Finally, some good real estate news! Last week, FHA decided to increase the loan limits to $410,000 in DuPage County. This is great news for first time home buyers and people wanting to move from a condo or townhouse into a single family home. According to a HUD news release, “The Economic Stimulus Act of 2008 will allow HUD’s Federal Housing Administration (FHA) to temporarily increase its loan limits and insure larger mortgages at a more affordable price in high cost areas of the country.” Unless Congress decides to make these changes permanent, the levels will drop back to their previous … (0 comments)

A total of 354 homes sold in Glen Ellyn in 2007; about 18% less than in 2006. Everything was going well until September. Normally, we call September the beginning of the “second season” in real estate. This year, the August mortgage issue effected the rest of the year. Both the single family and the condo/townhome markets took a big dip in September.

The average list price to sale price ratio stayed the same this month for Glen Ellyn real estate. Real estate is holding out at 96% of asking price. There were 37 homes that sold in Glen Ellyn in July 2007 down from 50 that closed in June. July tends to be a vacation month, so this dip doesn't surprise me. I expect the number to go up in August as many families are looking to get settled before the start of school. Don't forget to visit Sunset Pool before the end of summer. As we all know, there life outside of DuPage County. The Illinois Association of REALTORS released a state of the State report on homes sales in Illinois. Home sales were up 10.9% in May 2007 (14,349 homes sold) compared to the previous month of April (12,932 homes sold). Illinois defines homes as both single-family and condominiums. That's the good news. The unfortunate fact is May 2007 numbers are 18.6% below what they were in May of 2006. May 2006 saw 17,622 homes sold compared to the 14,349 sold this May. Glen Ellyn, Illinois is a quintessential bedroom community only 22 miles West of Chicago. Main Street is right out of a Frank Capra movie. However, many of the smaller homes have been replaced with larger, more modern structures. There are currently 52 homes on the market over $1,000,000 with an average market time of 471 days.
