Monthly Real Estate Sales Report in South Charlotte NC June 2010 - 07/28/10 04:03 PM
New listing activity in south Charlotte NC (mls area 5) was down just slightly for June of 2010 and very close to June of last year's activity level. After declining in May 2010 (post-tax credit deadline) under contract activity actually rose slightly in June 2010 for single family homes in the south Charlotte NC region and was also 8% higher than June of last year. Not surprisingly, SOLD single family real estate activity reached its highest level in more than a year in June 2010 as the (initial) deadline for closing tax credit eligible sales approached.

There really is no universal answer to whether a Charlotte NC home seller will agree to a contingency that you have to sell (close) your current home before buying their house. Is there a new 3.8% "sales tax" on real estate in the Health Care Bill? - 07/21/10 10:26 AM
I've seen several posts lately claiming there's a 3.8% tax on home sales in the Health Care Reform Bill. Sounded odd to me, and I did some research on it - came up with the same conclusions Matt outlined so well in his post. Bottom line...even if a home seller is classified as a "high earner", capital gains exemptions on the sale of a primary residence are still in place on profits from the sale of a home ($250,00 for single sellers, $500,000 for married sellers). "I Won't Open Anything Except the Door to My New Home" - 07/20/10 03:21 PM
That was one of my buyer's responses as I was reminding them not to make any large purchases, not open any new lines of credit, to not change anything about their finances till after they closed on the home they're buying. Over the weekend I stopped into the Atherton Mill Farmers Market in Charlotte NC's South End. Didn't really know what to expect but it was actually a really interesting mix of local vendors in a space that isn't overwhelming. It wasn't just local farmers offering produce (though there were a number of local farmers with a variety of choices from fruits and veggies to meats and cheeses). The Atherton Mill Farmers Market also includes local retailers with art, jewelry, chocolates, prepared foods and baked goods.
