10 Easy Ways to Have Better Communications With Your Customers. - 07/28/10 12:14 AM
Communication is key with Buyers and Sellers! Do you want to go in Limbo with your Real Estate Agent? Via Bryant Tutas-Tutas Towne Realty, Inc: Hi folks. Today I want to talk a little bit about communication. In my opinion, lack of good communication skills and/or systems is the number 1 reason why Sellers and Buyers complain about their agents. In fact, just about every time I go meet with a Seller who has just had their listing expired "lack of communication" is what they complain about.
"They listed my property and I never heard from them again." "I always had (3 comments)

Via Patsy Overton (Stage, Show & SELL Home Staging Co. Atlanta, Georgia): Decorating, Updating & Staging: What's the Difference? A week or so ago I wrote a post titled "Please Don't Tell My Husband, But We're Moving." In short form, it speaks of the fact that we began updating our home in December of 2008 to put it on the market in the spring of 2011 (only I'm still keeping this a secret from my husband, so don't tell). In case you missed tip #1, here it is again: START EARLY! This is actually the 2nd in that series and is specifically regarding (2 comments)
Via Loreena Yeo - Realtor® Frisco TX Homes (214) 783-2210 (3:16 team REALTY): We've always here, Call me, I'm available 24 x 7. Good for you. This is NOT a post to slam those who put forth their availability 24 x 7 as part of their business model. I really do appreciate agents who pick up the phone when I call. Having a live voice to speak to is better than leaving a message on the Voice Mail, not knowing what time they would return the phone call. My "PROMPT" return could very well be different with your definition of what it (1 comments)

Via Brian Mayer USDA Loans and FHA Loans Maryland (Envoy Mortgage 100% Financing): Who Can Get A USDA Rural Housing Loan? First of all this depends greatly on your lender. Right now for instance the USDA Rural Housing program is not funded and most lenders are not even offering the program. Envoy Mortgage is closing these loans right now but the majority of lenders are not offering the program. Here are a few of the guidelines Envoy is using right now for our USDA Rural Housing Loans.

Via Steven L. Smith, Bellingham, Wa. Home Inspector (King of the House Home Inspection, Inc): The day before yesterday I explained that the home inspector, on critical safety issues, needs to take a stand that protects clients. Many people who are in real estate realize that spindles today, at guardrails or handrails on any deck or porch that is 30" or higher over grade, should have gaps no wider than just under 4" -- so a small child cannot pass through. There is a similar rule that I find most people do not know about at all. If the gaps between (2 comments)
Via Michelle Finnamore (Advantage Staging - Home Staging in Vaughan and Woodbridge): In home staging your purpose is to highlight the features and focal points of a property for sale. When you list a house, you really want to premept objections by showing the property in its best light. Take a look at these before and after shots and see if you can pick out the features that should be shown to buyers to get the most money in the least amount of time. In this example are you selling yellow florals in a vase and stacks of firewood or a living (0 comments)
Via Ralph Gorgoglione (Relocation Certified -HAFA Certified -John Aaroe Group, Inc.): Do you prep your buyers for the physical inspection? The physical inspection is where we as licensed agents sometimes hit a bump in the road. It is the main discovery process for the buyer, and probably the most apprehensive time for them, especially for those buyers who are a little more distrusting in the first place. What I've found helps quite a bit is to prep the buyer for the physical inspection by not only discussing the process of the inspection itself, but some examples of how things have rolled out (4 comments)
Via Dan and Amy Schuman,e-Pro,ASP (Keller Williams Realty Greater Cleveland): Real Estate Agents Are Not Just Door Openers- What A Buyer's Agent Really Does
There are a lot of home buyers out there that think real estate agents merely drive people around, unlock doors and let people inside homes. Some even view us as glorified taxi drivers. However, the truth is that during the course of a transaction, we end up "wearing many hats" as the process is quite complicated. With that in mind, we are writing today to educate home buyers of the many benefits of using a (1 comments)
A Stager's Advice to Realtors - 07/08/10 11:22 PM
Do you want your home to sell!! Pictures, Pictures, Pictures PLEASE! If you can't take pictures hire a professional! Stages advice - take it with open arms. Via Patsy Overton (Stage, Show & SELL Home Staging Co. Atlanta, Georgia): A Stager's Advice to Realtors Lately I've been on the agent circuit, having done recent home staging presentations for local Keller Williams, Re/Max and Prudential GA Realty offices. On the third presentation I realized that there are several key points that I always emphasize when I have the chance. I'd like to share them with you. Here they are: Never lose sight of the (5 comments)
Via Eleanor Thorne 919-649-5057 Cary Mortgage Loans NMLS #67179 (First Financial Services, Inc): On February 15, 2010 The Federal Housing Administration adopted new appraisal guidelines that include "geographic competency" requirements. Effective June 30, 2010 Fannie Mae adopted similar requirements, a move that we think is important. The HVCC ruling came from NY Attorney General Cuomo and it is intended to protect appraisers from coercion from lenders. Since May of 2009, large banks have been using the HVCC (Home Valuation Code of Conduct) as a way to create "revenue" centers. Because the ruling prohibits lenders to SPEAK to an appraiser (or email, txt whatever) Big Banks set up "companies" (0 comments)
After you apply for a mortgage.....Don't move til after close! - 07/08/10 11:16 PM
Ready to move?? Well, be ready to have the buyers credit re-pulled prior to closing! Via Larry Bettag - Cherry Creek Mortgage: Here's the deal Your credit will be re-pulled prior to closing! Book it! Bank on it! Expect it! Last month we had about 1500 closings and two issues came up prior to closing. One person had new credit because of a recent purchase and the other person had just "looked" into obtaining credit. The real issue is this. Don't do anything once you've applied for a loan. After you've gone to closing, then you can go purchase items til they come through (2 comments)
