Monthly Real Estate Sales Report in South Charlotte NC June 2010 - 07/28/10 04:03 PM
New listing activity in south Charlotte NC (mls area 5) was down just slightly for June of 2010 and very close to June of last year's activity level.
After declining in May 2010 (post-tax credit deadline) under contract activity actually rose slightly in June 2010 for single family homes in the south Charlotte NC region and was also 8% higher than June of last year.
Not surprisingly, SOLD single family real estate activity reached its highest level in more than a year in June 2010 as the (initial) deadline for closing tax credit eligible sales approached.

Will the sellers take a contingency so I can sell my house? Maybe. Maybe not. There really is no universal answer to whether a Charlotte NC home seller will agree to a contingency that you have to sell (close) your current home before buying their house. It's definitely an "it depends" kind of question.

Is there a new 3.8% "sales tax" on real estate in the Health Care Bill? - 07/21/10 10:26 AM
I've seen several posts lately claiming there's a 3.8% tax on home sales in the Health Care Reform Bill. Sounded odd to me, and I did some research on it - came up with the same conclusions Matt outlined so well in his post.
Bottom line...even if a home seller is classified as a "high earner", capital gains exemptions on the sale of a primary residence are still in place on profits from the sale of a home ($250,00 for single sellers, $500,000 for married sellers).

"I Won't Open Anything Except the Door to My New Home" - 07/20/10 03:21 PM
That was one of my buyer's responses as I was reminding them not to make any large purchases, not open any new lines of credit, to not change anything about their finances till after they closed on the home they're buying. (Yes, that includes appliances...no new fridge for you till after you close!).

Over the weekend I stopped into the Atherton Mill Farmers Market in Charlotte NC's South End. Didn't really know what to expect but it was actually a really interesting mix of local vendors in a space that isn't overwhelming.
It wasn't just local farmers offering produce (though there were a number of local farmers with a variety of choices from fruits and veggies to meats and cheeses).

I don't help people buy or sell a Charlotte NC house. Well, ok, maybe that's technically what's happening but I happen to think it's about much more than that.
It's really all about endings and new beginnings for our clients. Maybe it's just my opinion but I do think there's a bigger picture involved and it's not just about finding a house to buy or successfully selling your current Charlotte NC home.

I'd posted about a local book fair event that will fundraise for Charlotte Mecklenburg Libraries earlier today so thought this new info deserved mention as well.
The Matthews Library Branch is in need of volunteers, and is accepting online or in person volunteer applications through August 6th.
Apparently 50 volunteers are needed to provide support to Matthews Library Branch staff, and they're looking for people willing to donate at least 2 hours a week and commit to that for 6 months.

Monthly real estate activity for single family homes in the Southeast Charlotte NC region in June of 2010 was actually quite similar to May's activity. Over the past few months the under contract and sold real estate activity levels have stayed pretty consistent between 75-85 per month for both under contract and sold real estate listings.
For June of 2010 under contract and sold real estate activity were LOWER than the same month a year ago - so real estate sales activity is weaker than this same time last year.

Local Charlotte NC book stores will be participating in a book fair event aimed at helping generate funds for the Charlotte Mecklenburg Libraries in early August.
Recent budget "issues" and the general economic climate have impacted local Charlotte area libraries in the form of some branch closings as well as reduced hours at the library locations remaining open.

When is a price drop change completely pointless? When it fails to open the home for sale up to a wider audience of home buyers.
Not all price drops changes are created equal and honestly some of them are so completely pointless I have to wonder why they're done at all.
