&lt;p&gt;&amp;bull;1.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;Make sure furnace is in working order and clean/change filters.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Check the outside of your home for any cold air entry points.&amp;nbsp; Check for cracks in the foundation and make sure it is sealed where pipes go into the home.&lt;/p&gt;
&lt;p&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Check windows and doors for gaps when closed.&amp;nbsp; Apply new weather stripping if necessary.&lt;/p&gt;
&lt;p&gt;&amp;bull;4.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Inspect roof; make sure there aren't any missing shingles or places for water to leak in.&lt;/p&gt;
&lt;p&gt;&amp;bull;5.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Clean and inspect gutters and down spouts.&amp;nbsp; When the snow melts you don't want water left on your walkways to freeze due to clogged gutters.&lt;/p&gt;
&lt;p&gt;&amp;bull;6.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Buy ice/snow melt.&lt;/p&gt;
&lt;p&gt;&amp;bull;7.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Clean and put away all summer yard equipment.&amp;nbsp; Clean and store gardening equipment and drain the gas from your lawn mower.&lt;/p&gt;
&lt;p&gt;&amp;bull;8.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Make sure all smoke and carbon monoxide detectors are in working order.&amp;nbsp; Purchase and install smoke detectors if you don't have them in every bedroom.&lt;/p&gt;
&lt;p&gt;&amp;bull;9.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Drain swamp cooler water line.&lt;/p&gt;
&lt;p&gt;&amp;bull;10.&amp;nbsp;&amp;nbsp; Winterize sprinklers by draining water out of the line; you don't want any pipes freezing.&lt;/p&gt;
&lt;p&gt;&amp;bull;11.&amp;nbsp;&amp;nbsp; Have your fireplace inspected and cleaned.&amp;nbsp; Make sure there are no gaps between the bricks in the fireplace, flames find a way through those cracks and can catch your wall on fire.&amp;nbsp; Check flue to make sure it is clear (no birds' nests, etc.).&lt;/p&gt;

      <title>Is my dishwasher broken?</title>
      <description>&lt;p&gt;I noticed none of my dishes seemed to be getting cleaned and all had this white film on them.&amp;nbsp; The repair man came out, he cleaned the dishwasher and said the dishwasher&amp;nbsp;should continue working for 2-3 years.&amp;nbsp; &lt;br&gt;&lt;br&gt;The dishes cleaned for a week and then started getting a film on them again, I had decided I was going to need a new dishwasher.&amp;nbsp; Then KSL news had a story that opened my eyes.&amp;nbsp; I don't need a new dishwasher, it was the soap.&lt;br&gt;&lt;br&gt;&lt;br&gt;&lt;br&gt;In 2008 Utah legislators passed a bill that would&amp;nbsp;require all dishwasher soap sold in Utah&amp;nbsp;to&amp;nbsp;be phosphate free as of July 1, 2010.&amp;nbsp; (Read the article at&amp;nbsp; &lt;a href="http://www.ksl.com/?nid=172&amp;amp;sid=12598586" title="http://www.ksl.com/?nid=172&amp;amp;sid=12598586 "&gt;http://www.ksl.com/?nid=172&amp;amp;sid=12598586&lt;/a&gt;).&lt;br&gt;&lt;br&gt;&lt;br&gt;&lt;br&gt;I started adding 1 cup of vinegar to all my dish loads and after a few loads all my dishes are clean again, no more white stuff on my dishes.&amp;nbsp; &lt;br&gt;&lt;br&gt;I started to tell everyone, a lot of people I had talked to had called repair men too being told the dishwasher just needed cleaning. &amp;nbsp;Some people&amp;nbsp;had already bought a new dishwasher.&amp;nbsp; &lt;br&gt;&lt;br&gt;The phosphate was the "work horse" of the dishwasher detergent, so without phosphate the dishes just don't&amp;nbsp;get as clean.&lt;br&gt;&lt;br&gt;I decided to do all I could to keep others from buying new dishwashers or calling repair men, since it is probably not&amp;nbsp;your dishwasher with the problem, it's the soap.&amp;nbsp; &lt;br&gt;&lt;br&gt;Angela Bobowski&lt;br&gt;South Jordan Realty - serving Utah, Davis, and Salt Lake Counties&lt;br&gt;&lt;a href="mailto:angela@bobowski.com"&gt;angela@bobowski.com&lt;/a&gt; email&lt;br&gt;801-604-1888&lt;br&gt;&lt;a href="http://www.utahhelpnow.com" title="www.utahhelpnow.com"&gt;www.utahhelpnow.com&lt;/a&gt;&lt;/p&gt;</description>

&lt;p&gt;Clear off counter tops.&amp;nbsp; Put small appliances away.&lt;/p&gt;
&lt;p&gt;Clean fridge, stove, and microwave.&lt;/p&gt;
&lt;p&gt;Clean range hood and vents.&lt;/p&gt;
&lt;p&gt;Make sure all appliances have working light bulbs.&lt;/p&gt;
&lt;p&gt;Wipe down cabinets.&amp;nbsp; If cabinets are older have them refinished.&amp;nbsp; Adding new handles to cabinet doors can also give an updated look.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Make sure all cabinet doors and drawers open and close properly.&amp;nbsp; One broken cabinet door can cause a buyer to think the whole kitchen needs to be replaced.&lt;/p&gt;
&lt;p&gt;Keep the kitchen sink spotless.&amp;nbsp; Re-caulk around sink if needed.&lt;/p&gt;
&lt;p&gt;Repair or replace any chips in counters and make sure counters are stain free.&lt;/p&gt;
&lt;p&gt;Keep cabinets well organized.&lt;/p&gt;
&lt;p&gt;Clean the cabinet under the sink.&amp;nbsp; Buyers look here for water damage.&lt;/p&gt;
&lt;p&gt;Replace leaky faucets/pipes.&lt;/p&gt;
&lt;p&gt;Wash floor making sure to get under the cabinets.&lt;/p&gt;
&lt;p&gt;Clean blinds, ceiling fan, and light fixtures.&lt;/p&gt;
&lt;p&gt;Get rid of any unhealthy plants.&lt;/p&gt;
&lt;p&gt;Keep pet's eating area well cleaned.&lt;/p&gt;
&lt;p&gt;Dust the furniture and vacuum any area rugs.&lt;/p&gt;

&lt;p&gt;All areas should allow the buyers to see the beauty and feel the comfort of your home.&lt;/p&gt;
&lt;p&gt;Clean or refinish hardwood floors.&lt;/p&gt;
&lt;p&gt;Have carpets and rugs cleaned.&lt;/p&gt;
&lt;p&gt;Replace any worn carpets.&lt;/p&gt;
&lt;p&gt;Clean window treatments and blinds.&lt;/p&gt;
&lt;p&gt;Clean ceiling fans (buyers always notice the piles of dust that can build up on fans) make sure they are in working order.&lt;/p&gt;
&lt;p&gt;Remove any extra furniture that may crowd the room.&lt;/p&gt;
&lt;p&gt;Put new throw pillows on the sofa.&lt;/p&gt;
&lt;p&gt;Remove any boxes, movies, music, etc. that cannot be stored out of sight.&lt;/p&gt;
&lt;p&gt;If television and stereo are in a cabinet, close the doors when buyers are touring your home. Keep television well dusted and the wires organized or hidden.&lt;/p&gt;
&lt;p&gt;Remove newspapers daily and only keep current magazines.&amp;nbsp; Keep it organized.&lt;/p&gt;
&lt;p&gt;Immediately clear away any food or drink.&lt;/p&gt;
&lt;p&gt;Remove any plants that are not in really good condition.&lt;/p&gt;
&lt;p&gt;Clean all light fixtures.&lt;/p&gt;
&lt;p&gt;Clean the fireplace.&lt;/p&gt;
&lt;p&gt;Dust/vacuum furniture.&lt;/p&gt;
&lt;p&gt;Since the family room is where most people spend a lot of time in the home, it can be the hardest to keep clean and clutter-free, but it is also the most important to buyers.&amp;nbsp; Remember to always open blinds and turn on lights when buyers are touring your home.&amp;nbsp; A well lit room gives the appearance of space, where a dark room feels small.&lt;/p&gt;

      <title>Thank you Unified Fire Authority!</title>
      <description>&lt;p&gt;I just wanted to post a big&amp;nbsp;&lt;strong&gt;THANK YOU&lt;/strong&gt;&amp;nbsp;to all those fire&amp;nbsp;fighters who literally saved 100s of homes from burning in Herriman, UT last night.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I watched from my back porch as I saw the flames crest the hill and come down the side of the mountain.&amp;nbsp; The winds were so strong and the fire moved so fast that I thought more homes would be lost.&lt;/p&gt;
&lt;p&gt;I was amazed that only 4 homes were lost.&amp;nbsp; My thoughts go out to those who did lose their home and I wish the very best for them.&lt;/p&gt;

&lt;p&gt;If you have tile in the entryway make sure the grout and tile are clean and in good repair.&lt;/p&gt;
&lt;p&gt;Thoroughly clean the entry closet. Only leave the jackets you are currently wearing.&amp;nbsp; A clean closet with lots of space makes the closet seem bigger to buyers.&amp;nbsp; Closet and storage space is important to most buyers.&amp;nbsp; Remove any cleaning items (vacuums, brooms, etc.) from the entry closet.&lt;/p&gt;
&lt;p&gt;Make sure the entryway is not cluttered and that there is a clear path to the other areas of the home.&lt;/p&gt;
&lt;p&gt;Make sure entry is brightly lit.&amp;nbsp; If the entry seems dark paint the walls a nice light color so more light is reflected off the walls.&lt;/p&gt;
&lt;p&gt;If you have a mirror in your entry make sure it reflects something interesting not just a blank wall.&amp;nbsp; Outdoor reflections are great as long as the mirror isn't reflecting the neighbor's house.&lt;/p&gt;
&lt;p&gt;If you have a table in the entryway make sure it is kept clean and clutter-free.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Framed paintings add a nice touch to entryways.&lt;/p&gt;
&lt;p&gt;Make sure stairway looks nice.&amp;nbsp; Replace carpet if necessary.&amp;nbsp; Make sure handrail is clean and doesn't show signs of wear.&amp;nbsp; Keep stairs clear of clutter.&amp;nbsp; Clean all dirt and scuff marks off the walls, paint if necessary.&amp;nbsp; Make sure the landing at the top of the stairs is well lit and clutter-free.&lt;/p&gt;

&lt;p&gt;The way the exterior of the home looks is very important for getting buyers to see your home.&amp;nbsp; I have had buyers drive up to a home and refuse to go in because they don't like the way the home looks on the outside.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;a href="http://www.utahhelpnow.com" title="www.utahhelpnow.com" target="_blank"&gt;&lt;img title="www.utahhelpnow.com" src="http://activerain.com/image_store/uploads/5/5/2/3/0/ar128335514603255.png" height="226" alt="country scene with house" width="300"&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Paint the front door and shutters a color that complements the exterior of the home.&lt;/p&gt;
&lt;p&gt;Have a cute door mat in front of the door.&lt;/p&gt;
&lt;p&gt;Make sure the door knob is clean and shiny.&lt;/p&gt;
&lt;p&gt;If steps to the&amp;nbsp;porch are sinking find out how much to lift the concrete and have it done if possible.&amp;nbsp; If you can't afford to lift the cement at least you can show the buyer a bid stating how much it would be to have it done.&amp;nbsp; Buyers typically think any needed repair will cost a lot more than it really would.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Mow lawn, trim edges, trim trees, and make sure all planted areas are weed free.&amp;nbsp; Buyers really like to see wood chips in planted areas; wood chips can also keep the weeds from growing if a weed barrier is placed under them.&lt;/p&gt;
&lt;p&gt;If it is fall, keep the fallen leaves raked up.&amp;nbsp; You don't want a buyer to see all the leaves and think of the amount of time to rake them up.&lt;/p&gt;
&lt;p&gt;If it is winter, keep the driveway and sidewalks clear of snow and ice.&amp;nbsp; Make sure the key box is easily accessible without having to make the Realtor walk through snow.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you have dogs, make sure their droppings are kept cleaned up.&amp;nbsp; Buyers do walk through the yard.&lt;/p&gt;

&lt;p&gt;This is just a list of some of the most important things to do to prepare the exterior of your home for sale.&amp;nbsp; Try to remember when you were looking to buy your home.&amp;nbsp; What turned you away from certain homes and what made you want to see it?&lt;/p&gt;

&lt;p&gt;What is a HUD home?&lt;/p&gt;
&lt;p&gt;When someone with a Federal Housing Administration (FHA) insured mortgage can't make their payments, the lender forecloses on the home. FHA pays the lender what is owed and then the United States Department of Housing and Urban Development (HUD) takes ownership of the home&lt;/p&gt;
&lt;p&gt;The steps to buying a HUD home are&lt;/p&gt;
&lt;p&gt;&amp;bull;1.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;Have a Realtor show you the home.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; If you decide you like the home you place a bid.&amp;nbsp; All HUD homes are sold as-is.&lt;/p&gt;
&lt;p&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Determine your bid price.&amp;nbsp; This can be done with the help of your Realtor who can help you determine the home's current market value.&lt;/p&gt;
&lt;p&gt;&amp;bull;4.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Your Realtor will fill out the bid form which will include the price you are willing to pay for the home, and you can ask HUD to pay your closing costs if you need to.&amp;nbsp; Your Realtor will submit your bid before the bid deadline.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;5.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Winning bids are usually posted within 3 business days.&amp;nbsp; Highest bid wins.&lt;/p&gt;
&lt;p&gt;&amp;bull;6.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; If you are the winning bid then the process from that point is the similar to buying any other home.&amp;nbsp; Your Realtor will keep you informed on the contract deadlines.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;You can purchase a HUD home that needs repair with special financing from FHA called an FHA203k loan which loans you money based on the home's value when it is fixed up.&amp;nbsp; It is a great program for people who would like to buy a HUD home that needs repair but don't have the funds to fix it up.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Submit all documents they ask for at once.&amp;nbsp; The information they ask for will be similar to when you got the loan.&amp;nbsp; You will have to give income &amp;amp; debt information, current bank statements, pay stubs, etc.&lt;/p&gt;
&lt;p&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Your mortgage company will typically ask you to fax or email the documents to them, but you can ask for their mailing address and send it so you can have delivery confirmation too.&lt;/p&gt;
&lt;p&gt;&amp;bull;4.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Keep copies of everything you send just in case your mortgage company loses them, then you can resend them easily.&amp;nbsp; If your mortgage company doesn't show your loan modification file as being received within 5 business days send it again, the customer service rep will tell you to wait and check back in a week.&amp;nbsp; Don't wait, resend.&lt;/p&gt;
&lt;p&gt;&amp;bull;5.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Write your loan # and name in the top right hand corner of every page you send.&amp;nbsp; The mortgage companies are dealing with a lot of people needing help, this will keep your documents from being mixed with other documents.&lt;/p&gt;
&lt;p&gt;&amp;bull;6.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Be specific in your hardship letter.&amp;nbsp; If you lost your job, had to take a pay cut, had medical expenses, etc.&amp;nbsp; you need to put the date it happened and what happened.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;7.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Most important- contact your mortgage company every week.&amp;nbsp; The old saying, "the squeaky wheel gets the grease" is very true when it comes to getting a loan modification.&amp;nbsp; Typically, the person who will be assigned to your loan modification will work 9-5, but you can call any time and ask the person who answers to look and see if anything has happened with your file and they will also make a note that you called.&amp;nbsp; This is a great way to be "squeaky" without staying on hold forever during the day.&lt;/p&gt;

&lt;p&gt;Right now mortgage companies are more willing to help their customers than they were in the past.&amp;nbsp; The government is also giving mortgage companies incentives for helping people modify their loans.&amp;nbsp; Don't be embarrassed about your situation, just ask for help.&amp;nbsp; Your mortgage company would rather try to work something out than have another foreclosure.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Everyone should receive their notice for property taxes in the end of July or 1&lt;sup&gt;st&lt;/sup&gt; week of August.&amp;nbsp;&amp;nbsp; The first thing you should do is look at your home's value.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In this time of declining home values&amp;nbsp; the County's value of your home may not be correct.&amp;nbsp; In fact, it may show your home's value higher than it should be.&lt;/p&gt;
&lt;p&gt;I have personally had this happen.&amp;nbsp; 2 years ago the County had my home valued &amp;nbsp;$30,000 more than it was worth.&amp;nbsp; I decided to appeal to have my property taxes lowered.&amp;nbsp; I gathered my comparables showing my home's value and sent them in with the required form.&amp;nbsp; About 2 months later a woman came to my home to assess its value.&amp;nbsp; The County agreed to lower my taxes.&lt;/p&gt;
&lt;p&gt;Since my property taxes were paid monthly with my mortgage payment my bank sent the payment for the original property tax amount owed for the year.&amp;nbsp; Then after the County lowered my home's value I received a check from the County for about $150 later in the year.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Salt Lake County will lower property taxes based on 1 of the following 5.&lt;/p&gt;
&lt;p&gt;&amp;bull;1.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;Purchase of the property within one year prior to January 1&lt;sup&gt;st&lt;/sup&gt;.&lt;/p&gt;
&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Professional Fee Appraisal with an effective date within one year prior to January 1.&lt;/p&gt;
&lt;p&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The sale of comparable properties within one year prior to January 1.&amp;nbsp; Minimum of 3 is required but up to five is preferred. (This is the one I used.)&lt;/p&gt;
&lt;p&gt;&amp;bull;4.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Income Approach to Value.&lt;/p&gt;
&lt;p&gt;&amp;bull;5.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Factual error or cost approach to value.&lt;/p&gt;
