone knows that a cat doesn't like to get its paws wet, so it will LEAP great distances to avoid water in order to get to their intended destination. Real estate is not an industry for testing the waters. You either make the commitment by Jumping In! or you don't.

Mary Yonker's post http://activerain.com/blogsview/1407685/real-estate-career-part-time-vs-full-time-inspired me to write this post. (Thank you Mary.) She discussed training, time commitments, schedules, family support and I must agree that in order to become a successful real estate agent, you must make a full time commitment.

I started out part-time but soon followed these steps:
