      <title>What are absorption rates, and why do I want to know?</title>
      <description>&lt;p&gt;&lt;img title="Real Estate Absorption Rates" src="http://i976.photobucket.com/albums/ae244/scottriedel_bucket/images.jpg" height="225" alt="Real Estate Absorption Rates" width="225" style="float: left;"&gt;Absorption rates sound more like a measure of how well a paper towel soaks up a mess,&#160; than a valuable piece of information as applied to real estate pricing. With real estate, simply stated, the absorption rate is the ability of the market to sell off all of the houses for that price range or geographical area. Let's use the example below:&lt;/p&gt;
&lt;p&gt;Subdivision A has 50 homes on the market for sale. Your &lt;a href="http://www.findhomesinmurfreesboro.com/about/" target="_blank"&gt;real estate agent&lt;/a&gt; has studied the market and observed an average of 5 homes sell every month. At this rate, it would take 10 months for all homes to sell. In our local &lt;a href="http://www.findhomesinmurfreesboro.com/community/area/Murfreesboro/"&gt;Murfreesboro area&lt;/a&gt;, there are 1,553 properties for sale with sales last month of 224 homes. 1,553/224=6.93 absorption rate.&lt;/p&gt;
&lt;p&gt;Ok, so what does that mean to me as a home seller you ask? These figures are important to know for your local area as this is an indicator of length of time for your home to sell. Of course there are many other aspects to consider such as condition, location, neighboring properties, etc. But all other aspects being equal, this would indicate if you need to sell your home faster, it would need to be priced better than your competition.&lt;/p&gt;

      <description>&lt;p&gt;Many factors are influencing the real estate market today. Markets are beginning to &lt;a href="http://www.tennesseepropertyvalues.com"&gt;stabilize&lt;/a&gt;, &#160;the Federal Tax Credit remains in effect until April 30th, many discounted home values (i.e.- foreclosures and/or short sales) and lets face it; the weather is just plain nice.&lt;/p&gt;
&lt;p&gt;When searching through available homes and find a property being sold "as-is", what is your first reaction? For the savvy investor they may see a diamond in the rough.       <title>So what is it? Two story or one and one half?</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/1/2/5/9/4/ar126296708849521.jpg" height="78" alt="Time to think....." width="100" style="float: left;"&gt;Have you ever shown a home, and climbed the full set of stairs to the second story and wondered, why did the listing agent call this a 1-1/2 story? You are not alone. Many have wondered what truly makes the difference between the two distinctions. To define a 1-1/2 story, you really need to pay attention to the roofline and upstairs windows. If the home has dormers, or gable ends that include windows, than by defenition it is a 1-1/2 story. In other words, there is a loft area, or living space between the ceiling of the first story and the roofline.&lt;/p&gt;
&lt;p&gt;In a traditional 2 story home, you will have full 8 foot or&#160;taller walls throughout the entire floor. Ceilings may still contain details such as trey, vault or cathederal, but will not be lower at any point than 8 feet. This is not typical of the story and a half plan. Here you can expect to see sloped ceilings, many times reaching a height of four feet, or lower. The benefits to this plan can be extensive, but will typically include many areas of potential storage. Often times these areas will be accesible without stairs.&lt;/p&gt;
&lt;p&gt;One area to consider in placing value to these types of plans is square footage. Although rather easy to calculate on a 2 story home, it is quite different on a 1-1/2 story plan.&lt;/p&gt;</description>

If you have not heard the term "Absorption Rate", then you may not have your home(s) priced correctly to sell. &lt;/p&gt;&lt;p&gt;Absorption rate is simply the time needed to sell a home based on inventory available and recent sales. Let me further explain:&lt;/p&gt;&lt;p&gt;Let's assume there are 100 homes sold each month and there are 1200 homes currently on the market. Given this example it will take 12 months (1200/100=12) to sell all the homes. How does this affect you as a seller?&lt;/p&gt;&lt;p&gt;Pricing your home correctly is the key. To price correctly your home would need to be in the lower 50% of inventory to sell at the current rate. If you need to sell faster, you should price in the lower 25%. &lt;/p&gt;&lt;p&gt;The above numbers are for example purposes only.
