As buyers come thru the home, they are telling you the agent and the seller without ever saying a word that the home is overpriced when they walk away and don't make an offer.

It's time to be very optimistic and upbeat about this real estate market. 
 We need more positive news and confidence that this market will turn around. I'm not sure that I'm willing to bet 100% that we have turned a corner just yet though, because we need job growth, and to be able to keep these interest rates low, along with more buyers confidence and a historical perspective that this too will pass!

Will buyers come back to a listing after seeing it at a higher list price and then the sellers have a price change later after buyers have come through?
Some will, but many of them will have found homes already! Too many home sellers think they are better off with a higher asking price so that they have more room for negotiations. And then they wonder why home buyers are not at least making an offer. Home buyers are telling the seller (without talking to them) each time a potential buyer comes thru the home and does not make an offer, they are saying they are going to pass and continue to look for another home they feel is priced closer to market.
