These types of people attempt to make a connection with an audience that relates to their woes. similar to trauma-bonding. They try to look more like a victim and less like an overly emotional wreck.

Reciprocity comes in all forms in this industry. When I discovered my husband's cousin was planning to purchase a home in the Washington state area, I phoned clients who will be listing their home there and moving here in a week.
 
After a short discussion, I quickly called the listing agent on their home and put her in touch with the cousin.  The home resides 5 miles away from where she was looking to relocate and it just may fit her search criteria!

Many newbies believe a real estate agent's life is easy money made with a few hours work. Some often get caught up in the fantasy of expensive cars, lavish vacations and McMansions. They are sorely disappointed once realizing it takes time to become successful in this industry.
 
For those just starting out, my advice is to put all systems in place immediately. Have a web site, email address and contact management system and manage everything well.  Use your Sphere of Influence, as that will begin your database towards success.
