First, there was the dream. A group first met in 1990 with the idea for a railroad museum. In late 1992, an exploratory committee met to determine the feasibility of establishing museum to emphasize the railroad history of Fort Bend County. Rosenberg was the largest city in the county that was named for a railroad official, was actually platted by a railroad company - the Gulf, Colorado & Santa Fe, and is centrally located, so it became the primary focus as a location for the museum.

In 1993, committee chairman and County Court-at-Law Judge Larry Wagenbach convinced the Atchison, Topeka, & Santa Fe Railway Company to donate 1.47 acres of land on the west side of 3rd Street and north of Avenue F in downtown Rosenberg to the Rosenberg Revitalization Association [which was the parent organization for the museum committee, and had the 501(c)3 tax status required to accept the land as a gift]. In July of that year, the railroad museum acquired its first artifacts from an auction at the George Ranch - the largest being the 1879 business car "Quebec".

Dreams can only take a project so far, and the next step was to have a fundraising event, scheduled for November, 1993. At that time, RRM had use of the former Rosenberg State Bank Building on the corner of Avenue G and 2nd Street in downtown Rosenberg and it was decided to set up the tables "Fred Harvey" style and have the hostesses dress as Harvey Girls. The top left image shows the building set up and awaiting guests. Actor James Drury, best known as "The Virginian", was the celebrity guest star of the event.

By the summer of 1994, enough money had been raised to prepare a foundation for the rail car to reside on, and a groundbreaking event was held on the property at 1921 Avenue F. The photo at top right depicts this event. From left are Larry Wagenbach, Vera Marietta, Bud O'Shields, Olive Lois Holstine, Linda Wilkinson, Joan Reese, Lupe Uresti, Mary Meyer (partially obscured), Franklin Schodek, Jo Edwards, Charles Marietta (partially obscured), Tim Cumings, Ken Stavinoha, Martha Ray, Gary Gillen (partially obscured), James Moore, Dick Crabtree, and Bob Ray. After much more fundraising, the Quebec would finally arrive on the RRM site in the summer of 1995. [See the 1879 Rail Car page]

Much of the time between 1993 and 1996 was spent on fundraising, and trying to get ISTEA money from the state of Texas to build a replica of one of the depots in Rosenberg. None of the original railroad structures in town had survived, and Tower 17 was still in service, so there was a need to construct a building that would house the exhibits. By the end of 1998, enough money had been secured to begin construction of the museum gallery so another groundbreaking event was held in December of that year. A photo of the event is shown below.

I've been watching a show on Fox News "Glenn Beck", as he's reporting that in Chicago there are requiring a FINGER PRINT if you are buying or selling a home... It is to go into effect June 1st 2009.

They are saying "its to help reduce or cut back back mortgage fraud", but I believe it's just more big brother. And big brother is going bigger and faster everyday.

Thank goodness I live in Texas and hope that they don't apply the same law!

What the heck is the USA coming too???

Like I've told most people I meet on the different subjects, "I love my Country, but I Hate my Government".

John Morris passed away peacefully in the presence of his son on October 13^th, 2008. We celebrated his life at his memorial service at Sugar Land Bible Church on Friday October 17^th. We laughed and cried with his family who came from all over the United States. Afterwards many people went to Bravo's Restaurant, one of John's favorite meeting spots.

For those of you who brought lunch to him, repaired his fence after hurricane Ike, signed the large laminated poster, bought a raffle ticket, attended the event at the Vineyards, please know that John appreciated you. John always said that the realtor family was part of his family.

Cannot believe this actually happened!

Found a property that means my client's criteria, except it is being offered as a pre-foreclosure / short sale. The listing price ob the property is $105,000, which is way below the market value (on the tax role the value is $165,000) and its only been on the market for 3-days.

After explaining the process of buying a pre-foreclosure / short sale, my client's still wanted to make an offer. So I contacted the listing agent and he stated he had over 20-offers on the property. So I stated this to my clients and they said they at this time only wanted to offer the asking price. So, I submitted an offer at $105,000 cash, with proof of funds.

So, after waiting for over 5-days, I followed up with my clients and explained I haven't heard anything and recommended that we step up the offer (but still make it a win/win for each party). So, we ended up submitting an offer for $145,000 Cash with proof of funds and not asking for any seller concession or anything else.

I finally was able to get a hold of the listing agent and I cannot believe my ears. He stated that we lost the deal to a LOWER OFFER ($105,000)! His explanation was the lender / seller didn't want the new buyer to be upside down in the purchase, so I explained to him to look at my first offer and make me a hero.

Now I ask you? How is this Realtor representing the best interest of either party (lender or owner)?

This house was built and purchase in 2004, with an estimated loan amount of $165,000 and a balance of $159,000.

If this agent advised his clients to accept the lower offer, this would mean the lender takes an estimated $54,000 lost and the owner no doubt would need to carry some of the difference in lost...

Selling real estate is not rocket science; it really isn't when you consider that selling real estate follows two fundamental principles. "Supply and Demand" and "Presentation of the Home".

In the Supply and Demand fundamental, we can see on a daily basis how many homes are brought to the market and how many have left the market, which is an indicator of how many buyers are looking for homes and conversely, how many sellers are wanting to sell their property.

This information will get us to the average number of days on the market for a broad market such as a city, county, state or even the country, or it can be specific to a market such as a subdivision and the information for specific markets really do vary even if within short distances of other subdivisions.

The average number of days on the market has a direct impact on home values and thus, to sell a home within a specific period of time you must consider the average length of time to decide on your pricing strategy.

This is when the consumers hear things like it's a "Buyers' or Sellers' Market" out there when in reality, a Buyers or Sellers market is specific to the market your discussing.

For example; I can have a property available in a certain subdivision and it sells within days, and yet - in the neighborhood a block away, there is another property that sits on the market for 90-days or more. Having a good Realtor who knows that market is your best source for establishing just what kind of market you have, and of course watching signs go up and down can be a clue as well.

The presentation fundamental is also critical to the selling process because I can show you how two homes priced in a median market can sell for tens of thousands difference when having identical floor plans, similar lots, and similar improvements.

But different presentations such as colors, landscaping, placing of furniture and decorations can make all the difference.

This is where a good staging of a home can be critical in maximizing the dollars you can receive in return when selling your home.

Realtors and decorators are two great resources for doing this and you'd be surprised at how little it could cost to give your home that great presentation look.

Be sure to call on a Realtor for a free advice and try to choose one that is knowledgeable about your market area, because markets really vary from neighborhood to neighborhood.

There are many things about a neighborhood that may provide additional value but would only be known by the homeowner or an experienced professional. Information such as builders' information, amenities offered, tax rates, flooding issues, assessments etc.

Also keep in mind that a discount real estate company is quite often not a discount at all. What I mean is that commissions are negotiable between sellers and realtors and the fees that are charged by discount companies once you add in the fees for the realtor who will bring the buyer is almost always not far from what you could have negotiated with a Realtor and receive Full-Service.

So explore your options carefully before choosing. A good and knowledgeable Realtor is often well worth their fee.

Had a listing appointment the other day and wanted to share my experience as well as maybe get your advice or opinion.

This prospect/customer had a 10-acre lot with a 1,700 square foot, 3-bedroom, 2-bath house on it. But she gave 5-acres to her son and now wanted to sell her share 5-acres which has the house setting on it.

They had a rod-iron fence custom built around the 10-acre lot with a horseshoe style driveway and a remote gate (which had NO Keypad, required remote from within).

They stated she wouldn't sell for less then $500,000, justifying the price because of the cost of the fence $250,000 and the driveway $50,000 and because she had utilities already on the property.

So I explain to her about the other properties in the neighborhood exactly on the same street that were available using the CMA Report that showed similar properties in the same area 5-acre lot at $120,000 & another 5-acres with a 3-bedroom house at $185,000.

She stated that she would sell for less, so I asked her "so you want a buyer to pay full amount for the fence and full amount for the driveway", because if someone purchases this property they will only receive half. She just stared at me...

That's when I explained the appraisal example and I gave her to scenarios; the first one I stated, what would you do if we received the full amount for the property at $500,000 and the appraisal came it at $1,000,000 - you would be short changing yourself, on the other hand let's say we accept the offer at $500,000 but the appraisal came in at $300,000 - who would need to make up the difference?

Because the lender will only loan on the lowest amount and in this case it will cost them even more since there aren't too many lenders' willing to do 100% loans. That means the buyer will need to bring $200,000 plus 20% down of $300,000 = $60,000 - that's $260,000 cash plus costly cost.

I then suggested that they get an appraisal so they wouldn't be short changing themselves... And they agreed!

First - look at the Tax Role, this is a great starting point to help determine the property value based on land only (dirt). Then add either plus or minus with a CMA created on Lot/land in same neighborhood/zip code/town.

Second - you'll need to determine if the home is either a Custom built or a Spec home. There is more value on a Custom Home then a Spec Home.

I also use a square foot starting point of $50.00 a square foot. If it's a Custom Home I use a $75.00 square foot - depending upon neighborhood / area.

Third - Just as if you were trading in a vehicle you'll need to add or subtract values for additional items. Like a vehicle trade-in you add for A/C, Automatic Transmission and Low Mileage. It is the same in Real Estate. You add in for Granite Counter Tops, Title Flooring, and Land Scraping. (Plus other features.)

Best source (I've found for this information) to get estimated improvement values is: http://www.lowesmoving.com/, http://www.realtor.org/ or http://www.costvsvalue.com/.

Now add of the three steps together and you should have an idea of what the home is worth...

Can you help? I have a listing that I have some issues with. My clients are getting divorce and after 90-days on the market I had the property sold.

However the buyers discovered some issues with the windows after a home inspection. It seems that the windows were installed in-correctly and will cost over $4,000 to replace.

So we lost the deal since my clients are un-willing to make the repairs. I've also discovered that my clients are 5-months behind in their mortgage.

I suggested to my clients that they should conceder asking the lender (or give me permission to) doing possible a short sale. They both now live out of state and it is very hard to communicate with the two. I only want to help them move on. After all a short sale in my opinion is easier to over come credit wise then a foreclosure...

What would you do?

It has come to our attention, that a fellow Realtor of Keller Williams Realty Southwest in Sugar Land, Texas has been in the hospital for the last week of March 2008 and is courageously battling Cancer. Even with the assistance of various agencies that have been able to write off many of the bills, they are still in excess of $100,000.
