Social networking in the real world. Do you still do it? - 08/17/10 12:08 AM

Via Richard Weisser Coweta Fayette Real Estate:
As online social networking becomes more intertwined in the fabric of everyday life, there seems to be a general shift towards virtual interaction with friends, colleagues and customers.
And although this trend allows for the maximum amount of online social-butterflying with the least expenditure of time, I often wonder if all of the exposure comes at too great of a cost.
Because every minute that is spent in the virtual world is one less that is spent with real, live, breathing human beings in the real world of everyday life.

Why Your Listing Agent Should Be A Blogger - 08/17/10 12:05 AM

Via Andrea Kappre, New Jersey Realtor | New Jersey MLS | Homes for Sale in NJ (Century 21 Hughes-Riggs Real Estate Company):
Why Your Listing Agent Should Be A Blogger Question: What do most people do these days when they want more information? Answer: They GOOGLE IT! And your home and its "findability" on the Internet is no different.   Over 80% of home buyers start their home search on the internet.  Therefore to list your home for sale with a Realtor who is NOT all over the Internet and, most importantly, blogging, is like plucking dozens of eyeballs out! Ok, that sounds … (3 comments)

Do I Need a Hardship to do a Short Sale? - 08/17/10 12:03 AM

Via Bryant Tutas-Tutas Towne Realty, Inc:
Well that's a good question. What do you think? Most folks would probably answer this question with a resounding YES! But...what if I told you the answer is "No....you don't necessarily need a hardship to qualify for a Short Sale. You may be able to do a Strategic Short Sale". Heck, big business and lenders do them all the time.
One reason lenders/investors may approve the Strategic Short Sale is that the hardship in no way changes the financial outcome of the Short Sale for the lender. The numbers are still the same. In fact, … (6 comments)

Why a Strategic Short Sale May Make Sense. - 08/16/10 11:43 PM

Via Bryant Tutas-Tutas Towne Realty, Inc:
Hi folks. Let's talk about this Strategic Short Sale thing a little. I know there are many people that just can't understand why anybody would do a Short Sale if they can afford their mortgage payment and they do not have a hardship. In fact, there are those that would call this immoral. Well OK then.
My job is not to judge. My job is to inform people so they can make a decision based on facts, their needs and what's best for them. And as much as it sucks a Strategic Short Sale MAY … (3 comments)

"I Don't Have A Place To Move To" said the Non-Paying Tenant - 08/15/10 11:39 PM
I have an upcoming listing that was "supposed to" be vacated by the non-paying tenants on Friday. Instead, the tenant doesn't show up and sends me a text message saying, "I don't have a place to move to." Well, after having done property management for the past 9 years, I've seen and heard just about everything...but no excuse has ever caused a delay of filing an unlawful detainer action against the tenant!
Here are a few other common tenant myths that have been proven wrong in court:
I didn't sign a lease with the new landlord, so I'm not obligated to … (8 comments)

CA Congresswoman Gets Loan Modification AFTER Foreclosure On Sacramento Home, Investor Gets Settlement
Rep. Laura Richardson (D - Long Beach) bought a home in Sacramento, California in early 2007 for $535,000 and it went into foreclosure in early 2008. A real estate investor purchased this home on the courthouse steps for $388,000. Washington Mutual then rescinded that sale due to a "mistake" that the sale took place despite their promise of a 60-day hold on foreclosure proceedings.
Uh oh. What happened next?
The real estate investor filed a lawsuit against the lender. The lender refunded the full purchase price PLUS an … (4 comments)

Best of all, every Cane Corso Rescue Committee Member is set up as a blog contributor and can add rescue dogs as they become available...which is much more efficient than having to rely on one volunteer to input every single rescue dog.
