Can I advertise another Realtor's Listings?
When a Realtor obtains an exclusive Listing Agreement from a Seller that Realtor obtains the permission to market and advertise the property.
If you don't have the express permission from a property owner to advertise his or her property, then you cannot do so.
I'm wondering how Redfin can advertise other Realtors' listings like this.
Their website clearly states:"See this home with a Redfin agent. It's easy and there's no obligation"

Pavilions in West Hollywood (Safeway's flagship store) opened this week.
"All is forgiven" - You see, about two weeks ago I blogged that the new store is "aesthetically unappealing and boring in the design". Well, that still holds true for the exterior of the building but the interior and the contents of the store makes up for the new building.

Appraisals - The Problem or the solution? The pendulum has swung from one extreme to another.
Remember when appraisers drove by a property and found full value based on the price in Purchase Agreement?  Fast forward two years later and that same appraiser is petrified to commit to a valuation.
Obviously the appraisal situation was totally out of hand and resulted in lenders approving ridiculously high loans for completely unqualified borrowers. It was insane.

Murano is a beautiful restaurant situated at 9010 Melrose Avenue in West Hollywood, CA 90069.
I say beautiful, because the room is magnificently decorated with stunning red crystal chandeliers imported from Murano, Italy. The room is sexy and stylish and creates a sophisticated atmosphere in which to enjoy their great food.
My most recent meal consisted of the "Birratina Pugliese" for starters, imported Italian Burrata cheese with thinly sliced organic tomatoes, dressed with basil olive oil.

I recently posted a blog titled: "Smoking on Balconies - A Dilemma for Condo Owners" and received many interesting comments from both smokers and non smokers.
Our all-important HOA meeting was held to discuss this issue.
It appeared that most owners (even the non smokers) did not favor a formal ban on smoking on balconies as this seemed to be a draconian approach to the problem.
What surprised most of us at the meeting was that neither the Board nor the Management Company had approached the offending smokers to discuss an amicable compromise.
An interesting point concerning the HOA's liability arose.

Big Win for California Realtors - Independent Contractor Withholding Proposal Omitted from Budget - 07/21/09 10:23 PM

Last week I posted a Blog called "Independent Contractors (Realtors) targeted to make Interest Free Loans to California" and discussed the unacceptable proposal that Independent Contractors have 3% withheld from payments to due them.
C.A.R. (California Association of Realtors) reports that "the governor (Arnold Schwarzenegger) and legislative leaders have reached agreement to bridge the $26.3 billion state budget gap.  According to legislative sources and newspaper accounts, the agreement does NOT include the 3 percent independent contractor withholding proposal. Today I read on The New York Observer that Donald Trump has dropped the price on a Duplex Penthouse at 502 Park Avenue from $51 Million to $31 Million.

Today I discovered a great application on my iPhone called Autostitch.
Autostitch is a program that combines several digital photographs on your iphone and using image recognition technology create wide-angle photographs. This "Stitching Technology" is truly mind-blowing to me since it requires no manual alignment or extra work by the user .... the program is totally automatic. The user can then crop the final "stitched" image to create a "blended" picture with no visible seams or breaks.
I tried this using my iphone at my open house today and was was totally impressed with the results.

Did you know our government is sitting on a huge profit on  Goldman Sachs Warrants? (Read the article on CNNMoney.com)
Part of the deal whereby Goldman Sachs received $10 Billion of American Taxpayer money in the financial bailout last year was the issuance of 12.2 million warrants from Goldman Sachs worth $72.33 each (valued at $882 Million).
These warrants give the government the right (but not the obligation) to purchase 12.2 million shares in Goldman Sachs at $122.90 each.

In October 2006 Cage listed his almost 12,000 sq ft house (7 Beds and 9 baths) for $35 Million.

California doesn't like smokers.
The state was the first to ban smoking on trains, planes, buses, public buildings, workplaces, restaurants and bars. Last year, California prohibited smoking in a car when a child is present and now California is reconsidering banning smoking on state beaches and in state parks.
With that thought, I move on to the subject of this post .....

Independent Contractors (Realtors) targeted to make Interest Free Loans to California - 07/13/09 02:14 PM
The California Legislature is proposing that those making payments to Independent Contractors (and this includes Realtors) withhold 3% to help close the budget gap facing the financially troubled State.
Independent Contractors are being singled out to carry the burden of the State's financial difficulties. This is simply outrageous and must not be allowed to pass.
I was encouraged to see that C.A.R. (The California Association of Realtors) is actively opposing this move and recommending that all members contact their Democratic legislators to voice their opposition to this proposal.

Big Banks Stop Cashing California IOU's - 07/10/09 07:32 PM
Wells Fargo and Bank of America (both recipients of Federal Bailout Funds) will stop cashing California IOU's today. Other big banks are expected to follow this move.
The State has issued IOU's worth almost $355 Million while its faces a $26 Billion budget gap.
The IOU's (known as registered warrants) pay interest at 3.75% and can be redeemed on October 2nd or earlier if state official reach a budget deal before then. The IOU's have been issued to state contractors and recipients of income tax refunds.

Property Profiles no longer allowed to be provided by Title Companies - 07/05/09 07:23 PM
Why has the Department of Insurance in California deemed it illegal for any Title Company to provide Property Profiles to anyone?
Is it true that only if you have an "Open Order" with a Title Company are they allowed to supply the information previously contained in a "Property Profile"?
My Title Rep has advised that information regarding property details, ownership information, registered loans etc. may now only be obtained from vendors who charge for this information.
Apparently this move is a direct result of SB 133 (Senate Bill) - A new Title Marketing Law.

This week I received my Member Reference Guide from the National Association of Realtors. Included in the brochure were details of the benefits offered by the NAR's Realtor Benefits Program.
One benefit I didn't know about was The Realtors® Federal Credit Union. I didn't even know there was a Credit Union for Realtors.
I'm interested in feedback from fellow ActiveRainers who are members of this Credit Union. 
Has anyone obtained a mortgage from this Credit Union? ..... Are there real and practical benefits to be had?

Sarah Palin announced she will step down as Governor of Alaska. Why?
Is there Breaking News about a new scandal? Why is she really "passing the ball" as she says? 
Palin took no questions after a brief news conference in her hometown of Wasilla, Alaska. She did not state her future plans. 
"I'm not seeking re-election" in 2010, Palin said, stating she would transfer authority to Lt. Governor Sean Parnell on July 26.

Pizza Mozza 2 Go - Now Open on Melrose Ave, Los Angeles - 07/03/09 05:11 PM
Last year I blogged about The Best Pizza in Los Angeles.
Then last month I posted a pic of the delicious Pizza Bianca available at Pizzeria Mozza on Melrose Ave in Los Angeles. That "Wordless Wednesday" photo received over 25 comments from hungry ActiveRainers being tempted by the mouthwatering image.
Several commentators asked if the Pizzas were available to go or for delivery.
Now while I doubt my little post had any influence on the owner's of Pizzeria Mozza, it was great to learn that Pizza Mozza 2 Go was opening up right next door to Pizzeria Mozza and Osteria Mozza.
