Walking tour - The intimacy of a walking tour allows guests to be completely enveloped by the lights, to study and enjoy them at your own pace, and to see the beauty of the lights reflected in the eyes of your loved ones. Painting to Sell, Painting to Dwell

When it comes to updating interiors, paint is one of my favorite mediums. It's so versatile and affordable. Paint can brighten, lighten and provide a room with an entirely new appearance. To the inexperienced, selecting the perfect paint color and finish can be intimidating. After 27 years of selecting paint colors, I can tell just by looking at a paint chip what it will look like in a room and how it will change a space. If you are considering painting, here are a few tips.

Color Selection: When painting a home that you live in, color choice is very personal. There are no "right" or "wrong" colors. It depends on the home and the individual. In general, lighter colors will expand space and make a room feel larger. Dark colors can make a room cozier, moodier and more masculine. Dark colors have a reputation for making rooms feel smaller but, when a dark color is used at the end of a sight line, such as an accent wall, it can produce an effect which will push the wall back and expand the room. Very small spaces such as powder rooms and dens are excellent opportunities to use dark, rich colors. No one expects a powder room to be "spacious" and using strong color can create architectural interest where there is none as well as punctuate the rhythm of an otherwise neutral palette running throughout a house.

If you are planning to sell your home in the near future, the days of "paint it all white" are over. If you look at a listing photo of an all white/vacant room; it's difficult to tell what you are looking at, and it also lacks character. If you want your home to stand out from the competition, I recommend using neutralized colors. These are universally accepted colors that just feel good. Examples of "neutralized" colors that are good for selling are straw, golden beiges, mushroom, warm grays (trending hot this year) and silvery sage green. In general, muted earth and soft water colors are very effective.

Whether you are designing to dwell or designing to sell, make sure the paint color you choose complements the wood tones in floors and cabinets, the color of granite, tile or stone and any other existing finishes. You want the wall colors to flow from room to room and complement each other. Selecting the right paint color can make your moldings stand out and your cabinets and tiles look richer and more expensive.

Paint comes in several different finishes. Flat or Matte finish is just that - flat, because it doesn't reflect much light. It is very forgiving if there are imperfections on your walls but it doesn't have much zip. Eggshell is what I usually recommend for walls. It is slightly shinier than Matte finish so if your walls have imperfections they may require some prep work. Satin finish is slightly more reflective and shows a shine when looking directly at the surface. It is typically used on trims and doors to make them "pop," but can be effective on walls that are in pristine condition. Semi-gloss paint works well for moldings and doors, as it is easy to wash and very durable. High Gloss paint has the highest sheen and is typically used for doors and built-in bookcases or cabinets.

Additionally, there is an array of textural designer finishes that offer interesting options. For example, Ralph Lauren Paint line has a "Suede" finish (just roll it on) and another called Candlelight, which emulates the "flickering glow of candles" on your walls. Benjamin Moore and Ralph Lauren also offer metallic finishes (an old-world bronze, silvery iron and subtle gold). Used on a ceiling or in a powder room they can be very dramatic.

Painting a kitchen, before and after.

Some of my favorite paint transformations include painting a worn hardwood floor for a fresh new look. You can paint the entire floor or design a painted "faux area rug" to break up a large expanse of hardwood. Your new "area rugs" can be used to define seating areas or "rooms" within the room or simply create interest. You must first prep the floor by sanding it, then lay out your design (borders and geometrics like diamonds are easy) and tape it off with painters tape before painting. Most people don't realize that laminate counters and cabinets can be updated by painting them with a finish called Melamine paint. Make sure you sand them well and wash them with TSP (found in any paint or hardware store) to remove grease so the paint adheres. If you have builders' standard oak cabinets, you can stain them with a dark walnut stain and replace the hardware for a trendy new look. Also, paint dated wood paneling for a total transformation from dull and dark to House Beautiful! These techniques will require some elbow grease but they are affordable options for a do-it-yourselfer. You'll be amazed at the transformation.

Whether buying one or five investment properties, there are always a few things to keep in mind to help you be a successful real estate investor. Therefore, I would like to share a few tips for Buying an Investment Property.

When starting off, you don’t have to be a millionaire with all cash in the bank. There are thousands of real estate investors out there who aren’t all cash buyers. People who are not rich can also make solid investments and see positive cash flows if they know how to invest successfully.

Things to consider when investing in real estate:

Location, Location, Location

The location you choose is the most important factor part of a successful real estate investment. But, you also have to choose a location you can afford. The location you choose will definitely determine the type of tenants you will attract and how much rent you can charge. Try choosing a location that will appreciate in value over time and be less susceptible to the ups and downs of the real estate market. A real estate professional can help you with these important decisions.

Don’t Go Overboard

If you decide to buy a fixer-upper, you don’t want to go overboard. You don’t have to have granite countertops in your investment property and stainless appliances. This only holds true when you are selling the home. Your investment property will be getting wear and tear from tenant after tenant. Almost all tenants are perfectly happy with units that are clean, light and bright.

Think Long-Term Investment

In today’s real estate market, you don’t even want to think about flipping a property. You want to hold your investment for at least five to ten years. So, think long-term investing when you purchase.

Have Some Cash on Hand

Buying a non-owner occupied real estate property today requires at least 25%-30% down. So, be prepared to bring cash to the table.

Calculate Ownership Costs

Make sure you are getting a good investment by calculating the costs first. This includes all expenses of owning and managing the property, not just how much you will be paying on the mortgage. Your expenses should include property taxes, insurance, maintenance, repairs, vacancies and utilities during vacancies.

Be smart about your real estate investment and you will soon see a positive cash flow that you can enjoy. However, be sure you are saving what you need to to cover your expenses.

How Long is My Credit Report Good For?

Credit reports expire 90 days from the date the credit report was pulled, this is for both purchase and refinance transactions. For construction and construction-to-permanent financing a credit report is valid for 120 days. This is important to keep in mind as often the time-frame from the day of credit pull to the day of the transaction's closing can easily be over 90 days.

In many cases a new credit report pull will not alter a mortgage approval, but it is possible to have a credit score go from great to not-so-great, or in a worse case scenario, the credit score could drop to a point where a mortgage approval is not possible.

Additionally, if a credit score drops, than the loan can suddenly become very costly. This is not necessarily a lender charge, but a pass-through charge from Fannie Mae.

There really is no substitute for a sound education in the credit scoring model. Those who take note ahead of their mortgage approval to restore and maintain their credit will save $1,000's, even $10,000's in interest and fees.

MILITARY FAMILIES: DEPARTMENT OF DEFENSE HOMEOWNERS ASSISTANCE PROGRAM (HAP)

After a long wait the checks are beginning to roll out for military families who qualify for assistance from the Department of Defense Homeowners Assistance Program (HAP).

Three weeks after the funds were made available the surviving spouse of a Fallen Warrior received her check. Then a check went out to an Air Force Major in Colorado and since then the checks have been rolling out on a regular basis. Each check issued means one of the thousands of military families impacted by the declining market value of their home comes one step closer to financial relief.

The expanded program has had a few holdups. First the funds part of the American Recovery and Reinvestment Act of 2009 needed to be made available, then the program rules needed to be reviewed by the Office of the Secretary of Defense and finally Congress need to pass HR 3548 to remove the 25% tax penality that was attached to the original rules.

Fortunately for those who have waited processing seems to be moving fairly quickly. Two of the Northern Virginia military families I am working with have received their benefits letters and we are finalizing the updates required by the HAP counselors.

SELLING YOUR HOME? PAINT: One Of The Most Important Home Staging Tools!

When your home is for sale, it is now a product that needs to appeal to the greatest number of buyers. Walls, along with the floors, are the bones of a home and they need to be in good condition and neutral in appearance so that they do appeal to the greatest number of buyers.

People are heavily influenced by color, and it is difficult for buyers to look past the dark purple or other strong colors on the walls.

Paint is an inexpensive but effective way to re-decorate a room. It can update a kitchen or bathroom, make a small room seem to be larger, and make architectural details like molding or built-ins pop.

Dirty and scratched walls and peeling paint turn off buyers.

Potential buyers will be thinking about how they have to take the time and spend the money to repaint; or even worse, thinking ‘I don't want to buy this place".

Painting does cost money for both labor and materials, but its benefits far exceed its cost. Even if the buyer is willing to make an offer, you can bet it will be less than asking to compensate for the paint job they will have to do.

Paint Sheens (all Benjamin Moore Regal)

Follow these guidelines for choosing paint finishes:

Flat - good for ceilings (use Benjamin Moore Decorator's White). Can also be used for walls if the walls have a lot of imperfections as these would be more noticeable when painted with a sheen or gloss. However, flat paint is more difficult to clean than paint with a sheen or gloss.

Eggshell - good for bedrooms and living and dining rooms. Highly washable, durable and stain resistant.

Matte - good for busy areas like hallways and kids' rooms as it is a flat paint but highly stain resistant and durable.

Pearl - good for hallways, bathroom and kitchen walls, and kids' rooms as it is highly durable and can withstand repeated washings.

Semi-Gloss - good for trim and doors, and also kitchen and bathrooms. It is highly durable, scrubbable and washable. Use a color in the white family to make trim pop.

If you prefer to choose one finish for walls in all rooms, then Eggshell is recommended.

Paint Colors

Before purchasing any paint, test a sample on the wall. Benjamin Moore now sells small jars of the most popular colors, or invest in purchasing a quart. If the wall has a dark color on it, hold a white piece of paper next to your sample. Look at your sample painted swatch at different times of the day to see if it changes color with the lighting.

When painting a home that is for sale, it is best to stick with neutral colors. And that doesn't mean white, as it is very stark and cold. It also doesn't mean it has to be some variation of off-white or beige, but can be a certain shade of green, blue, brown, gold or earth-toned red.

If you wish to "play it safe", the following is a list of colors that are in the off-white or beige category.
