Are First Trust Deeds Basically Seller Financing?
I just wrote a blog post entitled: Should I Invest In Rentals Or 1st Trust Deeds / Notes / Private Money? and I received a couple of comments from DeeDee Riley and Jane Peters wanting to know:
"Are first trust deeds basically seller financing?"
To answer that question, not all first trust deeds are seller financing, but most of the time, sellers who offer seller financing will do so using a first trust deed as a security instrument. There are occasions where sellers carry a small second trust deed, but I do not recommend investing in second trust … (8 comments)

Should I Invest In Rentals Or 1st Trust Deeds / Notes / Private Money?
With more and more people looking towards investing in real estate, the debate between rentals vs. first trust deeds is a frequently asked question that definitely should be considered. Here are some comparisons between investing in rentals vs. first trust deeds:
Rental income is determined by market rents; first trust deed income is determined by the prevailing "private money" interest rate (which is currently around 10%).  … (5 comments)

How Much Money Do I Need To Buy My First Investment Property?
The answer to this frequently asked question by newbie investors depends on many factors, such as:
Will you be paying all cash or financing the purchase? How much cash reserves do you have for rehab and holding costs? Do you have another source of income besides this investment? Should I Buy A Home Or Condo As An Investment Property?
This is one of our more frequently asked questions that goes beyond a simple "home" or "condo" answer. Here are some examples of the pros and cons to buying homes and condos as investment property:

Real Estate Agents As Investment Specialists - Do They Talk The Talk Or Do They Walk The Walk?
Now that the real estate market has experienced a surge in investment property sales (up 64.5% from 2010 to 2011)*, more and more real estate agents will be adding "investment properties" to their list of specialties. If you are an investor, how can you make an informed decision about hiring a real estate agent who is best equipped to advise you about real estate investments? My recommendation is to simply ask real estate agents who talk the talk: "Do you walk the walk?"

Why Should I Hire A Real Estate Specialist For Short Sales, Investments, Foreclosures or Land? Aren't All Real Estate Agents The Same?
No matter which field of real estate your needs may be at any given time, you should consult with (and hire) a real estate agent who specializes in that field. You would go to a dermatologist if you had a skin condition, so why wouldn't you choose your real estate agent based on their specialty?
