Why Are You Pricing Your Home Like Clothing at the Mall?


Pricing Property Like Clothing?Sellers who really want to sell their property NOW so that they can move on, are more involved with analyzing their price point than ever before.  It seems that most sellers want to price their property with something that ends in '99'--$599,000 or $599,900, etc.  Here's what I ask them:

"You're about to move to Raleigh and your Realtor® has set up a search for you through his/her MLS.  Can you tell me what your price parameters are for that search?  When you're searching online at night for homes in the Raleigh (or destination city of choice), what price points do you use in your own search?"

 

They'll say, "We're moving up a bit so, we enter $600,000 - $700,000."

"What if you were searching from $600,000 to $700,000  here in Charlotte?  You would completely MISS this home in your search!  Had you priced it at an even $600,000, you would capture buyers from both the $500,000 - $600,000 AND the $600,000 - $700,000 ranges.  Setting the price at $599,000, will cause you to lose an entire group of buyers for your home!"

They look at me for a minute and my analytical-minded clients have an ah-ha moment!  Then, they competely agree with me!

Try it, it WORKS!  I recently listed a townhome in a complex that had 23 townhomes on the market when we listed.  We priced the property at an "even" price and we were under contract in 10 days--last one on the market, first one off!  If you searched MLS for the even number, either way (least price or highest price) you would catch this listing!  When you look at the others, every one of them were 'off-beat' numbers and were missed by 1/2 of their prospective buyers.  

Stop pricing your homes as though they were sale-price clothing at the mall!  Use those 'round' numbers and see how it works for you.  You'll instantly expand your pool of buyers!

A couple months or so ago, a friend told me about a photo contest sponsored by Arlington Camera in Texas. She suggested I enter a photo and see what happens....So I did.

This was my entry:

I took this photograph using a Nikon 50mm prime lens with a Hoya Digital Pro 3X Closeup lens attached. It was a late spring day up on Rampart Range, outside of Woodland Park, Colorado. I hung around this guy for about 20 minutes, 'shooting' him I don't know how many times. Luckily I was by myself, no one else would have had the patience for it!

Southern Maryland Real Estate - New Construction

Southern Maryland Real Estate and marketing and selling new construction is basically the same in all  parts of the country. Marketing and selling new construction is an art in itself. Many clients cannot visualize the location, topography, home dimensions, lot size on a vacant land. In order to market a home lot package and new construction you need to be creative so a potential buyer can visualize the end product. I have been involved in new construction many times in my real estate career. Homes ranging from small first time home buyers to million dollar waterfront estates in Southern Maryland Real Estate area.

I wanted to share this video I found on YouTube. Southern Maryland Real EstateJosh Flagg on "The Million Dollar Listing",  BRAVO TV show. Josh Flagg one of the three young million dollar listing agents, went above and beyond the typical real estate marketing ideas of new home construction. Josh had a life size picture of the high end home and depicts the actual length of the proposed home. He staked the corners and placed the banner in the permitted house location. How about that for visualization?

The community he was trying to sell was an exclusive golfing community. So, what else? A bag of golfing clubs, green, tee and golf balls! Josh engaged the group to tee off. This created many emotions from, playfulness, confidence, enthusiasm, and pleasure. Josh put the group in a relaxed mood. This enabled visualization of living in the neighborhood as well as promoting the amenities. I don't think anyone will ever forget this property viewing. The down side -  Josh didn't count on a great golfer! lol

I think Josh has this taken marketing real estate for new construction to a new level. In this competitive and challenging real estate market, we must step outside the box and think of a more creative and fun way to sell Southern Maryland Real Estate and new construction.

We Realtor's know that this show doesn't represent our industry in the proper perspective and some of the episodes are so fabricated in representing our profession. Hey, it's TV and they need to draw an audience to make it sell. Take the good with the bad a maybe learn a few things. Do you think BRAVO though of this marketing idea or Josh? Humm... So, for now we will say Josh! Personally, I think it is hillarious!

Preparing to sell your home takes some planning and expert advice, especially when it comes to setting the price.

You'll find everyone becomes an expert and wants to offer their opinion on the price...neighbors, family, co-workers, etc.  And...while all of these individuals have good intentions and only want to help, it is crucial that you take into account all factors involved:  market conditions, similar style homes that have sold in your area, your homes currently on the market, is it a buyer's market or seller's market, condition of your home, how fast homes are selling, terms and incentives, etc.

Avoid testing the market!  Set a realistic price based on the facts involved.  Pricing too high will only help sell competing homes in the area and you'll lose your initial rush of good qualified potential buyers.  The longer a home stays on the market, the lower the offers and less negotiating power there will be for you. 

How much you paid for the home and how much you want to profit, are important to you, these factors do not affect the market value of your home and what Buyer's are willing to pay.

 St. Mary's County News - Housing and Bedding Project for Pets

Winter is coming and St. Mary's County needs your help providing shelter and bedding for animals to help provide a safe and warm environment over the cold winter. I received this media release today and wanted to share it with the local communities.  Media Release Via- St. Mary's County Government

  St. Mary's County News

St. Mary's Animal Welfare League  - Citizens are encouraged to donate pet bedding and houses to the St. Mary's Animal Welfare League (SMAWL) and St. Mary's County Department of Public Safety for distribution to households. (SMAWL) and Animal Control staff will be at Petco in California on Nov. 21 from 10:00 am to 2:00 pm to receive donations. Distribution of these donations will take place at a later date.

 St. Mary's County Animal Control Regulations require outdoor pet houses meet the following standards:

Weather proof, keeping animals safe from rain, wind and snow

• Covered from direct sunlight

• Covered entrance, such as a flap or swinging door

• Structurally sound

• Elevated At least 2 inches off of the ground

• Dry bedding

Help the pets of St. Mary's County by donating houses that are structurally sound and have the ability to be modified to fit the above regulations. Bedding that is dry, clean and approved by Animal Control is appreciated; examples include fabric bedding, hay, wood chips and blankets.

All donations will be received by St. Mary's Animal Welfare League (SMAWL). If you are in need of bedding or a house for your pet this winter or would like to donate but are unable to drop off at Petco, please contact Animal Control at 301-475-8018. Hi all,

Well I finally found a furniture company that will work with me by providing furniture from their showroom.  Barbara Mann with Remax Realty Consultants called me and asked for my help on a Brownstone that she is listing.  It has been on the market for over a year with no interest. 

This economy has been hard on everyone, and we needed to think outside the box to try to save money and help this builder show this home in a better light.  I approached Klaussner Home Furnishings and asked if they would be willing to provide furniture for the living room, dining room and bedroom, in return, when the home sells, the builder will buy a $2500 gift card to their store for the new owner to spend.  They agreed!!!  I went and picked out what I wanted and they delivered it.  They have a great selection of furniture and I hope this goes well for everyone and we can continue to work side by side in the future.  

I also want to thank Budget Blinds for providing blinds at cost to put in the windows in the front of the house.  They look beautiful!  The builder has plans to build 6 more buildings and we will give out Budget Blinds name to all the new owners for their window treatment needs.

As I was contemplating my next post a funny thing happened to me that made me change my mind. I started to watch a movie that had a somewhat profound affect on me. If anyone has seen Seven Pounds you may know what I am talking about.

My wife of 10 years and I had a nice discussion afterwords that made us realize what is really important in life. Now let me just say that we have 6 yr old triplet boys Mikey, Ryan and Anthony.

Our lives changed forever.


Now getting back to the discussion. It all centered around the monotony of our everyday lives. Don't get me wrong because my wife and I do  have a very good life. Healthy children, good job, nice house etc... but it seems like we are always looking for more. We get clouded by the everyday routines that we forget what is really important. Suzanne, my beautiful and loving wife, seems to think that there is so much we are missing out on. A honeymoon we never had, exotic trips, etc...

After watching the movie I told her I was going to make a conscious effort in trying to make a difference not only in my families lives but also people who I may be in contact with. I first thought it had to be a big impact but I realized my life is not a Hollywood movie.

So I started out this week concentrating on doing little things that many of us take for granted. For example, I decided to get some one on one time with my son Mikey. It may not seem like such a big deal but for Mikey it was. He was able to get my undivided attention. This weekend I am sending my wife away with her friend to the mountains of North Carolina to spend the day shopping, going to the spa, etc...I am also going to be volunteering my time to help coach in the local youth sports organizations.

This is going to be an ongoing challenge especially with my crazy schedule but I am determined to make a difference. I have always felt that we are put on this earth for a reason but we sometimes need to be reminded. Life goes by very fast trust me with 3 little guys it seemed like yesterday I was changing 21 diapers a day and making 18 bottles of formula a day. This year they started Kindegarten.

There are a lot of challenges that AR advertises that awards points, but I am just asking to make a difference.

RESPA formsCome January 1st, 2010, as a REALTOR or a consumer at the closing table things are about to change as far as the Good Faith Estimate (GFE) and Settlement Statement (HUD-1). Links below will allow you to print these out to familiarize yourself with them. Both now are three pages in length. The highlights:

  • Revised Good Faith Estimate (GFE)
  • GFE tolerances on settlement costs (1/8 point allowed to be in error)
  • Revised Settlement Statement (HUD-1)
  • Revised definitions for application, Good Faith Estimate, and Mortgage Broker
  • Additional definitions for changed circumstances, origination services, loan originator, prepayment penalty, third party, title service and tolerance
  • Elimination of 1% origination fee cap on FHA loans

RESPA (Real Estate Settlement Procedures Act) forms apply to federally insured or backed loans such as FHA/VA/Conventional and NOT cash deals. There is also a 30 day cure period to give lenders after closing the ability to meet the tolerance. The closing script is eliminated as it is contained in the revised HUD-1. Average charges can be used by service providers and is not limited to loan originators.

Bottom line is it looks like the new GFE and HUD-1 want the borrower to be as crystal clear on everything related to the loan. It looks like the fastest you could go from app to close is about three weeks. On page three of the new HUD-1 boxes compare GFE and HUD-1 costs. On page 3 of the GFE they clearly in the instructions state what charges CANNOT increase past the GFE, can increase up to 10%, and what charges can change. It is VERY clear. The only thing weird I saw on both the new HUD-1 and GFE is it never clearly says the PITI monthly payment but just principal, interest, and mortgage insurance in the loan terms.

It looks a lot different for most of us, but print yourself out a copy and take a look. January is NOT that far off.

With closings averaging 130 pieces of paperwork both the REALTOR and the consumer need to know about these documents ahead of time. One last tip for both groups in this area, be sure to show up at the table with a U.S. government issued ID with a picture and your signature. This is mandatory for identification purposes.
