I blame the media.

Sure, you can find and pick at plenty of negatives (the economy, unemployment, foreclosures, etc.,) but there are some very powerful reasons why anyone who needs a new home should be seriously looking to buy now! 

BuilderRadio just did an interview with Ross Robbins, The Homebuilder Coach, in which he outlined several positive reasons why now might be the best time ever to buy a home.  (Listen to the interview or read the entire article here.)  Among the reasons Robbin offers are:

  • The economy is already showing signs of recovery, and will continue to do so.  That means buying a new home has less risk.
  • Costs associated with builder are continuing to rise.  That will affect the cost of existing homes, too.
  • Land costs are inching upward.  This, too, will create higher value for existing homes as well as new construction.
  • Housing prices have already bottomed out in most markets.  We can expect prices and values to begin a slow but consisten rise.
  • For move-up buyers, buying now will mean maximizing gains and equity through appreciation.
  • Housing is cyclical, and we're on the threshold of another upward cycle.

With regard to home ownership an an investment stategy, Robbins comments, "Our financial reporters and editors have made the financial aspect of home ownership the primary focus, but it is not. While financial equity created over time is important, human equity is far more important.  If you can make sure you create that understanding with your buyers, then I will confidently make this financial prediction: You and your buyers will do fine during and long after the financial uncertainty!"
