Sellers, how motivated are you?
Do you really want to sell or just have your home on the market forever?
I sometimes have to ask this question. There are some properties for sale that have been on the market forever and ever. Listed and relisted and withdrawn and expired and listed again. Why do they NOT sell?
There are only 2 reasons in this world why homes or condos do not sell
The first one is PRICE if your property is over priced, it will not sell.

You want to sell your property in today's market?
The very first thing you should do is take a good look at comparable homes or condos in your area that sold in the last few months.
Like in many place in the country, in St. Petersburg Tampabay the market has changed a lot. The competition is huge. You can see for sale signs everywhere.
Only properties that are priced right meaning fair market value will sell.
What is fair market value?  Big question with an easy answer.
It is what someone is willing to pay for the property.

How much are you going to pay in property taxes here in St Petersburg Florida?
Call the Pinellas County property appraiser's office NOW, talk to them, get an estimate and let them explain WHY and HOW they came up with this number.
One of my buyers wanted to know the property taxes before she made the offer on a house here in Pinellas County. I gave her my rule of thumb but told her that this is just a wild guess and urged her to call the appraiser's office herself and get the answer directly from them. You are not alone! St. Petersburg Florida has see a lot of short sale listing lately and, yes, the concept has been around for a long time, but even I as a Realtor have not run into one for the last 10 or so years. Now they are everywhere.
So, since I am one of these personalities that "NEEDS" to understand everything, early last year I went to a seminar on short sales. Guess what, they could not even answer half of my questions.
