Let's look at the ten year trends for Spokane Valley Real Estate that was listed versus how many sold. Here is a chart that shows the listed to sold numbers and by holding your mouse over the bar you can see the percentage that sold.

A few interesting things to point out. Compared to 10 years ago, there are 16% more homes for sale yet 8% less are selling than ten years ago. Compared to 2005 when we had about as many homes for sale. Only 34% sold last year compared to the same amount of homes for sale in SPokane Valley in 2005 where 65% Sold. So half as many homes are selling now.

So what does this mean? Don't give up hope, home can still sell, but you have to have the right agent. We are selling homes in about half the time as the average agent and for about 3% more. We are marketing based not price based so we get you more for your home, we don't sell it by telling you to lower your price like most agents. We have all heard the question what comes first the chicken or the egg, but how does this apply to real estate? I am a Home Buying Expert that just works with buyers in Spokane Washington so let me share my observations with you.

I usually see Spokane Home Buyers driving around, picking up flyers, coming in to open houses, Getting on the internet and jumping from site to site, and they usually like to go shopping before they pick a Realtor to help them. It's low pressure and fun and there is no commitment.

  The problem is that before you know it they find a home they want and pick a lender, to get a loan, and a realtor at the last minute to help them. This is a big mistake. Th lender may not be very good and the Realtor may not be very good, and really you don't know because you just met them. You will find out that they aren't very good in the following weeks when the home you love is on the line due to their mistakes.

Homes get lost all the time after the offer and it could usually be avoided with the right Realtor and Lender. Just finding the home is the easy part, Getting it closed and handling all the details that come up to make sure it closes is the difference from a bad Realtor and a a Good one.

Don't learn by losing the house you really wanted or getting it after a horrible transaction. Make your choice of professionals first so you have time to find out if they are really good. After hiring them you will start to see how they handle things like returning calls, getting things taken care of, and their general leel of care and expertise.

Well, there is a tool out there that I would greatly recommend.  It's called the Home Scouting Report.  You can log on, enter your specific information on like the price and area, and it will pull up all the homes that match your criteria, along with all the information about the home, including price, address, current status (pending offer, sold, ect...). 

It is important so that you as a buyer don't waste your precious time with homes that have been sold for a month now (but they're still in the paper or magazine), or having agent after agent call you.  See, agents usually leave out certain information in their marketing so that they can get your information to call you back.
